Tenants beware!!!
***TENANTS BEWARE*** DO NOT RENT FROM THIS COMPANY! Just finished our rental agreement and it was the worst nightmare that I still can’t wake up from. Drake is the one of the owners and is terrible to renters and Andy is someone who bullies tenants. They are withholding a portion of our security deposit for a utility bill that was never mentioned to us for an entire year and is not in our name (which is extremely illegal in California). We had a rodent problem the whole year we lived there and had various problems with the home that went ignored.. even though we left the residence perfect (in their own words) and paid every rent payment on time they are scamming us into paying for things they as a company should pay for due to their mistakes and shortcomings. Words of advice… always get everything in writing (emails) when communicating, take LOTS of pictures of the home and demand the cleaning when moving in to be on their dime.. do your own research on rental laws because they try everything they can to take advantage of you as renters and never let them bully or scare you into paying for things that legally aren’t your responsibility. At the end of the day COBALT PROPERTY MANAGEMENT/CALDWELL BANKER is a terrible company and they only take care of the owners of their homes NOT the tenants. They know the tenants come and go and they do whatever they can to make the homeowners happy to hopefully one day make a bigger paycheck in selling these rental homes. Please please outsmart these scammers and maybe we can see justice being served. I know personally we won’t stop until our justice has been served!

I am the property manager for Cobalt Property
Management.  This letter is concerning
the complaint ID of [redacted], submitted on 10/22/2014.
 
The tenant listed in the complaint was a tenant of...

ours.  Their lease ended on 8/31/2014.  Per WI state law, the security deposit is to
be returned within 21 days after vacating. 
The clock started September 1, 2014. 
The deposit was mailed out via certified mail on September 21,
2014.  The deposit check was a certified
cashiers check. 
 
Even though [redacted] states she vacated from the unit
in July, the lease did not end until August 31, 2014.  She would not be entitled to the security
deposit any earlier, per WI statues.
 
Had the tenants forwarded their mail, the letter should have
been forwarded to their new address.  I
have included a copy of the certified letter that was sent back to me.  The letter was sent back to the Appleton post
office on 10/10.  I did not receive
notice of the letter until several days later. 
I resent their deposit back to them on Oct 20th.  They confirmed with me that they did receive
the letter on Oct 22, 2014. 
 
We have fully complied with the WI state law for returning
the deposit within 21 days.  The Security
Deposit was paid in the amount of $575.00, along with a $250.00 pet
deposit.  They did receive the majority
of the security deposit, minus a water bill and garbage left behind.  They would not be entitled anything
further.
