Mr*** signed a National Apartment Association lease initially with our property on 9/20/and in that time he has had numerous lease violations In March of 2013, it was noted that there was an unauthorized occupant living in his apartment Per the lease agreement, all persons
staying in the apartment for more than days must be a leaseholder We were able to contact Mr*** as he was deployed overseas and have him approve the addition of the unauthorized occupant
After the other occupant was added, we had a report from her of “green stuff” on the walls of the closet On 6/17, when our service team entered the apartment, the air conditioning was not running nor was the fanIt was over degrees outside and over degrees in the apartment Per the lease addendum, “Mold Prevention and Information Addendum” (attached), residents are told to “keep the thermostat set to automatically circulate air in the event temperatures ride to or above degrees Farenheit.” This was not done, which was the major cause of the growth in the unit At this point, the resident would be in violation of their lease agreement and responsible for the damage to the walls There has never been a report of mold from any neighbors nor has any been noted close to his unit
On 11/8/13, the resident called in a work order that the lock was broken on their door and when it was inspected, the resident had kicked the door in, causing the damage to the door which he was responsible to pay for
In regards to the accusation that the appliances broke often, this is not the case The resident had work orders for the following:
-Smoke detector chirping- we replaced the battery and re-set the alarm
-Sink clogged up- we un clogged the sink
-2nd time the sink clogged- we unclogged the garbage disposal which was full of rice (an item not to be put in the disposal in the first place)
-Light bulb out in the fridge- we replaced it
In general, these are all wear and tear items as well as items that could have been avoided if appliances (disposal) were used correctly We stock GE appliances and have a hour service team on site to service them
In regards to the towing, the resident was then warned on occasions that the location that he was parking, blocking garages and parking in non-parking spaces (car-wash, handicap spaces) The 2nd warning stated that we had intention to tow if he violated again When he violated for the 3rd time, we towed his vehicle at his expense.
At the time of move out, there were six blinds broken throughout the apartment at the cost of $per blind (our cost), range drip pans not replaced ($15) and a charge of a carpet scrub as well as an excessive clean billed to us for his apartment from our vendorsThese charges were billed back to him as they were damages that were caused by he and his occupants He did not request a walk through or we would have accommodated his request, we do this all the time for residents We also take an extra measure to do a pre-move out inspection of the apartment and leave notes behind of what to expect if the resident is not home at that time
We will not be refunding Mr*** for any of these charges as he signed a lease contract and agreed to these terms He was not charged for the repairs to his garbage disposal or the light bulb replaced in his fridge He also was provided with air filters for his ac system free of charge throughout his residency.
