In response to the customers rejection response.At the time of the inspection the client signed a inspection agreement that said he understood that the inspection is visual, non evasive inspection, is not a warranty or a guarantee and we do not pass or failWe did NOT disassemble the furnace to inspect the heat exchanger nor do we use special meters or tools to measure carbon monoxide or natural gasThe client was also provided a copy of our Standards of practice which spells out our limitationsRecapping from our previous response.Our report said the split system ( [redacted] ) is 50+ years of age and beyond its design life and would need to be monitoredAt the time of the inspection there was no visual defects with the systemI will attach the full report again for all parties to reviewAs most of us know carbon monoxide is odorless and the smell that the client and I observed at the time of the inspection was the dust burning off the heat exchanger from sitting idle.It is my understanding the client received a Gas Line Warranty from the sellers to cover any failures that may occure during the first months of ownershipThe technicians made the comment that furnace should not had passed inspection when in fact we do not pass or fail we confirm it responds to controls (Thermostat) and there are no visual defectsIt is apparent the technicians have know idea what our standards of practices our and as a result missed informed the clientOur signed inspection agreement also states the client will provide written notification of adverse condition within days of discovery, at this point the only notification was from the Revdex.comThe client had several service technicians (on different occasions) service the furnace and each time the diagnosis seemed to escalateClear View Home inspection cannot be responsible for any damages that occurred from the servicesPlease see attachments to review our signed agreement and the full report! I STILL reject it based off of one specific interaction with him during the home inspection (and a couple of other items that I would like to share):-WHEN he turned on the furnace, I specifically noted to him that there was an odor/smell (it was like a combination of gas and something else).....:HIS RESPONSE was that it was "just the dust burning off" and lead me to believe that I had nothing to worry about in this regards:THIS interaction can be/should be confirmed with the realtor who was there during the home inspection (*** *** from *** ***)Kevin S***/Clearview Home Inspection was hired as a "professional advisor" (who charged a fee) to assess/help inform me of what might be wrong with the house that I was buying. I KNOW that he states that all of his home inspections are supposed to be "non invasive/evasive". My point of contention is that I asked him/stated this concern to him at the home inspection (in front of the realtor) and his response was that it was "just the dust burning off". I then come to find from a number of sources (different *** *** technicians who have to shut the unit off/red tag it, *** *** *** *** ***, *** *** *** *** *** *** and than finally *** *** who wind up getting the approval from *** *** *** to replace the unit outright) that it was a MUCH more serious matter (not only in regards to the gas leaks but with a Carbon Monoxide leak). Bottom line, I felt I was told/lead to believe one thing (regarding his comment of "it's just the dust burning off") and then having to find out/worry about/manage a totally different thing (it's leaking gas and it's leaking carbon monoxide). I bought this house with my parents (who are septegenarians). I bought this house so they could be closer by to me (they are originally from CA) and so I could help them manage health care issues that they are having to deal with. IF I hadn't been proactive about further investigating this issue of the smell and just "trusting" Kevin S***' advisement that the smell was "just the dust burning off", it could have lead to dire consequences for my parents. Bottom line, the carbon monoxide leak could have/would have gotten in the vents and they could have died! -I did contact Kevin S*** shortly after I possesion of the home on October 17th (I called/texted) and then sent him another email on October 20th regarding a smell and possible mold issue. He did give me some advisement/tips BUT than was very evasive about taking my calls after I tried to follow up with him regarding the people that he was referring to me. My last conversation, he was VERY short with me when I was asking him about a specific contractor that he originally recommended to me, told me that it was "outside his scope" and then just hung up on me not wanting to hear anything more from me. I did not file a complaint about this, but because of this last interaction, that's why I decided to just bring it to Revdex.com instead.In short, I honestly felt that he potentially jeapordized the health and safety of my parents. I know Kevin sees it one way and I see it one way. Luckily, nothing happened to my parents. However, I do worry about what could happen to others given this situation that I have found myself in with Kevin S***. Because of this, I am respectfully asking that I be refunded the home inspection fee and also be reimbursed the fee that I had to pay to *** *** *** *** and Cooling to get a better assessment of what was really going on with the furnace (that Kevin was just tossing off as "the smell is just the dust burning off".Please advise. At Clear View Home Inspection we offer a visual non evasive assessment of the homes systems and componentsEach client is provided with a detailed report with a break down of each system and component that itemizes the deficiencies observed at the time of the inspectionIn this case on page of
the inspection report I indicated the split system (*** * ***) is approximately years old and beyond its design life and would need to be monitoredThe inspection of the split system was visual and with the use of typical controls such as the thermostatAt that time the split system responded to the controls and other then it's age no deficiencies were observed.Our limitations are spelled out within the inspection report and the standards of practice which was provided to the client as an attachment to the original email that contained linformation to access the inspection reportA copy of the standards of practice and the original inspection report will be attached to this response.The home inspection is not a warranty or a guarantee and the client signed a inspection agreement indicating that he understood that.The gas line is not part of the home inspection and is a separate service that we do not offer, most home sellers provide the home buyer with a gas line warranty at no cost to the buyers! At Clear View Home Inspection we believe that a successful appointment begins and ends on time. The appointment at said property was no exception.  That being said, there may be times when things that we cannot control delay the start of an appointment.  Examples of this could be, additional time with a client during an inspection or unexpected traffic.  We would certainly apologize for any delays. At this particular inspection, our arrival time was early and the roof of the property was being inspected when the client arrived.  Our service is a visual non evasive inspection that is good for the day of the inspection only and is not a warranty or a guarantee.   Each client is provided a copy of our standards of practice which describes our limitations. This document is reviewed and signed at the conclusion of each inspection, indicating the client’s understanding.  In the event we would have observed any of the mentioned items, we would have certainly brought them to Mr. Eldridge’s attention and disclosed them on our report.  I apologize for any inconvenience that Mr. [redacted] may have experienced after taking possession of the home.

As mentioned previously, one relies on what is expected to be an "expert" to review the home and provide feedback of the home. The complaint filed is that Clearview did an extremely poor job, they missed many things that most any professional inspector would have identified, and to warn others, so they are aware of their poor practices. Their response/ the document they sent has nothing to do with the complaint or the fact that Kevin did an extremely poor job, was unprofessional, and is not someone that anyone one would recommend. The response simply further ratifies that the companies shows signs of poor customer service, lack of timeliness, and exhibits that they hide behind the signature of a document that someone signs in trust of their professionalism, instead of providing quality work. Furthermore, a home buyer relies on their expertise and report to make decisions on purchasing the home, needed home repairs, and uses them toward negotiations to fix these remedies. This complaint is to make the Revdex.com aware of their poor business practices, not to claim some form or restitution ( I previously brought the problems to them to give them the opportunity to rectify prior to filing the complaint).  The Revdex.com states it's vision is to provide "An ethical marketplace where buyers and sellers trust each other.", knowing this I as well as others use your site to build that trust with the professional (which is why you see that signed paper), and now I am encouraging you to follow through with your mission objectives, so others do not fall prey to a similar situation with this company.  As I now see there is another person also encountered a similar issue with Clearview, yet you have them rated top notch. It saddens me that there have been at least two occurrences and yet the Revdex.com still shows this company as an A+ rating. What is this based on?

Our signed inspection agreement also states the client will provide written notification of adverse condition within 14 days of discovery, at this point the only notification was from the Revdex.com. Based off the information (that I was provided with by Kevin S[redacted]/Clearview Home Inspection Report).......Furnace Informational Conditions The furnace is functional.Vent Pipe Informational Conditions The vent pipe's have no visible deficiencies. Gas Valve & Connector Informational Conditions The gas valves and connectors are in acceptable condition. Condensing Coil Informational Conditions The condensing coils responded to the thermostat and is functional.And Based off the information/diagnoses from.......-[redacted] Techs:  having to "red tag" the furnace on 3 separate occasions-[redacted]:  having to try to address issues that have apparently been present for a while (regarding the gas valves)-[redacted]:  Telling me that the furnace is BEYOND serviceable and has a carbon monoxide leak (I have submitted their report and they would be happy to discuss their findings) and that this unit should NEVER HAVE PASSED inspection-[redacted]: Affirming to [redacted] that the furnace has a carbon monoxide leak and that needs to be replaced out right (and also telling me that the furnace should not have passed inspection )I still feel that Kevin S[redacted]/Clearview Home Inspection was negligent in endorsing the approval for this furnace to pass his home inspection.  In a nutshell, there  are 4 other sources that have to address issues (leaks in gas valves and connectors AND carbon monoxide leak) that Kevin S[redacted]/Clearview Home Inspection either overlooked or just didn't want to address or acknowledge.  My question to Revdex.com:  why is someone like Kevin S[redacted]/Clearview Home Inspection licensed to conduct home inspections where he has to make a professional decision/judgment call on a furnace but now try to deny accountability WHEN other sources ([redacted], [redacted], [redacted]) have to address and ultimately remedy his oversight?  IF he is licensed to pass a furnace for home inspection, shouldn't he have to be able to know how to tell if it is leaking gas or carbon monoxide?  Please note, I asked him SPECIFICALLY about a smell from the furnace when he turned it on (I was present at the home inspection) and he said: "it's just the dust burning off".  If you need further confirmation of this dialog between me and Kevin, I can also cite the realtor ([redacted] from [redacted]) to comment on this as well.  In closing, Kevin S[redacted] deemed the furnace/gas shut off valves/connectors adequate and endorsed the furnace to pass.  A couple of weeks later, I had to call [redacted], then [redacted] and [redacted], [redacted] and all of their opinions are contrary to Kevin S[redacted]/Clearview Home Inspection AND they have opined that the furnace should have never passed inspection.  Please advise.     Regards,

The home inspection is not a warranty or guarantee and the inspection is good for the day of the inspection only and the client...
