I am deputing what is being said by Chartwell AptWhen I moved in light went out in refrig I replaced bulb twice when I could not get bulb out second time maintenance came out with a glove to show me how to replace bulb Shelf continually fell out of refrig but did not want hassle about how to do thatHere are picture we took of carpeting that show wear and tear and second bedroom no wear and tear because it was used only for short period of time and was kept closed off to cut electric expenses Did not take picture of toilet seatCover back because when I moved in toilet seat cover shattered because it was old wood so I bought a new one $a month was not stated as a luxury for my dog in the lease when I told her about my dog deposit went from $to full months rent of $ Have not spoken to anyone in two years there that has ever gotten refundIf I have to give a rating between 1-it would be a five and yes I am willing to talk to media

To whom it may concern:When a tenant moves out, and the carpet is in good condition and not damaged, we have the carpet professionally steam cleaned as part of our cleaning processSo, this is why I told Ms*** that she did not need to steam clean her carpet in her apartment upon
moving out.I entered Ms***’s apartment after she had turned her keys into the rental office and immediately smelled an extremely strong odor of dog urineThe carpet was installed January 19, and Ms*** took possession January 23, 2015.The carpet was removed from the living room, dining room, and hallway in preparation for new carpet to be installedAn unsuccessful effort was made to salvage the carpet in the spare bedroom and the master bedroom by having the carpet steam cleaned along with a deodorization processHowever, the odor was much worse than it was previous to the steam cleaning treatmentThis cleaning process was a cost of $60.20, to which I did not pass on to Ms***Primer was then used on the subfloor prior to the installation of new carpet, in order to ensure no residual odors would damage the new carpetThat cost was not passed onto Ms***.The amount charged to Ms*** for the replacement carpet was the depreciated cost of the actual cost of the carpet that was installed into her apartment prior to her moving in.The $monthly pet fee, is for the luxury of having a pet reside in her apartment Any work orders Ms*** relayed to the office were taken care of within a timely manner, either the same day or the following day.Ms*** turned in her mochecklist on Tuesday, January 27, and a work order was wrote up for any issues that needed addressedNowhere, on her mochecklist did she indicated a problem or damage with her refrigerator shelf retaining barAnd, there was never a work order submitted from Ms*** for this issue after the checklist had been turned in.Both toilet seats were new when she moved inThe chip was on the seat itself exposing bare woodNot only could this scratch someone but it poses a sanitary issue.I have pictures and remnants of her carpetIf this is something you need, please do not hesitate to contact me.In closing, the charges were incurred by Leatha *** and there is still a balance due to Chartwell Apartments in the amount of $230.64.Sincerely, Deborah K***Property Manager

To whom it may concern:The refrigerator retaining bar was bent and broken and was not in that condition when she took possession of her apartment. She never listed any issue with the shelf on her move-in inspection sheet. So, this was obviously damaged during her tenancy.The issue was resolve with the light bulb in the refrigerator.Both toilet seats were newly installed before she took possession of her apartment. They were not old. There was no mention of a shattered toilet seat on her move-in inspection sheet.Our information sheet state how much the rent is if a person is applying for an apartment with a dog. This also applies to our deposit. She knew this was the amount of her rent and deposit when she applied for the apartment.It clearly states on her signed lease agreement that her rent is $805.00 per month, including the $20.00 pet fee per month and her deposit was $805.00. Nowhere on the lease or was it ever stated or documented, that the $20.00 pet fee per month was ever to be refunded.

If I have to give a rating between 1-10 it would be a five and yes I am willing to talk to media.
