I am rejecting this response because: I have contacted [redacted] several times to resolve these issues, but he is unwilling to cooperate. Initially, he accepted responsibility for the second eviction we incurred due to mismanagement and poor judgement on his behalf, and he offered an initial payment for half of the legal fees as as partial renumeration. However, as soon as he received the Revdex.com complaint, he recinded all responsibility, accusing me of being a "liar." I may be many things, but a liar I certainly am not, and I simply seek reimbursement for services not rendered as well as proof of the arduous work and time he is claiming. Mr. [redacted] admitted to me in his first email that he knew our second tenants had a previous eviction on their record and he never shared that information with us. He claimed that "at the time [he] felt it should not disqualify them, I was willing to give them a chance.  My error in judgement as they proved to be flacks and liars. . .But in view of my error in judgement I will be willing to pay for half his [the eviction lawyer] fee." It was not his job to make the determination that they deserved another chance to rent. His job is to present me, the owner, with all available information and let me make a fully-educated decision to have them as tenants. Had I known about the previous eviction, I would never have accepted them as tenants. During the first eviction process, the first tenants physically presented documents to the judge in court (in the presence of my mother) proving that they had made payments to Mr. [redacted]. Also, my mother and our lawyer had a conversation about it with him and we ultimately had to give them the money back and continue with the eviction. I have documentation from the lawyer's office regarding this presentation and the eviction was continued until December 2014 as a result of this finding.I would be happy to work towards a resolution and review any formal documentation Mr. [redacted] has to prove his work and his claims, but he is only interested in name-calling and has not responded to any of my attempts. I believe this is because he does not have proper documentation, as I have seen throughout my time working with him as well. I have received a payment in the amount of $375; however, when I tried to cash the check, I was told Mr. [redacted]' account had insufficient funds. The bank fronted the money, but I was charged a $5.00 fee, so I received $370 in the end, which I told Mr. [redacted] I will accept as a first payment as we continue to resolve this. This process has cost me a lot of money in court fees, property damage, and even fees for a collection agency. Now that I have a new property manager, I am aware of the type and quality of services I should have received from Choice Property Management, and I certainly did not receive anything close to that. I believe that Mr. [redacted] knows this as well. His property management company is a secondary source of income, and he runs the business out of his home. I believe this lends to the lack of organization and mismanagement, as he does not have the support, resources, and time to properly manage all of his properties at a satisfactory level. His business boasts a high percentage of evictions and negative reviews are plentiful online. I hope that Mr. [redacted] uses these as constructive criticism to improve his business, but it is unfair for him to continue managing properties at a subpar level and jerking people out of their money.

Review: My mother and I hired [redacted] with Choice Property Management in the Summer of 2013. At the time I was living abroad, and my mother needed assi[redacted]ce with managing our investment property. Unfortunately, I could not be there to assist her in the search for a property manager, and there may have been several red flags that she had missed in the process. Pricing was definitely a factor at the time, so she may have compromised some conveniences and services for pricing. Initially, all seemed well for a couple months. By September, the current tenants were late on their rent and a 3-day pay or quit notice was issued. I began to notice that [redacted]'s communication methods and tone were a bit inconsistent, as well as unprofessional, but there wasn't much I could do being so far away. Eventually, he told us the tenants has been 3 months late on their rent, so we evicted them. Half way through the eviction, the tenants proved that they had been paying the rent into an account he provided. He had misplaced the money and we'd evicted them for nothing (and had to give the rent paid back). He found us new tenants two months later. He ensured me that they had ample income and that he had run a background and credit check on them; however, he didn't share that information with me, saying it was unlawful to do so. I now know that it is NOT illegal, and I now know that those tenants had several previous discretions on their record. I now know that several aspects of that process were abnormal-- the lack of an application on behalf of the tenant, no in-person showings, no consistent documentation, no formal 1099, unprofessional modes of communication, and the list goes on. Needless to say, the second tenants were squatters and we were forced to evict them after only three months. Choice Managements poor communication, services, and general property management services have cost me over $15,000 in damages, court fees, and more.Desired Settlement: I would like a refund for all services not rendered as per our agreement, or not carried out to satisfaction. Due to poor communication and mismanagement, I have lost over $10,000 in back rent and well over $5,000 in damages to my property. I also have paid over $1500 in court fees that were not necessary and I probably wouldn't have incurred had I terminated the relationship with Choice Management earlier.
