This customer agreed to purchase a lot that our agent had listedHe was planning on building amanufactured home on the property and financing through FHAThe client was supposed to get anappraisal that separated the value of the land and the completed home buildOur agent never receiveda copy of the appraisal nor did the client's agent communicate that there was a problem with theappraisalOn the final day of the contract to purchase, our agent received an email which Included atermination formThis form did not include any explanatlon as to why the client was terminatingHejust expected us to sign It and release his earnest moneyWhen the title company called explaining thatthe buyer's lender had contacted them trying to convince them to release the earnest money back tothe client, ollr principal broker explained that we would be pursuing three times the earnest money ifthe money was not released to the seller.Not only Is this property now stuck with an FHA appralsal for the next six months, but our agent hasrecetved a negative Google review, personally attacking him, and several negative text messages, phonecalls, and reviews from the client.Susan C [redacted] CFO

In response to the complaint filed an 12// [redacted] applied to one ourrental properties sight unseenI hove attached the reservation deposit form andsome communication she had wilth our office assistant [redacted] [redacted] approved and agreed to the terms as well as aware that the reservation depositwas nonrefundableOn the day of her move in, which she was wanting to move ina day early and we had to decline due to liability purposesOur contractor had tofinish putting a portion of back splash on in the shower, that would take about15minHe contacted her and she agreed on a time to enter the propertyHoweverlater she called me and said she just didn't see herself llving thereShe didn't likeitThe property was ready for her to move inPlease see the attached papersWeare not willing to reimburse her deposit because we discontinued marketing onceshe paid and confirmed she was wanting to move forward with the move inIt leftour owner in a bind with rent not being paid that monthPlease feel free to call mewith any questions [redacted]

RE: ID [redacted] In response to the complaint filed on 8/17/ [redacted] and [redacted] haveapplied to rent our property on [redacted] on 7/31/At that time our propertymanager Luann G [redacted] reviewed their applicationsOn the applications theyincluded two children and companion dogsBoth applicants did not haveacceptable credit and Luann wanting to work with them, decided to approve theapplicants if they provided an additional deposit [redacted] and [redacted] were to bring in areservation deposit by the 10th of AugustOn August 10th, they had a friend ***who was also interested in renting and asked to view another property of ours, tosee if maybe it would be a better fit for everyone to move toWhile showing theproperty on [redacted] **, [redacted] informed me about his interest in renting with [redacted] and ***After viewing [redacted] decided that he would apply forRoyalty along with [redacted] and ***Luann G [redacted] was not informed until later inthe day that there may be an additional applicantLuann called [redacted] and asked ifhe was applying for RoyaltyDuring their conversation, Luann went overbackground information [redacted] informed her that he had two children, one thatwould be residing at the residence and another who will be visiting occasionally[redacted] also informed her that he had a large dogLuann informed [redacted] that shedidn't think that the owner would approve the dog [redacted] stated that he could keepthe dog at his parents' homeThere was never a discussion about charging extrafor childrenOur company has never insinuated and or ever charged extra forchildren I do feel that this complaint is being made because they would like their $500returned, after being aware that is was a non-refundable deposit [redacted] brought ina personal check, which we usually require certified funds for move in castsButLuann feeling that they would be moving in soon and felt bad because he hadworked all day and rushed to our office to pay the reservation fee, she acceptedthe personal checkWe will refund their deposit and send to the address on theletter received Sincerely,Cathie H***President/ Property ManagerColdwell Banker Mt West

In response to the following complaint, the complainant was one of the primary tenants along with *** *** on the lease and therefor is responsible for the past due balanceOn file we have all three of the tenants email addressesBecause the amount is in collections we have recently removed the
emails, so the complainant will no longer receive emails.lt has not been our intention to harass anyone and if a payment plan was
submitted, the e-mails would have discontinued*** *** I feel may disagree with owing any of the past due balance and will have to discuss this issue with his previous roommates

I need to make a correction to my statement. The rental company did not ask for a schedule of when the children would be in the homeThey asked how much time the children would be spending in the home on top of paying extra for the children. Thank you,*** ***

Nov 14, is when I arrived in Salem, that day I went to sign paper work for the apt I was rentingAt that time I was under the impression I would move in the next day *** gave me the keys and went to the place with me and said I could move in that dayShe said that I would have to get a key made and put one back in the lock box because the cleaners had not cleanedWe went into the apt and I asked her if it was safe to live there cause the floor were not level and I also asked her if the ceiling was going to fall down cause it looked like it mightShe said no its ok we had contractors say it is safeAt that time she also said the bathroom was going to be finished that day also(So cleaning and bathroom would be finished on the 14th) I made to copies of the keysWhen I got back to the apt after getting the keys made *** called before I could even go into it and said she had made a mistake that I couldn't move in that day cause the date on the lease was for the next dayI had no problem with it cause I had already scheduled movers to help me on the 15thShe asked me to make sure to leave the keys and gave me the number to the lock box to put them back intoShe didn't have time to run back there to do itI left the original and copiesOn the 15th I had figured the cleaners had cleaned and the bathroom was done until I received a text from *** at 8:am I will be there around 10:to 11:The movers were scheduled for amI wasn't going to move into a place that wasn't finishedAnd I didn't want to be moving in while the bathroom was being worked onI was pretty much done with the whole thing by nowIt wasn't ready for me to move into by am on Nov I called Caldwell banker let them know it wasnt ready and I had received a text about the bathroom and I wasn't going to take itI said it didn't feel safeThe stair well was very narrowBottom line I had know intentions of moving in on the 14th until I was told I could, I was not upset that it worked out that I couldn't cause the movers weren't scheduled until the next dayI had a motel room I was fine with.Complaint: ***I am rejecting this response because:
