I am not completely rejecting this response, however I have some things that need clarification: Please send a breakdown of what the $credit consists of, i.eplease provide a written statement as to what is actually being deducted.I checked the landlord tenant laws an came across the following information:Repainting wallsOne approach for determining the amount that the landlord can deduct from the tenant's security deposit for repainting, when repainting is necessary, is based on the length of the tenant's stay in the rental unitThis approach assumes that interior paint has a two-year life(Some landlords assume that interior paint has a life of three years or more.)Length of stayLess than monthsmonths to yearyear to yearsor more yearsDeductionfull costtwo-thirds of costone-third of costno deduction Using this approach, if the tenant lived in the rental unit for two years or more, the tenant could not be charged for any repainting costs, no matter how dirty the walls were I resided in my unit for more than years, therefore I cannot be charged for any painting costs, supplies, or labor.Thank you for the breakdown of the full cleaning, however I have issue with some of the items:Can you please advise where it is the tenants responsibility to clean the outside of the windows of the unitThe toilet bowl was cleaned both inside and out, I can provide photos if necessaryThe baseboards of the apartment were cleaned and I can provide pictures if necessaryThe floors were swept and mopped, I can provide pictures if necessaryWhy would you vacuum brand new carpet? Attached you will see the Statement from the Contractor used to clean the unit what the Full Cleaning service entails as per your request. Unfortunately the pictures 1 took are not dated and we do not alter our pictures in any manner, To address request number three; as 1 previously informed you, this is a Privately Owned community and 1 was hired to manage the property. Being that it is privately owned 1 do not disclose the Owners information address or phone. Attached you will also receive a copy of your most recent lease. Please refer to clause number 2 Security Deposit. Lastly, the civil codes for the security deposit are listed on the lease. If you would like more information there are publications by the California Consumer Affairs Department you may obtain free of cost on their website. With that being said I would like to inform you as I had stated on our phone conversations I would present the letter and your file to the appropriate party and they have authorized me to make an offer, We arc offering 5150 credit to the Move out statement. The balance of $69.21 would be taken in account leaving you with a refund of $80.79.
