Chicago Title was used as the sellers Title company for the transaction involving myself and my first home purchase. The company filed the deed and I moved into my home. About a week later I get a notice from the county that my deed was filed incorrectly the wrong subdivision number was used. I contact the title company and they say I need to bring in the deed so they can make the corrections. It’s now been about a month and I am still not on Title and the seller has been paid. I contacted the title company yesterday and they said the owner wouldn’t have time to come in until after the Thanksgiving holidays. I paid a lot of money to have this transaction done correctly and I am not impressed with the way this has been handled.
The legal description on our preliminary report showed:
***, AS SHOWN ON THE OFFICIAL "***", RECORDED IN THE OFFICE OF THE COUNTY RECORDER OF SACRAMENTO COUNTY ON JULY 11, 1969 IN BOOK 84 OF MAPS, MAP NO. 7.
The Unit No. should have been instead of . In reviewing the chain of title this error is on many of the existing recorded documents, and that's where our title people took it from.
We prepared a Correctory Deed with the right legal description, and it was recorded on 12/1/2017, Instrument #***. I have attached a copy of the correctory Deed. We absorbed the cost of the preparation, notarization and recording fee for this correctory deed.
