Mr. [redacted] makes various claims that our Company has not been truthful in the design and construction regarding energy efficiency of his new sunroom addition. Keep in mind, this addition is built in the City of Boulder which requires some of the most energy efficient construction in the State. We...

have followed all construction to our designs, exceeding all of the energy standards required by City of Boulder. It was Mr. [redacted] who did not follow our recommendations to install even more energy efficient product in his new addition. We suggested an R-40 structural insulating panel floor which would mean removing his deck.  Mr. [redacted] opted to keep his old deck insulated with fiberglass insulation, which is a much lesser R-value. Mr. Lakritz, not comfortable with the lesser R-value floor, then had his floor foamed with insulation after we finished his addition. All could have been solved initially if he would have just followed our suggestion. He then made a decision to install a lesser energy efficient, cheaper skylight system. We suggested our glazed roof system that incorporates some of the most energy efficient glass ever manufactured, which he declined. Mr. [redacted] 2x6 walls, solid R-48 roof sections all meet the stringent Boulder standards, with glazing window and door product that further exceed the International Residential Code and energy efficient standards required by Boulder. What Mr. [redacted] has been discussing, which is the only energy issue in his addition, is a 3” wide piece of metal pan flashing that is installed below the fixed glazing of the sunroom to divert water, protecting the wall below. We have installed this same flashing detail hundreds of times, including in the mountains and my own house, we never had condensation as Mr. [redacted] experienced. In an effort to mitigate the issue we isolated the flashing with sealant and molding. The attempted fix helped, but did not completely resolve the issue. We collaborated with Mr. [redacted] and designed a non-conductive flashing detail. This time we removed all of the front glass of the sunroom, a big endeavor and installed the new flashing detail. While we were installing the new flashing and after the work was completed, Mr. [redacted] started in on the crew, making disparaging remarks about the company Owners and started directing our project manager as to how we were going to extend our warranty for a year and put it in writing. He then sent me an email to how this warranty should read, per his terms. What Mr. [redacted] failed to recognize and continually deny is condensation, caused by hot meeting cold and by humidity in the air. Contributing to the condensation problem is the interior environment of Mr. [redacted] own home, his home must have environmental problems of too hot or too humid, contributing to the excessive condensation. We are sure the fix of the flashing will solve the issue with our construction, but assuredly will not fix the contributing problems with Mr. [redacted] own home conditions. We generally cover any problem with our construction regardless of time. The final draw was how Mr. [redacted] conducted himself in front of my employees, dealt with me on the phone, where I reluctantly had to tell him I was hanging up because he would not let me get a word in edge wise.  Enough was enough. We have received a complaint from Mr. [redacted] to the Revdex.com because we completed every detail of our contract in a professional workmanlike manner, provided warranty service as the contract allows, provided construction of additional work not included in the contract and never charged for the work, including warranty service from not only us, but also our vendors, and because Mr. [redacted] has to have the last word, he files this complaint.  Mr. [redacted] has a beautiful addition that is energy efficient, it only had one small conduction problem, which we addressed and fixed, meeting all the conditions we are obligated to in our contract.  Mr. [redacted] should be happy he is dealing with a Company that completes its work, has built some of the most spectacular sunroom ever constructed, including numerous awards for its work, cares about design with energy efficiency and strives to never have an unhappy customer. Unfortunately, there are exceptions no matter how hard we try. Mr. [redacted] complained about the time frame of the start date, which he was fine with when we started the project, knowing the delay was beyond our control. The problem he has with time frame is a discussion he should have with the Boulder Building Department, which took several months to process our permit.   [redacted]
