[To assist us in bringing this matter to a close, you must give us a reason why you are rejecting the responseIf no reason is received your complaint will be closed as Answered] Complaint: [redacted] I am rejecting this response because:The contents in the response are not trueUpon arriving at 10:15am I was informed by the inspector Jamal C [redacted] that he had just started in the basementI informed him that my boyfriend would be arriving shortly which happened to be about three minutes after I arrivedI went in the basement and immediately told the inspector that the house was a messHe informed me that he would begin the inspection after going over paperwork and having us sign thenUpon my boyfriends arrival exactly three minutes after I arrived we all sat in the kitchen to go over paperworkMy *** went through the paperwork explaining the process and asked us to signWhile we were going through the paperwork but myself and my boyfriend were saying how we didn't like the house and were complaining out issues that I oberserved Saturday prior to our inspectionWe went over options with Jamal in regards to moving forward with the inspection and agreed to cancel and not complete the paperwork.We inquired if we needed to complete any information regarding the cancellation and we were informed by the inspector that we would be refunded the full amount of and would receive a invoice for for the cancellationMr Jamal stated that he couldn't complete the refund at that moment because he didn't have access to the system and that Simone who happens to be his mother would contact us the following dayI have contacted Simone prior to the home inspection several times to speak with her regarding the home and she failed to respondSaturday prior to the inspection I contacted Simone after going to the home and seeing the condition in which we spoke to the seller and pulled our offer based on those conditionsI contacted Simone and the only response I received was cancelledI asked her to contact me in regards to the next steps in which she failed to doLater that evening after speaking with my realtor I received a confirmation of a scheduled inspection however she failed to contact me still even though we paid her and not the realtor.Both my boyfriend and I agreed that if an inspection was done then we would be ok with losing out on the moneyHowever since the inspection wasn't done and her son stated that we would be refunded our full amount and only be charged a cancellation is the issueI have a witness who can attest to the information given to us and Simone fails to acknowledge what was said to us at the inspection however is trying to claim an inspection happened although she wasn't thereJamal informed us that we would receive our full refund and only be responsible for a cancellation and that's what we are entitled toWe knew the previous day that we weren't going to go through with the home based on what I saw on Saturday yet she failed to respond.I have multiple emails that I sent as well as phone calls and text messages that received no response since working with SimoneEven after leaving multiple messages with her scheduling services we did not receive a call back until we posted a review on her Facebook page about the service that we cancelled onsite prior to an inspection.I have also filed a small claim with this company regarding this matter to obtain our full refundShe continues to provide content about this issue however does not admit to what was told to us by her son who came out.He knew that we cancelled and a inspection was not doneWhy else would he inform us of our full refund? Simone told us that he wasn't able to provide us with that information however he has been working with her for years so I think he would know the policyHowever she continues to try to penalize us instead of speaking with her employees about the policies regarding this issueNot only did we know the day prior that we didn't want the home prior to the inspectionWe also spoke with our realtor in regards to the conditions that we didn't likeThe day of the inspection we also called our realtor and told her that we cancelled the inspection based off of own observations upon walking in the home that had nothing to do with an inspection reportThe seller has refunded our money not based off of an inspection and this company refuses to do so although we were told by her company that we would.Please refund our full amount of Regards, [redacted]

From: Revdex.com of Metro Washington DCDate: Thu, Dec 7, at 4:PMSubject: Fwd: Respone to complaint: *** ** *** Complaint id ***To: *** *** Sincerely,Revdex.com Customer Service Team---------- Forwarded message ----------From: *** *** Date: Thu, Dec 7, at 1:PMSubject: Respone to complaint: *** ** *** Complaint id ***To: "[email protected]" December 7, 2017 To Revdex.com, My name is *** ** *** and I was referred to Abundant Home through a First Time Home Buyer Workshop with Mount AiryThe *** representative referred Abundant Home as “Simone D***” hence where I got the name fromIt was rough start from the beginningI called the schedule line and ask to speak with Simone and did not hear back from her until I called the third time and complained about not getting a follow up after just needing clarification on my home inspection at *** *** ***I told her representative that the company had not reached my expectations and I would seek Inspection Companies elsewhereThen that’s when Simone herself called me back and told me about what the warranty program covered and what certifications would be covered and how I could payMy scheduled date was October 9th by Jamall C***When I arrived to the inspection I came with my realtorThe realtor and I mentioned that we smelled something musty in the kitchenWe looked under the unfinished floor and saw it was very dampWe found out later the dish washer had a busted pipe from our inspector JamallHe told me that the water is running in the shower, no rust and pressure looks goodI walked through the home and realized there was a red tag on the heater and the gas was offI immediately brought it to the inspector’s attention he said ok I will check that nextI was told the electric sockets needed grounding, batteries needed in the smoke detector and a railing for the 3rd floorI asked if there was anything else he needed from me and he said I should be good from hereHe went to his vehicle to bring the checklist in a binderJamall explained to me the warranties I was covered for, and my year certification on my roofEven though the gas was not on I was still given a warranty and the inspection still continued after I mention within the first ten minutes that the gas was offMy settlement was 11/20/and I moved in 11/26/I tried taking a shower and the valve would not turn to hot water side at all it’s like it was lockedI called Abundant Home Monday morning and then called Simone’s cell no answer from her for days until I called again to complain about a follow up callWhen I spoke with her I felt like I was being condemnedSimone said “Why didn’t I check that in my walk through? I don’t think we can come outDo you know a contractor that can come out?” I said I may but would rather someone from the company to come outMy contractor stated that the valve needed a key to turn water over to hotI called Simone left her voicemail and text message the weekend of December 2nd and let her know I was home about 3:45pmI also stated on the voicemail with a witness present that I needed a key to turn water over to hotLater I spoke with Simone she said she spoke with her plumber and he stated the same thing that there was a key needed because the water was conservedAlmost weeks later no one still has not come to my homeI have a year old child and we have been taking bird baths from the sink to keep him from getting sickI would like my services I paid for or my money back that I have to pay a plumber for. When a home inspection is performed the report is based on the conditions of the property at the time of the home inspectionOn page of the home inspection report you will see that the gas was off to the water heater at the time of the inspectionTherefore, our inspector would not know if there
is hot water or notYou will also see that the inspector recommended that the client confirm that there is hot water during the final walk through. When I spoke to the client she said she only turned the water on at the time of her walk through but did not check to see if there is hot water.We also provided a final walk through check list for the client so she would remember to check for hot waterShe did not us the final walk through check list that we provided for herIn a situation where gas is off we also recommend to the client that they call us when the gas is on so we can re-inspectShe did not do that either.Once the client called me, Simone (Note: my last name is not D*** and I am not the coordinator) I explained to her that if there is hot water in other areas of the house that means the valve on the faucet assembly to the tub/shower may need to be adjusted and she would need a plumber to come do thatOn page of the report you will see that the report states we did not have access to the tub/shower plumbing due to the type of framing around the access panelWe are not allowed to do anything that can cause damageAre clients are instructed to let their agent know what we could not inspect so the agent can let the sellers know and have access providedPlease see the definition of VERIFY at the top of page 3.Regarding the shed, please see page of the inspection report where it notes that the shed is not properly supportedPlease see page where it states problems with the kitchen floor.We also provide an after inspection consultation when we go over the report with our clients to make sure our recommendations are clear and they understand what they should point out to their agentsPlease see the last paragraphs at the bottom of page She also did not take advantage of this service.Yes, we provided an inspection and inspection reportBut, in this case the buyer of the home, our client, did not do what we recommended

Again as stated Simone is incorrectYour son did not complete a forty five minute inspection, go over his findings and then provide recommendations.I was approximately fifteen minutes late and upon arriving your son informed me that he had just beganAfter informing him that my boyfriend would be arriving which was only approximately three minutes after me we were informed that we would go over paperwork and sign some documents prior to doing the inspectionIt was during the time of him going over paperwork prior to his inspection that we cancelledIt's funny how your providing all these responses to an inspection that you didnt attendYet you continue to disregard that your son told us that we would receive a full discount in the amount of and only be charged a cancellation feeAgain I'm not sure what type of people you think we are but we definitely wouldn't be putting in all this effort to get a refund if what you stated was truePlease honor the fact that your son who was assigned to do our inspection did not complete a inspection for no where close to minutes and it had been known the day prior upon our inspection that we were not going to get the houseHad you responded to my numerous calls,texts, emails and voicemails you would be fully aware of the situationInstead Saturday night the day before our scheduled inspection you text me saying that the inspection was cancelled and when I responded for you to contact me regarding the next steps you refused to follow up with meI know that you are use to scamming people out of their money based off of court records and other reviews but do not think for one second we are going to allow you to do the same to usYou have been completely unprofessional and unresponsive since receiving our moneyPlease honor what was said to us by your son who happened to be the "inspector"If you disagree with him then you may need to train him on your policies and make whatever changes as neededIt's a shame when we have to take you to court to receive what is rightfully oursWe don't have to donate for charity which happens to be Abundant Home Services

I am rejecting this response because the lab analysis report is not what I need for rental  permit application. Inspector promised to deliver a signed "Lead Safe Certification" after receiving satisfactory lab report. It should be a one page document with inspector name and ID stating the address is lead safe compliant and certified. A same template was shared with Abundant, but was never signed.

Good Morning. This client hired Abundant Home Inspection Services to perform a home inspection, termite inspection and radon testing. Our job is to inspect the house, as well as, the systems and components, detect the conditions, give recommendations based on what we see and provide a written...

report. We did that. The inspection was never canceled. The inspection was to begin at 10am. Our inspector arrived at 9:45 a.m. but did not begin until 10am. The buyer/client arrived late. When she arrived our inspector took her around to show what he already inspected. This went on while she waited for her boyfriend to arrive at the inspection. Once the boyfriend arrived he looked around the house and saw some conditions of the house he was not happy with. Our inspector gave them recommendations on how to address those issues and explained the conditions and recommendations will be in their inspection report.  We are not refunding the money for the home inspection because forty-five minutes after the home inspector started the inspection and after the boyfriend was able to walk around and look at the conditions of the property and make a decision on whether they were going to move forward with the purchase of the house, our inspector was asked to stop the inspection. Meaning they came, got the information they hired us for then decided to end the inspection. We have to be paid for the work that was provided. The inspection was not cancelled. The inspector was asked to stop in the middle of doing his job, 45 minutes after he began working.The client/buyer also asked us to perform a termite inspection and do radon testing. Those inspections did not happen. The money  paid for those inspections was returned/refunded to her.
