dated September 27, in connection with the aforementioned case number and property*** *** and *** *** moved into the Premises On January 4, On March 6, *** *** called the emergency line stating that there was no water in the propertyAfter a few troubleshooting steps, it was found that the circuit breaker had tripped to the wellThe on call Manager confirmed the same evening that the water had been restored to the property after resetting the circuit breakerWhile the tenant said the water was back on, it had an odd metallic taste to itChoice Property scheduled a vendor to go to the property on March 7, to investigate the well and pumpThe tenants were instructed to purchase water to drink and to not drink the well water, and that they would be reimbursed for the drinking waterThe well vendor that was sent to investigate found that the pump had gone bad and needed to be replacedThis was approved and installed within the same dayAfter the pump was installed it had to run for hours to process the chlorine and the tenants were told to stay in a hotel at the Owner's expense, along with an allowance for mealsThe tenants stayed in a hotel for days while the chlorine was processed through the new pump and waited until the water was tested and found to be cleared for drinkingI have attached a copy of the water testing completed on March 9, that was completed prior to the tenants return.As this was an unforeseen circumstance that the pump blew, it was handled quickly and the tenants were reimbursed for all water, hotel stay, and meals while they were unable to be in the homeUnfortunately, there was no way to know this was going to happen and the issue was resolved as quickly as possible, with all safety precautions in place to make sure the water was safe before asking the tenants to return to their home.The owner of the Property is planning to tear down the house in a few months, but there are several other constructions zones in the areaThere is a school being built across the street, and in order to do so they have expanded the road and added a turning laneAll of this construction has been out of our hands, and we have provided emails to the Tenants anytime we have been given any information from the County or the upcoming schoolThere was a soil testing in the backyard of the Premises, about which the tenants were notified beforehand, and there were small holes dug that we not hazardous to anyone that would be in the backyard.The tenants requested to terminate their Deed of Lease early, and the Landlord denied this requestImmediately following this incident, they reported that the washing machine was not properly washing their clothesWe immediately scheduled an appointment with an appliance vendor to investigate the issue*** *** *** ***visited the Property and reported that the system was working and advised the tenants to change their laundry detergentAttached please find a copy of the invoice and report from *** *** *** ***.The following is from Section 22I of the Deed of Lease signed on December 29, 2017, indicated as tenants Obligations: "Paying the cost of any unnecessary service call and any costs incurred as a result of Tenant failing to keep appointments with service persons that require access in Order to make scheduled repairsAny request for repair is understood to mean that Tenant has given permission to the Premises to make the repairIf Tenant chooses to be present for maintenance appointments, Landlord will not be responsible for Tenant's loss of wages for time spent waiting for services, repairs or maintenanceFurthermore, Tenant shall be responsible for any service call costs of any nature which Tenant originates where no service was found to be necessary.'The licensed vendor of *** *** *** ***said no maintenance was found to be necessary, but that the tenants needed to switch detergent, since they were using a detergent that was not compatible with the washing machinePer the Deed of Lease, the cost of this maintenance visit was the responsibility of the tenants.In an effort to close this complaint and to continue a positive relationship with the tenants, Choice Property Management will waive the fee of $99.00, but the tenants will not be allowed to terminate their Deed of Lease

Attached please find the response that had previously sent to the customer.As stated in the response to the customer, the charges for the damages caused to the property, the cleaning that had to be done to...

bring the property back to a sanitary condition, the unpaid rent and the cost of finding another tenant have all been accurately calculated and outlined. Per the Deed of Lease dated October 27, 2015, the customer's security deposit was applied to these unpaid charges. After applying the deposit amount, the customer still owed a balance of $342.44. In trying to work with the Customer's situation, We will forego the owed balance of $342.44 that the Customer currently owes and bring their balance to zero.Sincerely,Choice Property Management
