Compensation for extensive water and resultant mold damage to households good far short of value of goods.Rented two units and one had a leak in the roof resulting in water damage and mold to 2/3 of our belongings. Marks on the bottom boxes on the floor, indicated that water levels reached at least 8" which easily would have resulted in water seepage from the door. The movers called ( as I was at the new home in another state) and advised me of the damage as soon as they started to load their truck. Called the facility manager to see it, and took pictures as well. Manager claims she never saw water on the floor outside the unit when it was leaking, which is impossible given the water height inside. When I went for compensation for the damage, they pointed to the multi-paged legal contract which limits them to a measly $2,000! This just covered one of many mattresses destroyed. If a storage unit does not protect your belongings from rain, who needs them?? Calls back to get information from the unit took too long to get responses...especially since it was their fault and I needed resolution to replace some of those goods quickly. All in all, a heartbreaking, expensive and terrible experience...worsened by the company refusing to accept responsibility for their problemDesired SettlementWe incurred damage to over $10,000 of furniture and incurred another $14,000 of service to inspect and clean all items. I would hope to get at least half of that refunded. We have attempted to contact them but without any luck at this time. This customer notified our office in June 2015 of their issue, they received their insurance contact information and we never heard from them again. We assumed everything was worked out to their satisfaction. Seven months later we received information about this complaint.We strive to care for our customers the best we can. We do not have keys to our customers units. If an unseen water event happens inside a unit we have no way of knowing or stopping it. Our property team inspects the property, hallways, driveways and unit locks each day the office is open. If anything occurs in those areas we always notify the customers right away. After this customer moved out, the roof was inspected and the unit sat vacant for several months just to ensure no further water issues would occur. We want happy customers and try our best to ensure each customers knows we care! Because we don't have access to tenant units and can't see issues occurring behind locked doors, section 10 of our lease states: Occupant agrees to obtain insurance coverage for 100% of the actual cash value of Occupant's property stored in or on the Space, or Occupant agrees to be self-insured. Insurance on Occupant's property is a material condition of this agreement, and Occupant assumes all risk of loss, damage, or theft to stored property that would be covered by such insurance. The customer insured their property with the insurance company our facility works with for $2,000. The company we work with has 3 price options: $2,000, $3,000 and $5,000 of coverage with no deductible. The customer also had a choice to find coverage on their own.
