This is an HOAAs such, this matter is addressed solely at the direction of the HOA's Board of DirectorsThey authorized investigation of the issue several months ago and this past Tuesday evening (7/28/15) they authorized further
investigation and repairs to commence*** *** was there at the time and witnessed the property manager notifying the vendor via email immediately upon the direction being given by the BoardThe vendor has already been in touch with *** *** *** clearly does not understand the relationship between himself, his HOA and his management company

Management companies do not have jurisdiction to order any work for an HOA property unless it is approved by the Board of Directors None of the items the 'manager' requested have been approved by the Board and therefore, cannot be addressed by management If the owner of this property
wishes to address the Board of Directors about any of these issues, they are perfectly welcome to attend any of the monthly Board meetings to do so The owner is also perfectly welcome to log into their online account to obtain any of the governing documents they wish for the HOA 'Managers' are not permitted access to the system unless granted by the property owner It is suggested that this 'manager' engage the property owner to address these matters with the Board of Directors

Complaint:
I am rejecting this response because: 1) As trustee and property manager, Apt Renovators LLC has power attorney and legal authority to act on owners behalf.I can prove that CPCP has known this since Sept of 2015. 2) A certified letter was submitted to Meg Agencio on Sept 23, addressing ongoing maintenance concerns and to date these items have not been resolved.As a result of CPCP and Ms *** ignoring my Sept complaint, I complained to the Revdex.com and CPCP's has not addressed most of the detailed items in my Revdex.com complaint. A meeting has been requested with the Board several months ago and CPCP has not obliged. 3) Very serious building negligence has occurred and continues to occur and we have photographs and numerous witnesses who support our complaint. 4) The owners of the property will be filing a complaint this week to express their concerns and ongoing problems with CPCP. This is afterall the primaryreason the owners of the property retained us as their Trustee to manage the property

We have no record of this individual living in this community, which leads us to believe she is someone's tenant. Many tenants and owners alike think all "management companies" are the same and that is not the case. Our role as an HOA...

management company is strictly administrative. We address the business matters for the HOA's Board of Directors and assist them in THEIR decision making. We do not provide any physical maintenance services, whatsoever, no do we have any control over the provision of those services. The matters Claimant brings forth are solely within the purview of the HOA's Board of Directors and they alone determine what gets repaired and by whom. We strongly urge the claimant to discuss her dissatisfaction with her landlord and the Board of Directors.

Ms. [redacted] continues to claim she is "trustee" and "property manager" for this property, yet has refused to provide any evidence to that effect.  Unless and until our office is in receipt of a signed copy of a management agreement between the owner of the property (PLDT Trust) and Apartment Renovators, LLC, indicating that Ms. [redacted] is responsible for the property, we cannot respond to her.
