TRG has contacted owner and all issues have been resolved

TRG Realty engages in mostly legal, but unscrupulous and predatory property management practicesIn order to skim additional profits from renters, they place significant late fees on rentals (>>10% for first day late, >1.5% per day after), and do not contact renters until at least five days after payment is dueTRG restricts payment to Paypal and cashiers checks, which creates issues if a renter has any problem with Paypal executing a transferTRG does not notify the renter until after the late fees are in full effect, without compromise, even on a first, one day offense with prior notice
TRG experiences as many issues as renters with tracking Paypal payments, but will issue breach of lease notices even if they incorrectly fail to record a paymentThere is no compensation or leniency with their mistakes
TRG also charges a $maintenance fee for non-life threatening issues reported by tenantsThis creates a disincentive for renters to actually report issues with the house until they become much more significant and costly, most likely to the detriment of the actual home ownerMeanwhile, TRG cuts the maintenance fees off the top, further increasing their overall profit
Finally, TRG carefully slips mandatory cleaning clauses into their leasesRenters should expect to lose most, if not all of their deposit to "mandatory" cleaning fees when leaving the rental, regardless of how well the renter has already cleanedDespite the mandatory cleaning fee, renters risk additional payments if the rental is not clean before the "cleaners" get there

The tenant was upset because she was suppose to receive a refund for a over payment. She receives housing assistance and they were paying her rent for her. She called at the beginning of the month to ask about the over payment. We explained that we had not receive the payments for
her account yet so there was no credit due. We received the payments for her property address on Dec16th. We we received the payments the property manager was out of the office on a family emergency. It was explained to the tenant that the property manager was out of the office and would return her calls when she returnedThe property manager didn't return to the office until after the holidays, in which she was notified of the refund due to the tenant. She contacted the tenant to pick up her check. The tenant was upset, but someone's family being in ICU is something beyond anyone's control. I check on the work orders that the tenant is claiming that has not being completed in years. The tenant has no open work orders, every work or that she has submitted has been completed. I asked if the work order has been submitted for the past years and has not been completed, why she never called or came by to check on the status of the open work order? She just stated that she didn't have time to come by. I told her that when she came to pick up the check to submit the work order that she is referring to so that I can make sure that it is taken care of. The tenant still hasn't as of today submitted a work order for the property. TRG as well as Central Texas Counsel of Gov (HUD) has aslo been to the property several times and the tenant has always past inspections for both inspectors The tenant was refunded the money that she was due once the property manager returned and the tenant still has not put a work order in for any repairs.
