Revdex.com:
I have reviewed the offer made by the business in reference to complaint ID***, and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear belowThe Mattress was not removed it was taken across the street next to another apartment because YOUR *** *** stated YOUR Maintenance did not have a truck to throw it awayFirst off why are people throwing away mattresses in the front lawn of your property anyway without regard from you allIF one apartment has reports of bed bugs wouldn’t make since to inform the other apartments of precautions to take to prevent them from spreadingNow my Spanish speaking neighbors has let it be known that *** has not visited their apartment as often as you like to mention but that’s not my issueYOUR *** also was informed that one of the *** contractors told us that the neighboring apartment would not let them in during a so called inspection
When *** came out and supposedly checked the whole complex again they said there was not roaches nor bed bugs might I add this was in-between the time frame of the first time of the Revdex.com complaintNow you mentioned that apartment *** was inspected why it was inspected when this apartment bedroom were not near my bedrooms*** master bedroom and second bedroom share the same wall so wouldn’t that make sense for both apartments to have themWhich I have had to buy a whole new bedroom set because of thisI have not had any prior issue with bugs in the three years that I have been at this complex but within this last year “new neighbors” prior neighbors were of the same race so clearly race is not my complaint
*** does not leave any notice that they were in apartments so I will think they never came
Let me add after speaking with your property *** after the first Revdex.com complaint she mentioned that different races have been known to bring many bugs and since it is an apartment complex bug issue will happen and some folks are used to living with them and some are notMight I add my apartment is still dealing with roaches’ where again *** has supposedly treated it for that as wellLike your whole complex is dealing which let me guess *** is stating there isn’t any signs of that also
Second I seriously doubt this is the first time the other apartment has had the same issue like we have and I will explain why in this responseFirst off the reason why I was not charged in October because you’re contracting company stating it was within six months so I would not be chargedYou mentioned me not being charged during that time is irrelevant being that your management team should know that alreadyYour *** *** failed to inform you that I requested *** to come out twice in June because the first time they claimed to not see anything but the second time they didNow explain to me why that is, clearly the contracting company you hired had failed to do what they are trained to do, second anytime your treated for bed bugs it is to happen more than once and as you mentioned it was inspected after the first treatment, after my treatment *Which was just steam no chemicals were used like the first time* it again was only inspectedWhen I called and reported it again your contracted company came out supposedly because nothing was left in my home to notify me they were there and they reported that they did not find anythingNow I then again requested for them to come out again because it seems your contracting company doesn’t do their job like you pay them to doYour property *** told me that *** again did not find anything and for me to bring them a live bed bug to show proofI sat on the phone with your property *** and *** was standing near her and I over the phone while at work directed them where there was a live one that was caught earlier that week and explained to them where to look for marks from the bugs on the mattress cover which was bought and placed on all beds in the room like we were instructed to do the first time *** came out to my apartment in JuneWhy am I telling your contracting company where to inspect and what to look for? After the third time of them going into my apartment all of a sudden they saw the marks from the bugs and stated we would be treatedMight I add the first time my apartment was inspected covers were pulled back to check thoroughly and none of the times after that was this done Now you noticed I said third time and this is because the first time they claimed to have come they stated there was nothing, the second time they came again nothing
To mention that my apartment will be charged because we possibly infested the other apartment is completely and utterly wrongClearly the Colony Management isn’t checking their apartment complex and contracting company’s thoroughly too even have a response like this and not once have they contacted me personally to verify anything

*** *** and *** *** moved into *** *** ***on October 24, 2014. Mr*** signed the move in inspection on October 24, acknowledging the carpet was new throughout the apartment and there was new vinyl in the bathrooms and kitchen. Upon move out
estimates were obtained reporting pet damage and bleach to the carpet which had to be replaced. In addition walls were heavily marked and stained with grease, resulting in tenant charges. The $security deposit was credited to the account and Ms*** and Mr*** were sent a Final Account Statement (Exhibit #1) to the apartment address, as they left no forwarding. Upon contacting Colony Management Ms*** gave her address and signed a Payment Arrangement agreement with the Accounts Manager, Marie R*** on October 26, 2015. (Exhibit 1A) Payment was also made to the account at that time in the amount of $via money order and credited to the balance. (Exhibit #and #2A) This left a balance on the account of $as stated and agreed by Ms*** in her complaint. No other payments have been received from Ms***, nor has she presented any receipts of payment or where the alleged $money order payment was purchased. On January 5, Mr*** *** submitted a money order in the amount of $(Exhibit #4) which was credited to the account the next business day January 6, 2016. To date the new balance is $700.00.
As stated in the signed Payment Arrangement form, if payment in not received the account will be sent to the attorney's office for collection with additional fees and interest added. Payment of $will be due by February 5, to avoid having this account turned over for collection. If payment is made we will gladly resume working with Ms*** and Mr*** to satisfy their outstanding balance and to keep them from incurring unnecessary attorney fees and court costs

Dear *** ***,
On April 17, *** *** contacted The Cloisters leasing office to inform them a mattress had been placed in front of her apartment by the neighbor in apartment ***, which had bed bugs on itThe ***, ***
***, had maintenance remove the mattress. She also contacted *** *** *** *** to have apartment *** inspected for bed bugs, as well as the surrounding apartments, *** and *** *** *** inspected the apartments on April 21, 2014, which

*** was scheduled to be treated on April 28,and *** was scheduled to be treated on April 30,
Notices were sent to both residents on of how to prepare for treatment and when treatment would take place. A second notice was sent as a reminder.
When *** *** came to treat *** they had not prepared their apartment for treatment
When *** *** came to treat *** they had not prepared their apartment for treatment
Both apartments have been rescheduled for May 5, 2014. This is the first time *** has had bed bugs. This is the 3rd time *** ***, *** has had bed bugs.
In June *** *** reported to the leasing office that she thought she had bed bugs and upon inspection by the pest control company on June 21, it was confirmed The surrounding apartments were inspected as well and no bed bugs were found Her apartment was treated on June 25, and she was
charged for the treatment. On July 9, the pest Control Company did a follow up inspection and found no bed bugs. September 17,
*** *** contacted the leasing office again stating she thought she had bed bugs and the apartment, as well as the surrounding apartments, was
inspected, and her apartment was the only one found to have bed bugs. Her apartment was treated on September 27, 2013.
On October 10, a follow up inspection was done by *** *** Pest Control Company and no bed bugs were found
** *** was not charged for her September bed bug treatment, however, she will be charged for the treatment scheduled for May 5, 2014. Since she is the only person in the area to have experienced bed bugs it is possible that she has infested the neighboring apartment, not the other way around

Review: I was living in The Cloisters apartments owned by colony management for a year. My lease was supposed to be a 9 month lease, which ended up being a 13 month lease due to myself not turning I'm the paperwork stating I wanted to move. My move out date was September 30, 2015. A notice was sent to my old address in the cloisters stating that I owed 1200 worth of property damages due to pet damages to the carpet which I did not have a dog and due to tiles that had to be pulled that were already messy when I moved into the unit. Never did I turn in the initial property inspection checklist after my move in date. I proceeded to set up a payment plan with colony management only because it was on my rental history and I was unable to move anywhere else because of this. I went and set up a payment plan which 200 from my initial deposit was already added to the funds due. I made another 200 payment as the start of the payment plan making my balance a even 800. When I called to verify the remaining balance I was told they didn't show that I made a payment in their system. I keep all of my receipts. Colony finally called and stated they did receive my payment for the month of November and October and gave my a copy of the payment plan that was signed by a colony rep and myself. I paid another 100 for the month of December as my plan consist of 100 a month for the next 8 months. I was left with a balance of 700. Today 1/5/16 another 100 payment was made only to find out they have me at a balance of 700 remaining which is supposed to be a 600 balance. This is very ridiculous and I'm quite upset and fed up with the unprofessionalism. I have all my receipts and I will be getting a lawyer involved if this is issue does not cease. Thank you for your timeDesired Settlement: I would like the correct balance of funds in which I owe to the property and copies of all the paperwork of my monies being disbursed.

Review: For the past year since my newest neighbors have moved in we have had issues with bed bugs and/or roaches. We have had issues with bed bugs on two incidents within the past year and are now coming up on our third. Within the last 2 weeks we have identified some in our bedroom, we have not traveled anywhere within the past year to have brought this in the apartment. Last week when we came home on Sunday 04/20/2014 we see a box spring outside on the lawn, we took pictures of it because we could see the track marks from bed bugs. The box spring was right in between our yard and our next door neighbors yard ([redacted]). When we found the bed bug in our room we put it in a plastic bag we were told by managment that [redacted] would be out to look at the apartment on 04/21/2014. I called to find out that someone said in the office that they had been out but no indication of such was left to let me know. On 04/23/2014, they said they came to the apartment and did not find anything, I was then told that I needed to collect one to show proof, as if I have a reason to lie. I didn't know people like to lie about having bedbugs. The person from [redacted] went back out to get it and the scheduled a time for them to come this week. Every time [redacted] has come out they have only treated the apartment once, if you read up about bedbug treatments it takes numerous treatments. I have already footed the bill once last year in July, now we are going to have to foot the bill again. The only thing that saved us the 2nd time was because it was within a 6 month timeframe. Then to have to be told I need proof to prove my claim. Obviously the apartment is infested meaning they are probably in the walls. I have lived here for three years never had this problem until my new neighbors moved in. Sad to say but it is the truth. The office did not even ask me for the picture of the box spring that I took that was lying in the lawn, that I left a message about. We have done everything purchased new furniture, brought bed bug mattress covers, contacted them and every time it feels like a deliberate smack in the face.Desired Settlement: I would like the apartment next door # [redacted] to be inspected and have that apartment treated also. There is no point in only treating our apartment when it is very aparent that they have them also (the box spring outside). I would not like to have to foot the bill again, they need to have paramount come out more than once to treat the apartment. We have literally done everything we were told to do and again we are having the same issue. Who goes to say that them treating it one time each time has done the job.

I think this is a bad customer service experience and I do not feel they really care. Being bit by bed bugs is disgusting and to constantly tell them we believe they are coming from next door and nothing is being done is frustrating. I really would like to get 12 on your side involved to do a story on this apartment complex maybe bad media will make them change their tune and do something when people are constantly complaining about bugs in their apartment. The last time we filed a complaint it was them saying oh we did this we received your phone call this day or that day. I could care less when you received my phone call because I can get my phone records, what are you going to do about this problem that continues to re-occur with the bugs?

Dear [redacted],

On April 17, 2014 [redacted] contacted The Cloisters leasing office to inform them a mattress had been placed in front of her apartment by the neighbor in apartment [redacted], which had bed bugs on it. The [redacted], [redacted], had maintenance remove the mattress. She also contacted [redacted] to have apartment [redacted] inspected for bed bugs, as well as the surrounding apartments, [redacted] and [redacted]. [redacted] inspected the apartments on April 21, 2014, which

was their first available appointment, and found [redacted] and [redacted] to have bed bugs.

[redacted] was scheduled to be treated on April 28,2014 and [redacted] was scheduled to be treated on April 30, 2014.

Notices were sent to both residents on of how to prepare for treatment and when treatment would take place. A second notice was sent as a reminder.

When [redacted] came to treat [redacted] they had not prepared their apartment for treatment.

When [redacted] came to treat [redacted] they had not prepared their apartment for treatment.

Both apartments have been rescheduled for May 5, 2014. This is the first time [redacted] has had bed bugs. This is the 3rd time [redacted], [redacted] has had bed bugs.

In June 2013 [redacted] reported to the leasing office that she thought she had bed bugs and upon inspection by the pest control company on June 21, 2013 it was confirmed. The surrounding apartments were inspected as well and no bed bugs were found. Her apartment was treated on June 25, 2013 and she was

charged for the treatment. On July 9, 2013 the pest Control Company did a follow up inspection and found no bed bugs. September 17, 2013

[redacted] contacted the leasing office again stating she thought she had bed bugs and the apartment, as well as the surrounding apartments, was

inspected, and her apartment was the only one found to have bed bugs. Her apartment was treated on September 27, 2013.

On October 10, 2013 a follow up inspection was done by [redacted] Pest Control Company and no bed bugs were found.

[redacted] was not charged for her September bed bug treatment, however, she will be charged for the treatment scheduled for May 5, 2014. Since she is the only person in the area to have experienced bed bugs it is possible that she has infested the neighboring apartment, not the other way around.

I have reviewed the offer made by the business in reference to complaint ID[redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.

The Mattress was not removed it was taken across the street next to another apartment because YOUR [redacted] stated YOUR Maintenance did not have a truck to throw it away. First off why are people throwing away mattresses in the front lawn of your property anyway without regard from you all. IF one apartment has reports of bed bugs wouldn’t make since to inform the other apartments of precautions to take to prevent them from spreading. Now my Spanish speaking neighbors has let it be known that [redacted] has not visited their apartment as often as you like to mention but that’s not my issue. YOUR [redacted] also was informed that one of the [redacted] contractors told us that the neighboring apartment would not let them in during a so called inspection.

When [redacted] came out and supposedly checked the whole complex again they said there was not roaches nor bed bugs might I add this was in-between the time frame of the first time of the Revdex.com complaint. Now you mentioned that apartment [redacted] was inspected why it was inspected when this apartment bedroom were not near my bedrooms. [redacted] master bedroom and second bedroom share the same wall so wouldn’t that make sense for both apartments to have them. Which I have had to buy a whole new bedroom set because of this. I have not had any prior issue with bugs in the three years that I have been at this complex but within this last year “new neighbors” prior neighbors were of the same race so clearly race is not my complaint.

[redacted] does not leave any notice that they were in apartments so I will think they never came.

Let me add after speaking with your property [redacted] after the first Revdex.com complaint she mentioned that different races have been known to bring many bugs and since it is an apartment complex bug issue will happen and some folks are used to living with them and some are not. Might I add my apartment is still dealing with roaches’ where again [redacted] has supposedly treated it for that as well. Like your whole complex is dealing which let me guess [redacted] is stating there isn’t any signs of that also.

Second I seriously doubt this is the first time the other apartment has had the same issue like we have and I will explain why in this response. First off the reason why I was not charged in October because you’re contracting company stating it was within six months so I would not be charged. You mentioned me not being charged during that time is irrelevant being that your management team should know that already. Your [redacted] failed to inform you that I requested [redacted] to come out twice in June because the first time they claimed to not see anything but the second time they did. Now explain to me why that is, clearly the contracting company you hired had failed to do what they are trained to do, second anytime your treated for bed bugs it is to happen more than once and as you mentioned it was inspected after the first treatment, after my treatment *Which was just steam no chemicals were used like the first time* it again was only inspected. When I called and reported it again your contracted company came out supposedly because nothing was left in my home to notify me they were there and they reported that they did not find anything. Now I then again requested for them to come out again because it seems your contracting company doesn’t do their job like you pay them to do. Your property [redacted] told me that [redacted] again did not find anything and for me to bring them a live bed bug to show proof. I sat on the phone with your property [redacted] and [redacted] was standing near her and I over the phone while at work directed them where there was a live one that was caught earlier that week and explained to them where to look for marks from the bugs on the mattress cover which was bought and placed on all beds in the room like we were instructed to do the first time [redacted] came out to my apartment in June. Why am I telling your contracting company where to inspect and what to look for? After the third time of them going into my apartment all of a sudden they saw the marks from the bugs and stated we would be treated. Might I add the first time my apartment was inspected covers were pulled back to check thoroughly and none of the times after that was this done. Now you noticed I said third time and this is because the first time they claimed to have come they stated there was nothing, the second time they came again nothing.

To mention that my apartment will be charged because we possibly infested the other apartment is completely and utterly wrong. Clearly the Colony Management isn’t checking their apartment complex and contracting company’s thoroughly too even have a response like this and not once have they contacted me personally to verify anything.

Review: I live in the [redacted] Apartments and I have lived here 3 years within the past year I have had issues with roaches and bed bugs that have resulted in numerous service calls and pest control coming out to the apartment. I do not travel my home is not nasty so how and why roaches are in my apartment baffles me. Within the past month I have called three times about the roaches and no one has come to spray the apartment, but spraying the apartment is not doing anything because they are in the walls. They have even had an inspector come out to inspect all the apartments for bed bugs. This is truly disgusting and roaches carry diseases and I am allergic to them so this is causing so many health issues for me. All of the apartments are infested some worse than others and I feel they are doing nothing they need to quarantine the apartments and really do a good dig into the apartments instead of constantly putting bandaids on the issue. I called today and the mailbox was full so again I am still wating for someone to come treat the apartment.Desired Settlement: I just want colony management to do something better customer service and pay attention to who they are renting to. I would like my apartment thoroughly sprayed and the holes in the walls corked because that is where the roaches are coming from. Please do something.

Dar [redacted],

I have received your letter, as well as the complaint filed by [redacted], ID [redacted].

[redacted] moved into her current apartment on December 31, 2010. Since we have had a management change at the property, we can only address any issues in the apartment for the past 12 months.

During 2013 she contacted the [redacted] Apartments leasing office twice requesting regular pest control services in her apartment. The first request was on February 11, 2013 although we have no record of the pest control problem she was having as the comment section of the order was left blank.

The second request for service came on September 18, 2013, at which time she stated she required treatment for roaches. Her apartment was treated by an outside pest control contractor that day for roaches.

In June 2013 [redacted] contacted the leasing office stating he thought she had bed bugs. Her apartment was inspected on June 21, 2013 and bed bugs were confirmed. Her apartment was treated on June 25th and cleared of bed bugs during a follow up inspection on July 9, 2013.

On September 18, 2013 [redacted] contact the leasing office again stating he thought she had bed bugs again. Her apartment was inspected that day and bed bugs were confirmed. Her apartment was treated by an outside Pest Control contractor on September 27, 2013 and cleared of bed bugs during a follow up inspection on October 10, 2013.

[redacted] neighboring apartment [redacted] called the leasing office once in 2013, asking for pest control treatment for roaches. It was treated on July 1, 2013 and they have not made any further requests for pest control.

[redacted], [redacted] other neighboring apartment has never complained about roaches nor have they ever requested pest control services.

In October 2013 every apartment at The [redacted] Apartments, all 302, were inspected for signs of roaches and/or bed bugs. At that time [redacted] apartment, [redacted], as well as both the apartments on each side of her – [redacted] and [redacted] – were noted as “no signs of roaches or bed bugs” by the outside Pest Control contractor.

Neither [redacted] nor [redacted] have ever been treated for bed bugs or experienced a roach infestation.

We have had no complaints from [redacted] since her September bud bug issue.

Once we received your letter the manager contacted [redacted] and made arrangements for any cracks to be filled, however, we had not had a request from [redacted] about this work prior to the letter. We were unaware there was an issue.

[redacted] remains on our normal pest control rotation schedule.
