We hired William Cto do a home inspection on a home we were buying in Jasper ARWe paid him $and got the report from him in personHe said the home was very well maintained and he only noted some very minor problems like no GFCI outlets in kitchen and bathroom and an aging rubber boot on the roofDue to only a few minor things he noted, we didn't ask for any repairs from the sellersWhen we moved in, it was one disaster after anotherThere was foundation failure and a slope in the floors due to collapsed pier which contractor said had been that way for a whileThe beam was holding up a lot of weight under the house and wasn't supported enough underneath which is what caused the failed pierContractor had to jack up the house and build new piers for proper supportRepair cost: $While they were under the house, they noted the hot water heater was leaking and had been leaking for long enough that the floor underneath the water heater was rotted awayThen we found out that the roof leaked in a dozen places when it rainedThe roof had obviously been leaking for quite some time because there are lots of water stains on the logs that were hidden by sellers furnitureRoof replacement $The top of the chimney was noted to be a horrible DIY job and was allowing water to leak into the inside of the chimney and some mortar had already started cracking awayHad to get a chase cap and mortar replaced, repair cost $Then we noticed that the beams on the ceiling in my sons room were sagging a bit and this is the floor in our upstairs bedroomcontractors said that the support beams were not the proper size to hold up the upstairs bedroomThose beams are exposed on the ceiling in lower bedroom so it's easy to seeRepair cost to reinforce with steal beams: $(not completed)We then found out that the porch not having railings was not allowed due to the height from the ground and we couldn't get insurance until railings were added$So I'm not sure what William Cinspected while he was here but it sure wasn't the same house we purchasedI did call him when we found out about the failed foundationHe said he would come by and I've never heard from him againThat was approximately months agoHe owes us an apology and at least our $back that we paid himI would NEVER recommend William Cto anyone for home inspection
