Hello,We have been advising residents that we took over the property here at Colonial Park Townhomes former known as Cornerstone CrossingsWe took over in March for which most of the tenants were on Cornerstone lease and have expired over more than 1-years agoWe will need to allow at least Days prior to the date that the new rent rate will be required.We will be advising with new notices regarding the complaint to allow days for the tenants to decide if they would like to sign a month lease with new rent rate or stay month to month with additional chargesLooking in our files we don’t have anyone listed in our system by the name ( [redacted] ***)This is one of the reasons why we have to address the issue of people residing in the unit that are not on the original lease agreementAll adults will need to undergo a background and credit check to remain residing in the unit by law and the lease agreements.If the above complaint holder will contact our office to discuss what need to be done we will gladly assist in running their application to see if they qualifyThe complaint holder will need to contact the office to put in a maintenance request for the issues they have stated in the complaintIf they are not on the original lease that has expired they will be asked to leave as we do not allow any parties in the home besides the original lease holders.Kedeanna R [redacted] Property ManagerColonial Park Town [email protected]# ###-###-####FAX####-###-####

To whom it may concern, Thank you for taking the time to communicate with Colonial Park regarding the previously unresolved maintenance request. We have every desire to address your needs and provide the best solution available to resolve your work orders on a timely manner.In order to do... so, we posted a notice on tenant's door 08/02/17 maintenance worked and repaired the A/C unit, repaired the exposed wires on the outside breaker box for the A/C unit, and insulated wires on the inside A/C unit; maintenance also cut back the overgrown hedges at the front entrance of the town home. Please find attached completed work orders and pictures of reflecting such repairs.It is work noting, we do not have record of any maintenance request received in March nor April for A/C repairs nor live wires; and for that we extend our sincerest apologies for the inconvenience. We hope to resolve future work orders in the most efficient way.Thank You,Angieliz L [redacted]

property Manager spoke to the tenant on 8/2/to arrange for permission to go inside the apartment and take care of the work orders which was done between 8/3/and 8/4/On 8/3/*** (plumbing company) repaired the main water line in the basement, which was causing the leakOn 8/4/maintenance entered the town home and repaired the following: cure mold in basement and painted floors; repaired tub diverted which stopped the kitchen ceiling leak, repaired pvc pipe under upstairs bathroom sink; and re-caulk bathroom tubPlease find attached completed work orders, invoice and pictures reflecting such repairsWe hope to always resolve future work orders in the most efficient wayThank you, Angieliz L*** Property Manager Colonial Park Townhomes ###-###-#### [email protected]

least 30 Days prior to the date that the new rent rate will be required.We will be advising with new notices regarding the complaint to allow 30 days for the tenants to decide if they would like to sign a 12 month lease with new rent rate  or stay month to month with additional charges. Looking in our files we don’t have anyone listed in our system by the name ([redacted]). This is one of the reasons why we have to address the issue of people residing in the unit that are not on the original lease agreement.
