Cirrus Home Inspection & Cirrus Home Services Reviews (2)

First of all, I apologize for not responding
earlier – I just saw the letter from the Revdex.com and am immediately responding to it – got mixed in with some other
mail and was not reviewed until now.As for the response, I remember the inspection
quite well the discussions regarding the sloping...

floors and some discussion of cracks in general in the home.
The home is 110+ years old and as is typical in home of this vintage, sagging and sloping floors along
with accompanying cracks in wall finishes is fairly common. In the complaint, [redacted] stated that the sloping and
slanted floors were present at the time they reviewed the home while looking at the home during a walk
through. They did not occur only after they moved in. This is a contradiction
to his own statements. They sloping/rolling floors and cracks were present upon
the day of the inspection and likely
many decades prior as well.I do recall telling them the home was solid and
not going anywhere anytime soon. I also stand by that as well. We specifically talked about methods to
improve support and level the structure if so desired. I included the following
text verbatim in the inspection report - not quite as [redacted] had written in the complaint....”As is typical in many older type homes that have been around for many
years, there has
been work performed to better support and lift areas of the floor under the home. At the same time,
there are areas which could be improved to help with some of the sagging and
sloping/rolling of the floors if desired. While there are improvements that could be
made, at this time the home does appear to be stable - consideration should be given
to working and improving the structure in the future, though.”Additionally, the general grading of the supports
under the home were noted in the inspection report as satisfactory to marginal – indicating not great
but not poor. Color pictures of the crawl space and the conditions were also included. It sounds as if [redacted] took my advice to pursue
possible improvements; hence their consultation of a contractor. The contractor obviously suggested improvements
that are likely expensive as these types of repairs can be.Is the home in danger of falling in or collapsing
at this time – absolutely not. Can it be improved with different methods and
materials – sure.In my experience in performing foundation and
structural repairs (I have done many) and hearing stories of unwitting individuals (usually after the fact),
fear can be directly or indirectly conveyed to create an almost panic situation in which the pressure to make
repairs is very high – high pressure sales fueled by worry that unfortunately occurs across many repair
disciplines in home repairs. I am sure you have 1000’s such issues on
file.In closing, I would be happy to talk to [redacted] if he
desires and return to the crawl space or review pictures taken
the day of the inspection

I am rejecting this response because: After reading the response from Mr. [redacted], the home inspector involved with the complaint; the owners of the home, Mr. and Mrs. [redacted], wish to explain. Mr. [redacted] has responded as expected, with a vague interpretation of the reason for the complaint. Mr. [redacted]'s report did state all that he has responded; however, his report did not state the crumbling concrete blocks, the tilted angular supports or the splintered/cracked floor joists. All of these conditions could have been noted in the boxes provided on his inspection report, which would have graded marginal (good or poor) a better understanding of the existing conditions in the crawlspace.Mr. [redacted] has been in the crawlspace of this home more than once. He completed a home inspection and a pest/wood decaying inspection. Mr. [redacted] was also contracted to complete a structural inspection for a certification to the F.H.A. and the Lender as to the homes structural integrity. His inspection and response to the F.H.A. was not so glib or vague. As noted in Mr. [redacted]'s complaint, the structural inspection completed for the Seller, F.H.A. and the Lender expressed that the foundations and under-structure of this home are in good sound order. His statement," Bottom line, I see no concern in the structural quality of the home".Mr. [redacted] understands the fine line a home inspector must walk when deciding his evaluations and there consequences for Seller, Buyer and Realtors in the market. A certain trust is established between a Buyer and Realtor and Home Inspector for an equitable outcome in the purchase of a house to become a home. The home inspector, Mr. [redacted], did in fact have more than one opportunity to relate the actual deficiencies and issues in the crawlspace.Mr. and Mrs. [redacted] did not consult other professionals for the problems in the crawlspace on a whim. Quite the contrary, the issues of cracks growing and appearing in the walls, widening gaps between the floor and baseboard areas, as well as, increasing angles of the slanting/sloping floors created an overall necessity to stop the increasing damage to the home in only two (2) months after purchase. Also, Mr. and Mrs. [redacted] were not high pressured into repairs as Mr. [redacted] would have you believe, but rather were astounded by the pictured evidence of the issues and results shown. Yes, the repairs to the homes crawlspace are very expensive, and had the [redacted]'s been given a clear picture of the issues by the home inspector's report; they may have opted not to buy the home. One will never know because they were not knowledgeable of the true issues and trusted the home inspector. If the [redacted]'s were gullible in any actions to purchase the home, it was to trust in the inspections completed by Mr. [redacted], of Cirrus Home Inspection and Cirrus Home Services. Please warn those in the market to purchase a home.
