This is in response to the letter CNR Properties received with additional information regarding Revdex.com complaint [redacted] The buyer states that they did not see [redacted] , but CNR Properties' real estate agent provided a copy of the report to both the buyer's settlement Company and real estate agent prior to the settlement(See attached emails)The buyer states that the home inspection report shows the condition of the columns and joists were satisfactory, however, the home inspection report page (Attachment 3) leaves the condition of the beams blankThe report from [redacted] clearly states there was no current pest infestation, but there was prior termite damage and signs of prior termite treatmentThe buyer states that a new 6xcenter column and 6xbeam were hiding termite damageHowever, the [redacted] technician was able to see the termite damage without moving any Columns or beamsNo termite infestation was notice during the time CNR Properties owned this house, and any termite treatment occurred prior to our buying this house.it is unfortunate that the buyers were not provided the termite report by their real estate agent or their Settlement Company and that their home inspector did not see the termite damage in the beam prior to settlementThe buyers may want to discuss this with their home inspector, real estate agent, and settlement companyCNR Properties did not intentionally do anything to hide this damage from the buyersWe feel that we have lived up to our responsibilities in the sales contract.Sincerely,Mary D [redacted]

at any time ask either verbally or in writing for prorated rentPrior to the start of the lease (May 2013) the whole house was freshly painted, new carpet andpad installed throughout and a new range installed in kitchenThe tenant states, in his complaint, that on May at the walk-through with the propertymanager, the house "was in perfect condition." TO Whom It May Concern,This is in response to your letter containing a copy of the complaint submitted about issues with the house at [redacted] The letter was incorrectly addressed to [redacted] instead of CNR Properties LLC, the prior owner of the...

property.The complaint referenced cracking plaster and termite damage in some beams.Prior to settlement on May 13, 2016, two inspections occurred as specified in the contract:1. CNR Properties hired [redacted] to conduct the termite/pest inspection as the contract required. The inspection report (see attachment) was provided to the buyers. The report, Page 1 section 2 B. 3 and Page 2 Inspector's Statement of Visible Damage, clearly states that a beam in the basement shows signs of termite damage, and that there was visible evidence of previous treatment. The page 1 of the report also states the following: "it should be understood that some degree of damage, including hidden damage, may be present. If any questions arise regarding damage indicated by this report, it is recommended that the buyer or interested parties contact a qualified structural professional to determine the extend of damage and the need for repairs. "Page 2 of the report marked with XX the location of the damaged beam on a graph. It also states "if x appears on the graph, it is advisable that a qualified building expert inspect the property to determine what effect, if any, the infestation/damage has upon the structural integrity of the property."2. The buyer's contracted for their own home inspection. The buyers requested CNR Properties address several items identified in the Home Inspection Report, an agreement was made between Seller and Buyer and the Home Inspection Contingency was removed. None of the items mentioned in the Revdex.com complaint were identified during this process.CNR Properties did not intentionally do anything to try to hide any structural problems or termite damage. The buyers were provided the information on the termite damage and had the opportunity to 1. Cancel the contract, or 2. Consult a structural professional, but chose neither. They chose to proceed to settlement. If other issues have surfaced since settlement that existed prior to settlement, then the new owners should contact their home inspector about the quality of their home inspection.Sincerely,Mary D[redacted]
