In response to Ms ***'s complaint it is not practical for our office to take photographic evidence of each property upon move-out. I can, however, provide you with scanned copies of the reciepts that pertain to Ms ***'s deposit return. As you can see her deposit was charged less than the actual cost of the cleaning and repairs that had to be done to her property before it could be occupied by another tenant. We are willing to set up an appointment for a move-out inspection to be done with any tenant who requests it. Ms *** was given a moinspection for to fill out at her convenience when she took posession of the property. She neglected to do so even after being sent a reminder (of which I am also enclosing a scanned copy). Ms *** and her family came into our office on several occasions. They were very disruptive and at one point threatened to have a JAG officer in our office to force us to comply with her wishes. She has since made every effort to post inaccurate information about the situation on social media. I am afraid she was misinformed by someone within the military community that since she was married to a service member we were not allowed to charge things like carpet cleaning against her deposit and when asked for documentation on this she provided a typed sheet of paper with no official markings on it. I just want to remind you and Ms *** that she received most of her deposit back as she left the property in decent condition but the owner cannot be expected to pay charges that are simply the tenants responsibilityCRE

should be charged for carpet cleaning or stove/oven cleaning expenses, although she acknowledges that the carpets were cleaned before she moved in.  We paid $55 to [redacted] to clean carpets plus labor & supplies cost to clean stove/oven.  Tenant received balance of $365.[redacted]

I have asked Coleman Realestate several times for proof (pictures)  of damages and/or receipts. Not once have I received either one. Also was rejected a move out inspection with the landlord and/or Coleman Realestate.
