new Issues:
On September 22 at 2:08 pm I called Cole Property Management due to mold in the bedrooms. Lindsay answered the call and placed me on hold and then transfered me to Kim. I spoke to Kim and informed her about the mold in the bedrooms and she informed me that she would put in a work order. I haven't heard anything from them in a week as far as when they were going to come out and take care of the mold. I don't think that that is acceptable. I understand if they are busy, but they should at least have the courtesy to call and let me know. The mold is spreading in the bedrooms and this could cause health issues for my family.

To Whom It May Concern:In response to complaint #[redacted], we, Cole Property Management were notifiedby [redacted] on July 20th, 2015 in the late afternoon that she had been gonefor the weekend (first violation of her lease, when leaving your apt for alength longer than...

a day, someone is to keep an eye on the place in case of amaintenance issue such as this) and returned back to her apartment to a poppedbreaker that was connected to her bedroom outlets, some plaster down on theceiling in her living room & a crack in the wall at her entry way. I askher to text me over some pics of the ceiling, she did a few hours later afterwe had closed for the day. Our maintenance staff was sent out first thing thenext morning to address these few maintenance concerns. He spent the next 2days in her apt making repairs, when I went to follow up with [redacted] on the 23rdof July regarding repairs she stated she was not satisfied with repairs, Iimmediately went down and met with her at her apartment to assess thesituation. Upon arrival her place was super messy with all kinds of different colored paintall over the walls and she was very disgruntled about the ceilingrepairs. We went over this concern with her and came to conclusion that theremoval and replacement of that portion of the ceiling would be sufficient for her even thoughnot at all necessary. I advised her we would be pulling out a portion of theceiling that had come out due to old plaster/lath ceiling and replacing it withfresh drywall & that this would be a couple day process to remove, replace,mud, sand & paint. She was also told that she needed to disconnect all theextension cords and surge protectors running across her apartment as that iswhat was causing the popped breakers and burnt up outlets. Maintenance returnedto her apartment on 7/24 to make repairs as we discussed and was back to docoats of mud, sanding and painting over the next couple days, to be exact the27th, 28th & 30th to finalize it out and clean up his mess. If [redacted] has not been occupying thepremises that is merely by her choice as the property has not been deemedunsafe or inhabitale by any means. There is not indication of mold noted on the city engineers inspection. [redacted] has continued to renew with ourcompany for many years (since 2010) and actually just signed her renewal forthe next year with us on the 2nd of July, I would surely think if there wassome kind of trust issue with our company she wouldn't continue to renew &this is merely a cry to find a way out her lease as her situation may havechanged. Our maintenance staff has worked with our company for 15+ yearscombined and this is the first complaint we have received claiming theft ordamaging of some else's property. I believe we have done all we can do as acompany to satisfy [redacted] already, even while she has violated her lease on several occasions. I have attached a couple of pics one shows the repair of the ceiling with fresh drywall & the otheris proof of the extension cords running all thru her apartment.

To Whom It May Concern:Our company received a complaint regarding an invoice billed out to our tenants at [redacted]. ([redacted] & [redacted]).  I, Lindsay spoke with [redacted] on the phone yesterday 6/4/14 regarding this bill. As explained to him on the phone regarding...

maintenance concerns, if you have a maintenance concern you are required to contact our office. [redacted] & [redacted] moved into their rental home on 12/31/13 at which time a move in sheet was completed (attached) stating the condition of the property at move in in which was initialed & dated by [redacted] & myself. The only notation on the move in sheet for any issue was the crack in the front window in which when I spoke with [redacted] yesterday, I explained that the charge for the window would be removed as it was like that at move in. Additionally nothing was mentioned on the move in sheet regarding a broken threshold, garage door being off track, a missing furnace filter or burn marks on a ceiling in the bathroom all of which we repaired when we came out to complete the city list per city code.  When we handed over the property on 12/31/13 to [redacted] & [redacted] the move in sheet states that all was in excellent condition and now 3 months after move in there are items broken, off track & a ceiling that has burn marks from a candle that the tenant will be help responsible for. I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
I have not applied for getting the security deposit back. I complained that they locked the house before my contract was finished, I have lost $340 worth equipment for that (2 vacuum cleaner and an AC), didn't give me time to vacuum the carpet and now they are claiming $350 from me for not cleaning that. I also complained against their inactivity during the winter regarding the heater and the electricity bills. They have given extremely disappointing reply and their reply have no connection with my complaints.

property in which I have attached a copy of. Under the section "abandonment" it states that if the property is abandon meaning removal of 50% or more personal property that the Lessee will forfeit their security deposit, be held responsible for the remainder of the lease terms & be required to pay a 1 months releasing fee. None of this took place because we understood the situation at hand, and made every attempt to help residents of the building with prompt refund of their deposit & rent that was owed to them. The building become uninhabitable and was deemed a complete loss due to fire on 10/6/14, we are only required to return rent once the property is unlivable, so from 10/1/14-10/6/14 it was liveable whether the tenants were residing there or not. While the building was deemed a complete loss & it was under investigation for cause, we were unable to access the property until this was completed and cleared for our entry by our insurance. As I am sure you aware, this takes time. As a courtesy to our tenants, even though the property was a complete loss, we had tenants asking us to grab a couple items for them (we are not required to do this) and as a courtesy we did our best even putting our lives at risk. We have not thrown away anyone's things and as stated to [redacted] during a phone conversation yesterday 11/11/14, if he wanted the empty boxes from the property we could get those for him however we grabbed what we thought was salvageable as a courtesy to our residents. We did everything we were suppose to do & went above and beyond that for all tenants in the building.
