I am rejecting this response because:I never received a response back after even the first time I responded to their original denial. Also, I wanted an explanation from them, as to what the "past rental" credit they are referring to. The low credit score is not the problem. They told me that it was due to rental balance and/or improper notice, which I have never had. I have all copies of my credit scores, and the problem is that they are claiming false reasons. I have a copy of the original denial, and it clearly states due to past rental balance and/or improper notice. Also, as I stated, it is illegal to deny a copy of the credit score obtained by said landlord/property management/business if it is requested by possible tenant. This law is in effect so that landlords/property management cannot just take a credit score payment and never run a score, therefore the tenant paid for nothing. It also clearly states in their denial letter that I need to send a written response if I would like to challenge the denial (which I did and never received a response).

Ms *** applied for a rental home with her finace on Oct 5, 2016, after reviewing her application and the credit and background report her application was declined due to Credit Score, Landlord Collections - Credit; Proper Notice Not Received, Rental Balance - Rental HistoryA written response
and explanation of the decision was sent to Ms *** on Oct 8th which included instructions on how to request her own copy of the credit report at no cost directly from the provider (Equifax) or from RealPage Inc the vendor we utilize to facilitate these reportsOn Oct 19th, Ms *** responded asking for a copy of her credit report to which we responded with the instructions (again) on how to obtain a copy of the report as requested

First off, Caymus Properties is a long standing professional property management company and definitely not involved in any fraudulent activities. Our single family rental houses are typically 100% rented but when we do have a vacancy the response and demand is extremely high and the
property which Ms *** inquired about was no different with several hundred inquires for that single home. As a result we have designed our process to be as efficient and informative as possible and provide all the information needed to process prospect applications as well as provide information on the properties in written format (e.gemail and websites). Unfortunately, responding to every voicemail inquiry for the same information is time and cost prohibitive at this time. At any rate, Ms *** received multiple email communications to the email address she provided requesting additional information from her which is required to finalize her application, information which she never provided, leaving her application only partially completed while other applicants were successfully moving forward. Because we do process application information as we receive it and there are significant costs involved, as a policy we are unable to refund application fees but we do offer to keep completed applications on file and available for other available homes for up to days. In Ms *** case, I did make an exception and a refund check for 100% of her application fee was issued to her on Jan 16th and has subsequently be cashed by her clearing our bank account. When I learned of her dissatisfaction and complaint I also personally called her to let her know about that refund. We are sorry that she was frustrated in the effort to find a new rental home and we agree with her that current lack of available suitable rentals in the Sacramento region is major issue which is creating an enormous challenge for families. Again, I do not understand why my initial response to the Revdex.com on this matter was not received / saved / etc but none the less I appreciate you help in updating the file.
