We have been managing this property for almost two years now and have never been over days late with a mortgage paymentAs anyone knows, a payment made after days is reported to the credit bureauWe have explained numerous times to the client, that the tenant did not move in until the 15th of the month and that is when their rent is draftedWe try to pay the rent before the 15th however, there are occasions when we have to wait for those funds to be deposited into our account before making the paymentWe also explained that if we ever have to pay it after the 15th we will pay the late feeAnd the few times we have had to pay after the 15th we have done soWe also never guarantee a time frame when the tenant buyer can get into a home loan, we only give an estimateWhat I don't understand is the fact we have been managing the property for almost two years now, have never been over thirty days late, and the tenant buyer has been excellent in paying and taking care of their property, yet they still have so little faith in usWe have never given them reason for their actions

I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this does not resolve my complaint I'm not sure we are on the same page as *** *** is not the lein holder on this property and to my knowledge and to ** ***'s knowledge no payment at all , escrow or otherwise, has been made to the accountKCI has been keenly aware of all the foreclosure proceedings as I have emailed and called them with every notifications and calls I have received concerning this propertyNot certain as to why lawyers in Georgia would be handling my SC property but I do know something had to had been filed as KCI is listed as a co-defendant on the foreclosure papwork I have gottenI have mis-spoken concerning the web site as I see it is up and running lately but this doesn't change the fact that I have emailed several members of KCI, texted the owner, Facebook messaged the owner, and called owner at the office and cell phone and have yet to hear a peep within the last or more weeks.

The monthly payments were taken directly out of my checking accountThe orginal seller has told me that all correspondence from *** *** go directly to Kingdom Connected Investment, and that he has no notice of the foreclosure until I made him awareAccording to the orginal seller, After he contacted *** ***, he was was told a payment had not been made in monthsA escrow account is for the insurance and taxes not the monthly psyment

The complaint has foundationWhen Kingdom Connected Investments acquired the aforementioned property, there was a breakdown in communication within the companyAt the time of the execution of documents, the employee that handles the property from that point, such as making mortgage payments, her
father passed away and was out of the office for over a monthThe file sat untouched on her desk and overlookedUpon her return, she has paid the homeowner for months stated, including August and KCI will continue with payments hence forth

Kingdom Connected Investments scheduled the payment to be drafted, just as we do every monthFor some reason it took *** *** days to post the paymentUpon investigating to why the payment was returned, ** *** has yet to give us a reason why the payment was not draftedThe *** ***
payment never came out of the pending status with our bank except for when it was returned** *** did refund the $overdraft charge that they charged us but that does not rectify the fact that *** *** charged us a NSF charge and late feeThere is no reason for KCI to schedule a payment draft if it will not clear, for it will only incur more fees** Bank Customer Service said that they would send a letter of apology for the inconvenience and once its received, we will send it, along with a petition of appeal for the blow to the *** credit as a day late payment reported by *** ***KCI explained the situation to Mrs*** on the phoneMr*** spoke to her himself and apologized for the indiscretion and he expressed he would do all that he could to rectify the situationJuly's payment was made with August's payment

When my name does go off the property I will accept. Also as to payments they made - they initially when I talked to them blamed a zip code error. The two payments missed was their first two due. I gave them the info but they STILL did not catch up with the payment.
By saying they needed more info to me early on they were acknowledging they were deficient. I'll check with [redacted] to see if they catch up. When these two things happen I'll accept. Not from a promise to address.

The company agreed to take over the loan of my home and the home will no longer belong to me after the signing of the contract. I moved out 2015 may 1 and now im forced to short sell or forclose because no money from the company was sent to the Company and my credit is damage from this issue. The...

tenants are still there and have been there for over a year now. Kingdom is collecting money from the tenants still.At the end of May 2015, we placed Mr. [redacted]’s home into a residential trust, as KCI the beneficiaries and co trustees of that trust. As explained to all home owners: We assume a homeowner’s debt, not their loan because loans are no longer assumable. The mortgage would stay in their name until one of two things occur: The house will be in a equitable position to were one of our investors of the REIF would buy the note or our tenant buyer that we place in the home gets into financing of their own.At that time, [redacted] Mortgage forced Mr. [redacted] into doing a loan modification. In the third month of the trial period, which was when KCI took possession, that payment was not made due to negligence on our end because the employee who was handling this file did not follow through with the process of getting that file to accounting department to add that mortgage to the accounts payable roster. This caused the loan modification to not be approved. We then advised Mr. [redacted] to resubmit the loan modification which he did. During a loan modification, the mortgager will not accept payment until the loan modification terms are set and the mortgagee completes the three trial payments. This process is lengthy. The house sat vacant for many months once KCI took possession of the house. None the less, KCI filed our contracts with the county register of deeds and proceeded with repairs on the house in attempt to find a more quality buyer for the home. KCI put a total of $10,000.00 in repairs of the property.  Mid-Summer of 2015, [redacted] denied the loan modification due to the title transfer. So KCI reversed to Quit-Claim Deed and [redacted] proceeded with the loan modification. After a year of back and forth between Mr. [redacted] and [redacted] the loan modification was denied due to the fact Mr. [redacted] had a tenant in the home and [redacted] instructed Mr. [redacted] that he either let it foreclose or to do a short sale. KCI then fervently reached out to a small pool of investors to do a short sale with Mr. [redacted]’s home, but the profit margins were too low, so no investor wanted to buy the note even in a short sale. The tenants that we placed in the home in December put $10,000.00 down which covered the costs of painting the interior of home, new flooring throughout the entire home, and jacking up the foundation to level the kitchen floor before we could repair the water damage of a long-term pre-existing water leak. KCI was very surprised that even though the loan modification did not go through, that there was not a payment plan option given. To bring the loan current is almost $20,000.00 which KCI cannot financially cure at this moment in time. We only collected rent from tenant inside since December 1, 2015 to now. If KCI cannot rectify the situation before the sale date, we will have to refund $10,000.00 to  the tenant buyer for they need to have one year of residency to get into a loan of their own. So they are not quite there yet. KCI truly feels remorse for the strain and stress of all parties involved and are still diligently working to cure the situation.

Credit repair is also part of what the company offers.Placing homes in  a Residential Trust allows Kingdom Connected Investments, LLC to take ownership and assuming the debt of over several homes and manage them, all while taking the Tenant-Buyer though necessary steps to purchase a home through a regular Bank Loan. In some cases the company has recorded the proper documentation in the registry of deeds and in others we have not yet done it. Attached to this e-mail please find all the supporting documentation showing that Kingdom Connected Investments, LLC has the right to market, sell, rent and manage the property located at [redacted] Liberty SC 29657 (please refer to attachment #1). Mr. [redacted] and Mrs. [redacted] entered into a Rent to Own Agreement with Kingdom Connected Investments, LLC dated April 1st, 2014 (please refer to attachment #2) under the understanding that they will purchase the home within the first 24 months. In a Lease with an Option to purchase the company requires the tenant-buyer to have Option-Money (down payment) upfront; this same Option-Money is escrowed and once the tenant-buyer has secured a Loan of its own is to be applied to the purchase of the property.The Option-Money gives the Buyer the right to purchase the home at the price agreed at the time of signing the Rent to Own Agreement. All tenant-buyers have the right to negotiate the purchase price prior signing any document. In the other hand the Option-Money also protects the Seller in case the above mentioned Tenant-Buyer fails to close on the conveyance, or otherwise does not exercise the Option to Purchase (please refer to attachment #2: Option to Purchase Agreement)Further more, Kingdom Connected Investments, LLC would like to know why Mr. and Mrs. [redacted] unenrolled of Clear Now (ACH draft used to collect rent payments). If Mr. and Mrs. [redacted] wish to vacate the property we will require a written 30 day Notice -as stated in the Residential Lease- Otherwise Kingdom Connected Investments, LLC will send a Certified Letter showing that rent was due on June 1st, 2015 and as today June 5th, 2015 has not been received.
