I am rejecting this response because: the statements are still not clear or accurateIt took over months to get a response to my email requesting information on the expenses I emailed in January and the owner did not respond until March. I filled this complaint before they decided to stop managing my propertyI had already notified them that I would be terminating our agreement once the current lease was up this upcoming September I have the emails. I've been a client for years not They are rewriting history hereHappy to provide the email where I told them I would be terminating my contract months ago and the delayed response to my concerns Please allow me to send you one monthly statement and see if you can figure out their accounting.

Please see section of your lease agreement where is states we are the ones who determine if a home is clean enough to our standardsEveryone's definition of clean is different and we did not feel like this unit was up to par for cleaning therefore according to the lease we sent someone in for additional cleaningNo where in our agreement does it state that we have to provide pictures to you, although we have them for court action
Precedence has been set years ago in regards to the time frame of a returned security depositYou as the resident, if unsatisfied with the length of time for your return, are responsible by law to provide a written day demand letterWe then have days to provide your itemized deposit dispositionIf this is done within that days, we are in compliance with the lawYou never took this action as required by law and therefore have no standing for a full refund or court actionWe provided a written and itemized deposit disposition to you without demand and therefore are in compliance with the law

You did not return the deposit within days after vacating and should be responsible for returning the entire amountif the deposit was returned within the days, as stated in your lease, then the withdrawal of said fund would be in complianceHowever you have broken your own lease, therefore all funds should be returned

We simply followed the lease agreementWe have contracts for a reason and if a resident does not follow the agreement when moving we take appropriate action to fulfill the breach and damage caused by the resident

This statement is completely inaccurate. We send out and upload financial statements every month on a timely basis. Who terminated who is irrelevant at this point and has no bearing on the situation at hand. If this client chose not to review her monthly statements that was up to her. They have 24 hour access to their online portal. We have responded to all of her requests in a professional and timely manner. We are also more than happy to provide documentation. Her complaint was satisfied prior to this complaint and continued after this was received.

We have worked with this client for nearly ten years and have always provided accurate and full accounting of everything that pertains to her property including this unit. We have already sent detailed accounting of her property and financial responsibility to this client even prior to this...

complaint. The unit required a lot of maintenance during it last turn over and this was all discussed by the owners father and representative. I am attaching the financials that were sent to the client. Based on her erratic behavior Chapman Properties chose to terminate the management agreement with this person and now all of a sudden after years of satisfied management has decided that we have done all of these things to her without her knowledge. This simply is not true. Due to her maintenance cost and the fact that she did not pay for these in advance per her management agreement, the costs were deducted from her rental proceeds. Once again, we had several lines of communication going with this client and had already sent over a detailed accounting to her. Only after our termination of her agreement did this become and issue. Per her settlement request, we will close this complaint as satisfied.
