I'm in receipt of your letter dated June 8, 2016, regarding [redacted] 's complaint where he alleges an infestation of rodents, roaches, and bed bugs in his apartment**and [redacted] moved into Cider Mill Apartments on January 16, and are under a contract until January 15, Upon moving into their unit, a walkthrough was conducted and there were not deficiencies noted.• On or about January 18, 2016, we were notified by the resident that they believed they had roaches, bedbugs, and had seen a miceThey were immediately put on the extermination list and were exterminatedA pre-moinspection, utilizing [redacted] Bed Bug detecting and visual equipment was conducted by [redacted] Pest Control and showed negative results,• Then on or about March 21, we were notified that they now believed they had bed bugs, and requested to be released from the lease agreementIn this letter they also requested that they permitted to vacate the unit without any early termination feeAttached is the email communication between [redacted] and Michelle F**, AsstRegional Manager of Cider MillAs noted in that letter he was granted permission to vacate, and advised of the requirement in order to do soIn addition, he states that there is an infestation of bugs and rodents through-out the communityWe have apartment homes, and there are very few reviews in comparison to the number of units on siteWe contract with a reputable pest control company, and have the ability to provide weekly visits on an as needed basis, as well as we have just recently completed an entire inspection of all units, and have all buildings on a bi-annual rotation to prevent any type of infestation from occurring.• In the attached email from [redacted] dated April 17, 2016, he states that he sincerely appreciates our concern, and request the revocation of his notice to vacateHis notice to vacate was rescinded at that time.• On May 16, [redacted] requested to be placed back on the extermination list, and we complied on May 19, only to have the exterminators turned away by the residentThey were charged a trip fee for failure to comply with the request.• On June 3, an inspector from Montgomery County Housing Authority conducted an inspection of his unit and found no evidence of any infestation at that time.• Since June the 3, MsF [redacted] and myself have had conversation with him, whereas he has threatened, and his wife became verbally abusive to MsA [redacted] , in presence of other employees, and potential residents, and [redacted] hung up on me when he was told, he could terminate the lease, but would be required to pay all fees associated with the early terminationBased on the above information and the amount of effort put forth to insure there was not an infestation within his unit, the fact that management has repeatedly had inspection conducted whereas no signs of infestation was present, and the same results found by an independent inspector from Montgomery County, I find his request to be reimbursed unwarrantedWe will however, allow him to terminate his lease with a day notice (which he already had given on 5/to vacate on 7/31/16) and pay rent through that notice or until possession of the apartment is returned to management, and I will waive the lease break fee penalty

Good Morning Revdex.com:I am rejecting the response by Sue T*** and Cider Mill Apartments for the following reasons:Cider Mill Management knew before we signed the lease of a Pest Infestation in the building we residedCider Mill Management did little to nothing to correct the pest infestation, including a lack of settling to void or terminate the lease with no further charges or feesCider Mill Apartments created a hazardous atmosphere that caused my wife to go into often panic attacks and suffer from hyperventilation syndromeCider Mill Apartments has continually placed liability and blame on the tenant instead of owning the responsibilityThe following documents are attached as proof:Listing of Code Enforcement Discrepancies retrieved from montgomerycountymd.gov DHCA websiteLandlord and Tenant services package including: *** inspection and quote, Code Enforcement Report, Medical Information, etcEmails from Cider MillAccording to the Landlord Tenant Handbook for Maryland and Maryland law it is the responsibility of the Landlord to provide safe, habitable living conditionsThreats: Small Claims Court Filing (filed June 08, Court Date Sept 28), Code Enforcement Filing, Landlord and Tenant Services Filing, News channel connections, requesting liability insurance informationAccording to Maryland law a Landlord is not to retaliate for lawful actions of a TenantCider Mill Apartments has filed with the District Court for unpaid rent, when we did pay and have a record of the payment (filed June 13, Court Date July 2016)They filed after receiving all complaints and information against themTo my knowledge and as it seems Cider Mill Management and the *** Group are being bias, prejudice, racist and discriminatoryThank you, VR** ***Regards,
