Chandler Residential has repeatedly violated Virginia Code � 55.1-1204. ((Effective October 1, 2019) Terms and conditions of rental agreement; payment of rent; copy of rental agreement for tenant.) On 3 separate instances (September 2019, October 2019, and February 2020) Chandler Residential charged a late fee for failure to pay rent on the first of the month. This is a violation of Virginia Code � 55.1-1204 which states;
4. Rent payments shall be due on the first day of each month during the tenancy and shall be considered late if not paid by the fifth of the month;
5. If the rent is paid by the tenant after the fifth day of any given month, the landlord shall be entitled to charge a late charge as provided in this chapter;
No settlement requested - for I have contacted the property manager to correct the issue. But because this has been a repeated issue, I am informing the Revdex.com of these violations.
After researching your account, we noticed that your late fee was set for the wrong date in our system. Your lease agreement is grandfather under the previous policies. Our Community Manager has corrected it within our software system. You shouldn't be charged the late fee again on or before the 5th of the month during this lease term.

As this has occurred now for the 3rd time, I have received the same response from the property management group the previous 2 incidents.
