I am rejecting this response because:
The amount charged for the dishwasher repair was $80, not $So I am expecting I will receive the reimbursement for the correct amountI do accept the refund of $for Ellis AirThe charge for the damage to the flooring is my concernThe floor was damaged the beginning of June when the new refigerator was brought intot he home by the friend of the ownerThis took over months to fix, because we were told the owner "refused" to do any repairs on the propertyBecause this flooring transition piece was completely ripped off when the refrigerator was brought in, the piece to the side of it was exposed on the corner for over monthsWe had to call Fort Hood Family Housing just to get this finally fixedI called repeatedly to get the damaged piece from when the refrigerator was brought in, and was constantly told they couldn't find the work order, and after multiple calls, we didn't get it fixed for over monthsSince this piece took so long to repair, the piece that meets up to it was exposed for those monthsI called repeatedly for this reason, because I kept telling them this other piece would eventually break as well, since it was completely exposed on the cornerSince this is caused from the lack of repair for a LONG time to the other wood piece, I am still requesting the flooring repair to be refunded to me as wellI am also wondering when the refund will be mailed to me?

1.)  
Timely repairs. 
I have reviewed the work orders from the file and the one work orders
that could affect the health and welfare of the tenant was one for the refrigerator
and was taken care of promptly.  The
tenant’s refrigerator went out and we had a loaner put...

in the same day.  AC calls were taken care of within one to
five business days.    Vendor
invoices for general repairs were submitted within 30-days (exact date of
repair not always known) of when the service call was requested with exception
of one where a piece of trim/molding came off the floor as we attempted to have
the vendor who installed the flooring fix it but we were never able to reach
the vendor.  The trim piece was secured
by another vendor.  Please note that all
tenants are briefed upon lease signing that if a vendor does not contact them
within 48-hours of turning in a service call then the tenant should call Cloud
Real Estate (CRE) so that we can follow up. 
 The actual date of a repair is
coordinated between the vendor and tenant. 
 There is no justification for a
reduction in rent, therefore no rent shall be refunded.
2.)   
Cleaning of $150.00.  The home was not cleaned to meet the
inspection guidelines.  We understand the
tenants hired a company.  Our inspector
spoke with the Rochelle, of the cleaning company and she stated that they don’t
clean garages, they don’t pull hair out of the tub drain, and they do not
replace light bulbs or fill nail holes. 
But, once the keys are surrendered, we are not responsible to work the
tenant’s cleaning company.  The Landlord
chose to handle the cleaning and requested the funds to be paid directly to
Landlord.  We received estimates from our
cleaners, deducted 25%, and turned the funds over to the Landlord.  The 25% deduction was based on removing costs
incurred by our professional cleaners (insurance, taxes, etc.)  The Landlord did not inform CRE of who they
used to clean the home in fairness to the tenant so we made the deduction.  The cleaning fee is applicable and shall not
be refunded.  [redacted] is upset that the
Landlord entered the home prior to our inspector.  The Landlord has all rights to view the
property.  They took initial pictures and
submitted for our files as well as our Inspector. 
3.)   
Dishwasher - $70.00.  CRE shall refund the $70.00 after further discussion
with the Landlord and it was determined that this could be wear and tear versus
tenant neglect.
4.)   
AC invoice for $50 with Ellis Air.  CRE shall refund the $50.00.  The technician determined that the system was
working correctly but he did secure the fan cage.
5.)   
Screen Repair - $45.00.  The tenant put in a work order to check
condition of the screens, not specific damage to a screen by an incident.  The charge is based on the fact that the
screen was damaged.  The damage was not
indicated on the inventory and condition form completed by the tenant upon move-in.  The charge shall not be refunded.
6.)   
Bell County Flooring - $40.00.  The tenant reported the wood transition piece
loose.  The CRE Property Manager
inspected the home after the report was made. 
At the time of the inspection the transition piece was off but was not
broken.  The charge shall not be
refunded.

In good faith we will refund the $40.00 for the trim peice.  A check was mailed for $130.00 on October 7, 2014.  The check was for the refund of $80 for the dishwasher ($70 was a typo) and $50.00 for Ellis Air.  The $40.00 check will be issued within one week.

We do not feel this is a legtimate Revdex.com complaint.  By the lease, the landlord has 30-days to respond to deposit inquiries.  The tenant turned in the key on 1/22/15.  The inspector did her inpection on 1/24.  The inspector spoke to the tenant and offered for the tenant to clean...

what the inspector found.  He asked for a copy of the inspection which we provided.  At the time of the inquiry the inspector was out of the office and did not have time to respond with pictures.Tenants are required to turn in a receipt of carpet cleaning, which we have not received.We would like to make it clear, that the inspector report may have findings that the tenant is NOT responsible to clean/repair.  Please give us time to get the estimates, invoices, etc to prepare the security deposit refund.The inspector shall make contact by 2/11/15 to schedule an appointment to review her findings, pictures, etc.Thank you.
