Coldwell Banker Associated Brokers Realty, Property Management Division acts as a neutral party on behalf of our landlordsUpon listing any property for lease, the landlords set FICO
score criteria for all prospective applicationsProperty Management simply gathers the information and forwards to the landlord for their approval
In regards to the case in question, our landlord had set the criteria with a specific FICO score requirement for ANY prospective applicantThis applicant provided a credit report he had obtained on his own with a FICO score that was points below that set criteriaThe landlord agreed to have Property Management run their credit report and background check for further consideration and would make a decision once she had reviewed, both the husband and wife's credit and background checksOnce these reports were received, for both husband and wife, the FICO scores were both SIGNIFICANTLY lower than previously stated, in fact one report being points below the posted criteria
On Monday May 6, 2016, after reviewing the credit, background and financial reports, the landlord was not comfortable moving forward with this prospective applicant and therefore denied their applicationTheir agent *** *** was informed and he contacted the prospective applicant and informed them of the landlords' decisionProperty Management sent an e-mail and US mail copy of California Association of Realtors (CAR) form "Denial of Rental Application for Credit Reasons" along with a copy of their credit and background reports
Everyone worked very diligently to try to put these clients in this home, and *** *** has always handled his transactions in a professional and ethical way, but this was completely out of his control and completely the landlords' decision

Lease property verbal contract and agreement broken at the last minute
My wife and I are relocating from Chicago, IL to the Southern California area We contacted *** *** at Coldwell Banker about a property located at XXXXX *** *** We agreed to meet on Sunday morning May 30th at 9:00am We liked the home and informed *** we wanted to sign the lease *** said he just heard from the office and the property leased the night before We were disappointed by thanked him for his time and asked him to contact us if anything changed He offered to show us other homes but none of them met our requirements He apologized and assured us his company does not operate that way about making appointments on properties that were already leased
