Collegetown Properties Reviews (%countItem)

Since the begging of our lease term, August 2017, we have been having problems with the plumbing. They repeatedly come out and try to address the issue, but find no solution. The plumbers suggest that it could be a main line issue, through the city, however, they will not contact the city to resolve the issue. Our house flooded with sewage this past month, but there was no emergency contact number posted on the website. After we posted poor reviews on their Facebook page we were contacted and a number was posted. As well, the owner of the properties paid me off to take my first initial review off of the Facebook page. While reviewing our lease this past week it came to my attention that CollegeTown Properties has also placed a copy of all of our leasing applications onto the lease. This information includes drivers license numbers and social security numbers. This information was shared with all of the roommates. This is private information that should have never been given to anyone else. We are highly upset, given that one of our roommates is currently involved in an active identity theft case.

Desired Outcome

Other (requires explanation) The pages of the lease with personal information need to be removed immediately and destroyed or kept in a place where no one except employees in the company have access to that information. The management company also needs to be held accountable to fix the multiple complaints filed with them for plumbing/sewage issues by contacting the correct person within the city. It is disgusting to live in a house that persistently smells of sewage.

Collegetown Properties Response • Mar 27, 2018

We believe this situation to be resolved. The resident posted a negative review of our organization on a social media platform on Saturday March 17, 2018 at 10:27pm EST. The indication was that there was a sewage overflow, extensive damage and uninhabitable conditions at the property. Our team dispatched a plumber that evening on emergency call. The plumber found no problems at the property. The following Monday March 19, 2018 our organization met one of the residents at the property at 9am EST and found all plumbing to be in working order, no damage of any kind and nothing unsafe or out of the ordinary. We then dispatched an additional plumbing company who checked every fixture in the property and found them all to be in good working order. We also had a professional cleaning crew clean the flooring and treat all baseboards and possibly impacted areas with an anti-microbial even though no signs of an overflow were present. As of now we cannot identify any issues but are working with the resident to ensure we are notified if something out of the ordinary happens in the future. The tenant in question alleged several inaccuracies in her comments including that an emergency after-hours number was not available. We then directed the tenant to the maintenance page on our website where the after hours number is listed and has been for over 24 months with no changes. We understand that it was overlooked but it is important to note that it was and has been present and available. We also directed her to a message we had provided her months before with the same number as well. We have also provided team member cell phone contact numbers so that if this problem ever happens again in the future, the resident can take appropriate action by reaching out directly to us in the moment so we can see the issue and diagnose where the problem is. As of now the plumbing system is in good working order, the residents have all contact information for our organization and appear to be in agreement that we're doing everything possible to address their concerns. Our team is dedicated to ensuring that each of our residents has a wonderful experience and receives only the highest customer service. We take this responsibility and our reputation very seriously and do not appreciate when the facts of a situation are not represented appropriately or taken out of context. In this situation we have now done absolutely everything possible to ensure the plumbing system is working properly and upon inspection the house is in great condition with no signs of issues or problem. This does not mean that there may not be a problem and we trust that the resident is being honest in her assessment of the problem. In no way are we questioning the resident's integrity in the situation. Our only assertion is that upon inspection the physical condition of the property does not match the allegation which leaves our team in a challenging position trying to help the resident correctly. For that reason we want to be contacted immediately the next time anything with the plumbing seems out of order so our team along with a licensed plumbing vendor can be onsite immediately to inspect and assist in any way necessary. The resident also referenced a situation where a leasing application was viewable by her roommates. All leases at the property are Joint & Several meaning there is one lease with (4) individuals on the lease who all share equal legal responsibility for the payment of rents and any damage to the property. At the resident's request our team has deleted their online signing account to prevent any roommate from seeing the other roommate's application even though it is a Joint & Several lease agreement. All personal information is placed in a locked filing system and shredded after the mandatory holding period. At no point was personal information ever viewable by the public or released in any inappropriate way. It is our hope the resident can enjoy her remaining time at the property and build a strong working relationship with our organization. While we understand that from time to time issues will arise in property management, we hope that residents will work constructively with management to quickly address and resolve situations. We believe that is what is happening in this case and our team remains committed to helping in any way we can.
