[redacted] < [redacted] @ [redacted] .net>AttachmentsMay (days ago)to me May 5, [redacted] ***Revdex.com – Revdex.com [redacted] *** Thank you for taking the time to speak with meIn response to the complaint filed by [redacted] *** [redacted] and her mother [redacted] leased a townhouse from Cogil Corp for the term of months, beginning on February 18, ending March 31, She contacted me January 20, requesting a less expensive townhouse, due to the loss of her mother She also indicated she would be late in payment of her rent because funeral expensesI allowed her to pay late and actually waived the $late fee After several conversations, she decided she needed to move to due to painful memories and that she needed to save money I released her from her lease a month before the lease was completed In regards to her deposit, we did a pre walk through I told her it was very important that all of the (wall) surfaces and baseboards needed to be cleaned thoroughly so that the painters could come through I also told her that since there was a condition with both the dishwasher and stove, NOT to worry because I was replacing them I never in any way indicated that she was responsible for those appliances She would be responsible for cleaning cabinets and bathrooms in a like professional way I asked her preference in whether I was to call a professional carpet cleaner and she agreed to my deducting that charge from her security deposit The brand new carpet in basement was completely ruinedThe bathrooms, wall surfaces and kitchen were not cleaned She was supposed to be out by March 1, but the townhouse was not vacant until March 4th I had to contact her on status I have attached our text messaging, but there were also phone calls in between I tried to communicate with her in a timely manner, but please understand, I have a commercial building as well as other residential rental units I am unsure of what occurred with the property management company *** They signed the lease, but they no longer are employed by my company I have no knowledge of any conversations they had with [redacted] *** I am unsure why they would tell her that they gave me a walk through I do not have one and I used pictures that I had taken for verification of the condition of the townhouseI have attached the letter that summarizes the charges to [redacted] and the copy of the check that [redacted] cashed This townhouse was newly renovated, brand new condition According to the Virginia Landlord - Tenant act I have days to process a security deposit I had this one processed and mailed in less than two weeks after she moved It took well over a month at a cost of $3,to get it back to the condition that it was delivered to [redacted] *** Because I was trying to work with her, I did not pass on reasonable charges that a judge would have awarded me It was because of her recent loss and her job situation that , I did return $of security deposit If you would like to see before and after pictures, I can forward them to youThanks for your time Could you please confirm receipt and let me know if you need anything elseSincerely Sara Sara D’***Cogil Corp [redacted] ***Winchester, VA *** Office ###-###-#### www.cogilcorp.com

complaint filed by [redacted]. [redacted] and her mother [redacted] leased a townhouse from Cogil Corp for the term of 12 months, beginning on February 18, 2014 ending March 31, 2015.     She contacted me January 20, requesting a less expensive townhouse, due to the loss of her mother.   She also indicated she would be late in payment of her rent because funeral expenses.
