I live in an apartment run by the Collier Companies in TallahasseeI've been there over a yearWhen I first moved in the concrete walls starting sweating and we didn't get whyI told the property manager Janelle [redacted] and she told me to just clean the wallsA few months later I had BLACK MOLD growing all over the walls; mind you I have two dogs and their health matters A LOT to meAfter battling back and forth with the property manager and leaving a bad review online, they provided me with a humidifier, this was in DecemberA couple of months after that so in February, we noticed my front door had small cracks in it, where you could see light coming through and the apartment was getting really hot, we told the office three times about it; their solution was to "fill" in the cracks until finally a week ago they replaced my doorThey have their "pet area" right next to a busy road; where cars come and go all day; its unsafe and and obviously not pet friendly like they claimThey do maintenance work or construction work starting at 6:30am-7:00am; you'd think there'd be a more reasonable time to do those things.The property manager always has an attitude, like she hates her jobShes rude, inconsiderate, and ignorantShe never knows anything

Collier Companies has zero oversight over their individual properties and the management that handles themCampus Lodge in Norman is run by managers thirsty with power, implementing policies that are frivolous, annoying, and a money grabHere is the latest gem: "Windows and doors must not be obstructed due to fire code and safety reasonsThe use of foil, sheets, flags, curtains, etcplaced directly in front of your window, in front of your blinds, to which it can be visible when looking outside of the apartment is not permittedCurtains are, of course, allowed as long as they are placed in the interior part of your window/suitePlease note that if you are able to see any sheets/blinds when blinds are raised, you must move or raise your curtains as well." Why would having curtains visible when the window is blinds are raised be an issue? Why can we not have light that is dimmer than the sun but brighter than full blind coverage? Money and idiocy The apartments recently allowed pets, but also refuses to take action against pet owners who allow their animals to make excessive noise all dayThe policy was only implemented because other apartments in the area started to allow them, and now they refuse to enforce anything that makes the policy feasible Avoid this company and its properties at all costs

I called the leasing office while I was away about our ac not workingWhen I returned from my trip there was a note stating that the AC was fixed but my apartment was still degreesWhen I called off hours emergency maintenance I was told that someone would call me backAfter not hearing anything for a half hour I called back and was told AC techs do not work from 12am-7amCompletely unacceptable

I have lived here only eight months and I have had several major issues with this unitFirst it was the motor in the freezer going bad then, the AC line backing up and flooding a portion of my living room floor, next there was a leak in my bedroom ceiling not to mention the sewage smell that has been in the kitchen consistently which lead to a drain fly infestationWhich then lead to pest control coming out and uncovering the fact that the smell all along was coming from under the cabinets because the pipes were leaking and the whole time your maintenance personnel telling me it was coming from the residual water that sits in the dishwasherNow tonight have no kitchen and I'm a person that cooks almost every nightNot to mention getting home from work and can't take a bath because the water has to be shut off because of this issue.(The water has been shut off many times because of other issues and us residents still have to pay for water how is that fair) I have also tried to use

They must have paid y'all to rate them above an 3, I rated them a because not all there staff members are rudeBut some of the people that work there makes this company HORRIBLE to say the least, the past three properties that I have lived in here in Gainesville, FL have all been under this company and it has been an utter nightmareAt Lux I have been doubled charged for lights, my car has been broken into, and my best friend bike was stolenWith the price for rent went going up, we asked could they possible provide some sort of security, due to the fact that we were not the only tenants that had things stolenThe manager fussed us out, and told us "to go find another place to live if all we are calling for is to complain and it's not none of his business what happens to us, long as we pay his rent on time." Then there was Madison Pointe, SMDH I would rather let someone pull each one of my toenails off and walk on a hot asphalt road that has a temperature of degrees, than to stay there and have to deal with the leasing manager there I will get to MsLira *** in a minute, but these are the conditions that we had to endure while living at Madison Pointe:
• The floorboard underneath the kitchen sink rotting and having black mold seeping through the baseboard getting on our pots and pans and we had to keep calling them to have it changed and on the 4th call the guy finally came out
• Horseflies coming out the ventilation duct over the stove, especially when it would rain hard
• Cockroaches coming from under the bathroom sink due to a hole that was not sealed properly when it was installed
• Shower drains being full of blond and brunette slimy hair with buildup of sm on it that we had to remove out the sink and tubes when first moved in
• We have had to have the garbage disposal replaced about times, due to water backing up into the dishwasher and the sink and when we came home the house would have a rancid and putrid odor
• Sliding glass door that does not lock properly so there is a stick in the door
Not to mention my brother and boyfriend being called racial slurs like monkeys, apes, ***, and calling me a ***, black *** and *** go back to Africa, because the were trying to park my car and the people at a party my neighbor was throwing didn't want to move out of a parking space they where standing when we asked I have seen a women begging and pleading with them to let her and her kids in to there apartment to get some clothes because her husband put her and the kids out and he had them change the locks, and having to watch her and her kids cry in the lobby because they changed the locks without her knowledge and she kept asking how when the apartment is in her name and she didn't give them permissionAlso having the Leasing Manager charge us almost $in damages for carpet repairs (when we had been complaining about the carpet all along with everything else) and then turn around and reduce the fee saying that it was due to late fee's and unpaid light bills, that we never got a notice for and also there is automatic pay on the account, and not to mention me telling them for almost months that there is something wrong with Rent CaféI even took the laptop up to there office and took screenshots to no availThen when we brought the money orders in to settle the debt and asked what are you really charging us for? all we wanted to do was gain some understanding of what we are really paying for she said "I don't have time for this and I'm not going over it with you all againand that if we want her to she can charge us the other fees that she took off, we better take it for what it's worth." We have been thinking of reporting this company to the Revdex.com and also to the news outlets as slumlords so no one else has to go through thisThe Collier Companies has some really nice apartments, but some of the staff is just plain out terrible and they forget that people are paying them money to have a place to live, but we also what be treated like humans

Avoid this company and its properties at all costs

For some reason, the company moved to an All-Online resident portal and slapped a convenience fee on ACH withdrawals when paying with a bank accountI don't like paying more than what is stated in my rent, I don't care how small the fee is, I expect to pay EXACTLY what is stated in my rent, no more no less
Not only that, why would you shove these fees on a resident in the middle of their lease? If you were waiving the convenience fee from the start, I suggest that you continue waiving until the resident's current lease is up and then alert them to the change when they sign or renew their new lease
The alternative is the mail, or physically drop off a check every month to avoid the feeIf that's the case for taking time out of my day (especially since the automated payment system automatically incurs those fees) I feel I should charge Collier for my time, each and every month

I currently live in *** *** and every year they want you to renew your lease but patch the unitAnd every year your rent goes upI have been having problems from over charging my rent and deposit amountThen they have the nerve to tell you, you owe them some money and they're wrongThen I have had leaks in my bathroom and living room ceilingI talked to a tenant who knew the person that lived in the unit before me and she had leaks as wellWhy did they let me move in a apartment with problems like thatOne of my kids has asthma, so you understand where I'm coming fromI told them about the carpetThere are hole and nails exposed, we have to wear shoe inside to be on the safe side to not hurt our feetThen a screw from the toilet wasn't put on properly according to what the emergency maintenance worker saidWhat else wasn't done properly in the unitThen someone hit my car and I could be wrong but the damage that was done to my car, looked like it was done by one of their contract workers' vanPeople always leave the scene unless they're caughtThen the manager told me to tell the local police "to get on their job." I had no witnesses and they're are not camerasYou would think, they would do something to help with a murder that happened out there about years ago and they let anyone move in as long as they can get money
When it's time for me to move I don't want any lies and underhanded business going on with my money and I know for a fact they plan to renovate the units once people leave and they have problems before people move in$is a lot to pay and you have to sleep in one room because of leaksOr your tub clogs every couple of months, then you have to use one bathroom until "they can come by to fix itThen they keep you in the dark about everythingYou should have seen how long it took to fix the gate to the poolA little kid could've fell in and drowned but they don't care, they just want the MONEY

After a year of a lease with Seminole Grand, and apartment complex run by Collier Companies I was urged to sign another leaseI currently had a guarantor, however they were not sure if they wanted to proceed with being a guarantor for a second leaseWith this being said I went to the leasing office to see what options I could exploreI told the leasing agent about my predicament and she said she could possibly helpShe came back with lease papers and we started to go through them as if the problem had been solvedHalf way through I thought it would be better to actually call my guarantor for adviceThis prompted me to leave, and I never ended up coming backAbout a year and a half later the guarantor and I got calls from the Hunter Warfield collections agency about an unpaid lease! I was no longer living at the residence and had turned in the keys over a year ago! Then Hunter Warfield opened a line of credit from the guarantor to pay the collections with out them knowing
