In response to the complaint dated I I 16, we feel this is an unjustifiedcomplaintWe followed the lease agreement and charged NSF fees and latefees accordinglyAs Ms [redacted] states in her complaint, she had a checkreturned from the bank for insufficient fundsShe was sent a letter onFebruary 23rd explaining the fees and balance dueShe failed to pay the feesin March and April and was notified of the full amount owedShe againbrought in a check for May without the balance due from the NSF and latefeesThis check was returned with details of what she owedA notice tovacate was sent on and eviction was filed on Ms [redacted] called and spoke to me yesterday and I explained to her what all sheowedShe is now responsible for the late fees, NSF fees and $filing feefor the evictionWe will need payment in certified funds in order to dismissthe evictionHer full balance including June rent will be $I haveenclosed her ledger, lease and letters that were sent to her for your review

lease early.*** *** moved into apartment *** on 3/29/at a reduced rate of $from $after the original apartment he applied for was no longer available due to the re"sident.in that apartment canceling their notice to vacateWhen it was time for a renewal in *** I personally walked *** with *** *** and his wifeWe agreed to touch up paint, clean the carpet and re-caulk the tubs and floorsThey had requested new carpet but due to the existing carpet being installed in 2014, one year before they moved in, a cleaning was offered insteadThis was all agreed to and the ***' renewed their lease on 2119/at $We have installed a new microwave and bath faucets in this unit and repaired all Work orders that have been brought to our attentionThey have given notice to move out and their apartment is currently on the market for $1178.00, over $more than they were leasing the apartment forThis is an *** SF bed bath apartment. Our smaller two bedrooms and some of our one bedrooms are leasing for higher rates than the ***' are paying at $975.00.In addition, I would like it noted that on Friday 1113/17, *** *** came into our leasing office and was very disruptive to our business, yelled at my employees and told customers in our lobby not to lease here and that we were terribleShe was on her cell phone talking to her husband while talking to my employees about a day notice to vacate they were given for failure to pay their rentThey were adamant that *** MUls had given the rent to one of my employees in the form of money ordersMy assistant asked them to provide a copy of the money orders or their receipt for the money orders so we could trace our records*** *** stated this could be fOUltd in a book at his apartment*** *** went to the apartment and returned to the office with the money orders still attached to the receiptsThey had never been brought to the office, My assistant let *** *** know that he understood mistakes happen and that he would waive the late fees for them.Please feel free to contact our office if there are any questions

managerI was never informed of any returned check on February until March 3rd when I went in to pay my rent for MarchI have never received any notice on
2-23-because if that was the case I would have been at that office the same
day to find out what was going onIf you take a good look at those documents
with some parts crossed and written in pen it tells you that this is not
authenticThis shows how far they can go just to make you pay feesOn March 3rd we had a discussion about the check and I told him that it should not have happen
and that I have to check with my bank because I did have money in my accountI
paid both months on the spot he took the check but did not mention that I still
have to pay $for late fees so I though the issue was resolved since
sometimes management can waive fees like thatI paid April’s month without any
issues or any notification that $was still pendingCame back in May and I
started inquiry about my bill for the month of May because I had not renew my
contract yet which was supposed to end in the middle of the monthHe told me
that I have to pay $on top of almost $for the monthI gave him a
check for the month without those fees and I requested to have his supervisor
name and phone to resolve this issueHe wrote a barely visible name all I
could see is *** on a paper and the customer service phone number and gave
it meThis is so unprofessional it shows you how much they don’t care about
their residentI spent the next weeks after that calling the number and
receive a case ID with no follow upI then find out that the lady Miss ***
have her office inside the property as well but he did not tell me thatI
finally was able to get her on the phone to set up an appointment and discuss
the issueOnce on the phone I told her that I had a complaint about Mr ***
and the rent issue, she refers to me as “The lady with the check return”
telling me that he followed the procedure, and that she will bring me to court
and get me evictedShe did not explain anything or gave me the opportunity to
explain myselfShe said I can come and see her but it will not make any
difference and that I am responsible for the chargesI feel like I am trying
to communicate with a bunch of uneducated is who don’t know anything about
serviceMy apartment is full of roaches and every month I get charge for pest
controlThe last time I called for pest control it took then months to have
someone to do a full treatment which was not effectiveI have been paying my
rent for the last months without any issue and on time regardless of the
poor service that I have received in returnI am fulling capable of paying my
monthly rent and we will go in front of the judge to settle thisI have reach
out to them so many times without response at this point it is going to be the
judge decision

In response to the complaint dated 5 I 19 I 16, we feel this is an unjustifiedcomplaint. We followed the lease agreement and charged NSF fees and latefees accordingly. As Ms[redacted] states in her complaint, she had a checkreturned from the bank for insufficient funds. She was sent a letter...

onFebruary 23rd explaining the fees and balance due. She failed to pay the feesin March and April and was notified of the full amount owed. She againbrought in a check for May without the balance due from the NSF and latefees. This check was returned with details of what she owed. A notice tovacate was sent on 5113116 and eviction was filed on 5125116. Ms. [redacted]called and spoke to me yesterday 5126116 and I explained to her what all sheowed. She is now responsible for the late fees, NSF fees and $116.00 filing feefor the eviction. We will need payment in certified funds in order to dismissthe eviction. Her full balance including June rent will be $2299.69. I haveenclosed her ledger, lease and letters that were sent to her for your review.
