Complaint: ***I am rejecting this response because: The manager makes untrue statementsThere were no mice in the furniture when we moved the furniture into the storage spaceThe furniture was housed in a brand new apartment prior to being moved to the storage unit The unit they moved us to also has mice and there is not any furniture in the unit that can house mice We spoke to the person renting the unit next to ours and he stated he has a continuous problem with mice and they have ruined the seats on his motorcyclesHe also stated that the person next to his unit is storing food that is attracting the mice The manager has lied to our face regarding insurance coverage for damage property He also refused to give us the owners contact information so we could contact them directlyThe managers are cheating people by charging high rent for storage units that are infested with miceWe will be moving out of this dumpIt is a shame they run a business this way I would have respected them more if they were honest and upfront about the renters responsibilities instead of lying and blaming renters for a mice infestations The previous managers were betterSincerely,*** ***

On Wednesday, March 30, 2016 the complainant's husband came into our office and stated that he had a mice issue in his unit. I walked back to the unit with the tenant to attempt to identify the issue. The tenant was in a hurry and said that he would get back with me. On Friday,1April 2016 the tenant...

and his wife came into our office and asked if I would go back to his unit with them to inspect it. As we opened the door to his unit, the tenant stated to me that he had placed seven mouse traps throughout his unit. Upon entering the unit, I saw the seven mouse traps and all of them had been sprung. The
tenants started complaining that all of their furniture had been damaged due to the mice droppings and mice urine. I moved the tenants to another unit and assisted them on moving their belongings into the new unit. They left the majority of their furniture in the original unit as they claimed the furniture was damaged to the point of not being able to clean them and use them anymore. On Monday,4 April 2016, I had three independent pest control companies come out to our property and conduct an inspection of the particular unit in question and the furniture they claimed was damaged. All three of the inspections came to the same conclusion. Because of the way the storage facility was constructed there were no entry or exit points foe mice to enter the unit. The markings on the furniture was mold and there was
no evidence or smell of urine on any of their furniture. Also there were no teeth marks or chew marks
on any of the furniture. The likelihood of the mice being introduced into that unit was brought into the unit by the tenants in their furniture.
When the tenant asked for a claim form, I informed them that we did not have a claim form and that they could write a letter explaining their issue and the damages they were claiming. The tenants provided a written statement specifying each item that was damaged, which included the condition of the property when they placed them into the unit and what they were claiming the value the items were. According to their statement most of the items were new and were never used. Photos of the furniture were taken, which clearly shows that all of the items were well used and had signs of normal wear and tear.
I also informed them that on the lease agreement that they signed stated in paragraph (RELEASE OF OWNERS LIABILITY FOR DAMAGE) “All personal property stored within or upon the Storage Space by Occupant shall be at Occupant's sole risk and expense. Occupant releases and waives the Owner Parties from any claim, demand, loss, damage, cost or expense, whether known of subsequently-discovered, in connection with or related to any cause whatsoever, including, but not limited to, theft, burglary, vandalism, mysterious disappearance, fire, water, wind, moisture, fungus, vermin, explosions,
Acts of God, or the acts or omissions of any act, omission, or negligence of any Owner Party."
