Professional negligence in connection with information stated in home inspection report by licensed home inspector owner and operator. Prior to purchasing I had a home inspection which was completed on July 24, 2019. The inspection cost me $400. In the body of the report that was submitted to me the inspector stated that the roof was replaced in the last five years, and in the wind mitigation report a permit date of 07/11/2015 was given for the roof replacement permit. There was a leak to the roof at the time of the inspection and this was repaired by the owner prior to purchase. Less than a year later I had a leak in the roof and called out roofing companies to quote for a repair. Upon inspection I was informed that the roof was not replaced in 2015 and was in fact the original roof. The repair was fairly expensive and so a new roof was advised as it would need to be replaced in the foreseeable future due to the age and they considered that the repair would not be cost effective. I followed up with the permitting department at The City of Port St. Lucie and they confirmed to me that the roof was the original and no permit had been issued in 2015 for roof replacement. I reached out to the Home Inspector and he initially admitted his mistake but has offered no resolution or compensation. I have since reached out to him through email to ask for his Errors and Omissions Insurance so that I could make a claim. He does not have this insurance and I asked him to make compensation and he has since ignored my communications. He did furnish me with his liability insurance but this does not cover errors or omissions. The whole reason for having a home inspection by a licensed company is to make your home purchase with the confidence that you know any problems prior to making the purchase and have the information to make a decision to go ahead with the purchase or to request a price reduction to cover the cost of required repairs or replacements.
