There was/is a significant leak in my roof, which has led to a gaping hole in my ceiling and the spread of mold is horrific in my bedroom.I moved into this apartment back in September and the leak in my bedroom closet was an issue then. Nothing was ever done then and then finally at the end of March my actual ceiling fell through, ruining half of my wardrobe, which I then had to throw away because of the mold infestation. I immediately let Coleman and Associates know about the issue and it took over two weeks for someone to come out and look at the problem, and still no attention was made until maybe a week later. It was just a patch that was done. No attempt to fix or clean anything. Of course the patch didn't hold and there was a terrible rain shower that lasted all night and flooded my closet. I asked for real roofers to be brought out to fix and legitametly repair this leak now huge hole and instead they brought out landscapers to "fix" the problem. These men are not licensed and of course the work did not hold, another landscaper came to fix the leak and his work did not hold and they have yet to bring a licensed roofer out to repair anything. I have been breathing in mold for over two months as well as my dog and he is suffering horribly because of the mold! As I am sure I am as well!Desired SettlementI want the proper maintenance that is required by law and contract to be performed on my dwelling ASAP!Business Response This resident's apartment was inspected and it was concluded that mold was not present and caused no health issues. The historic building in which this resident lives in was built over 100 years ago. There was a very complex roof leak which took time to identify the source, schedule repairs, planning for working around bad weather, etc. We communicated and met in person with this resident numerous times to keep her updated on the progress. We believe the leak is now fully repaired and we will continue our good working relationship with this resident which has lived in our apartments for almost 2 years.

This company is misleading about their property conditions, dishonest about contract terms, and negligent in making repairs.A rental contract was signed between myself and Coleman and Associates on February 21st 2014 to pay $900 a month. I am a graduate student and entered into the agreement based on the proximity to school and the trust that the property was owned by a management company. My move in date was postponed due to lack of repairs that were promised to be completed. Within 5 days of moving in to the apartment rain revealed leaks in the roof and the wall. I informed the property manager right away as their contract requests. Their contract also states they will comply with building codes and promptly repair facilities. Months passed without any resolve and my concern for my health and safety increased. I continued to make attempts at having repairs made. It took a call (by my neighbor who was having similar issues) to the Raleigh City Inspector to get any action on the leaking. The landlord admitted that his first step is having a handy man repair defects, then a landscaper, followed by a professional if need be. A professional roofer or contractor was never involved in the repairs and work done by the handy man was admittedly "bare minimum." The property failed it's follow up inspection because the required repairs to meet city codes were not performed. Much time and effort has been involved in contacting the landlord to request repairs with minimal communication as a result. A few patchwork attempts by the handy man and landscaper have left me without resolution to the leaking. As instructed by the housing inspector I had a third party mold inspection company perform a preliminary investigation of the property. Their report shows concern for hazardous microbial growth. Coleman and Associates is aware of the mold report and my health/safety concerns, but no steps taken to confirm mold is not a threat. I have kept my end of the agreement by making timely payments, caring for the property, and informing the owner of repairs that need to be made. I am not paying for or receiving the product we originally agreed upon in the contract. Other tenants of Coleman and Associates, both past and present, have expressed similar issues. I feel that Coleman and Associates is scamming renters by charging for properties that aren't properly cared for. Their lack of communication, concern for their own property, and their tenants is negligent.Desired SettlementAs a settlement I would like Coleman and Associates to have a third party mold specialist confirm there is no hazardous mold present and have professionals perform lasting repairs of the leaks. I would also like to have returned a portion the last six months of payments for the inability to use the entire rental space.
