[redacted] was a tenant at a property I own in St. Louis. When I purchased the property in March 2017 she was already a tenant. The first month after acquiring the business her rent was late. Subsequently at the request of my property manager I sent out new leases to all 4 tenants. The leases clearly...

state that you must give a 30 day written notice to vacate or you forfeit the security deposit. [redacted]'s rent was late every month almost 4 weeks which would incur late fees. She had some issues with plumbing in the bathroom sink so a work order was placed. Maintenance went to take a look and found that her child had clogged the drain with some object. We cleared that up and I believe the next month she made a report that her bath tub was not draining. Maintenance returned and found that the tub was clogged with some foreign object and the tub had been damaged by a plethora of solvents that had been used to unclog the drain. The enamel was eaten away in the areas of the tub where the solvents were used. It started to get cold and maintenance observed that she never had gas turned on in the apartment. This would explain why she indicated she could not take baths. The apartments come furnished with a refrigerator and a stove. When she informed us she was moving she had late fees and was behind on the last month of rent. We informed her that she could not  use her security deposit to pay for late fees. We informed her the office would do a walk through and any damages or repairs that were necessary would be taken from the security deposit. We informed her that the tub would have to be refinished and the cost would come out of her security deposit. Once the office manager checked out the apartment and gave the report to the maintenance department there was nothing left of her security deposit as the tub needed to be re-glazed. [redacted] said that she owed $230 in late fees at the time of move out. When she moved out she took the refrigerator with her. We had heard nothing more from her until this complaint.
