Good Evening, We have heard the concerns of [redacted] regarding the increased utility expenses at Ventura, formerly Collins Pointe ApartmentsAs a management company, and owner representative, we too have felt the increase in the utility expensesThe site was purchased a little over a year ago, but recently started noticing the increased utility expenses starting in August We have contacted the City of Arlington and they have assured us that the community itself, along with the city had higher consumption of water this summerWe have had the city out to test our main lines and check for any potential leaks to no availIn addition, any concern we get we have offered to check individual units for leaks, or running linesThis site is being billed under an allocation method set out by the TECQ with a higher than standard common area deductionThis means that our owner is taking more than the 5% minimum required off the top of the bill to cover any common area water (irrigation, laundry facilities, etc.) Being that it is an allocation method, residents will not pay for only their water, but an average based on the community bill, broken down by unit size and number of occupantsThis billing method is being switched from a flat rate that the prior owner had in place, upon renewal- or for all new move insWe try to maintain a good oversight of the residents and usage, but one cannot really compare their bill to a neighborsThere are too many variables that can, or have changedIn an effort to assist our residents we have capped the water bills for this property to not exceed $This is taking a 35% common area deduction on average Should you need any further details or information, please do not hesitate to contact me directly Thank you, [redacted] ***
