Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] and have determined that this does not resolve my complaint For your reference, details of the offer I reviewed appear below.I can accept the appraiser was hired by a lender to perform an appraisal on my property Unfortunately, his unprofessional attitude towards my wife has not been addressed He treated my wife with such a negative attitude, my wife does not ever want to see or hear of his name again She feels that he treated her like she was invisibleThe appraisal came in under value because of the lack of pride and professionalism by [redacted] I don't know or understand why when he completed the first appraisal when we purchased the property that he marked a full basement, and showed the walkout patio from the Master Bedroom In the second appraisal for refinance, he literally marked our basement into a crawl space, and did not even mention the walkout patio from the Master Bedroom Also, he didn't mark that there was an upgrade in the Kitchen, when according to both of his appraisals on said property, you can plainly see that he performed his duties with negligence He keeps saying that he cannot talk to anyone about the appraisals, sure, that is fine I had to provide the lender with the monies for [redacted] to perform the assigned duties In essence, because I had to provide the monies, he had to perform the assigned tasks I will not accept any of his lies, or anything that [redacted] has to say except that if he doesn't own up to his mistake, and as I'm a Disabled American Veteran, I will work with the VA System and have him removed from their Appraiser List Regards, Darrel Cappetta

I was given an appraisal Assignment by a lender to do an appraisal on [redacted] residence. the lender has paid me a fee to do the appraisal. The lender is my client. I cannot discuss the apprasial with anyone but the client. If I did I would be violating the confidentialty rule of USPAP-...

Uniform standards of Professional Appraisal Practice. I have provided no service for [redacted] and he has paid me no money, the service was for the lender/client and the fee was paid for by the lender/client. When I did the inspection of the subject property, [redacted]  was not there, however, his wife was. I have done thousands of residential appraisals in the past 14 years, I always do and say the same thing; I give the homeowner my card, I say thank you for your time and enjoy the rest of the day. I did not treat anyone in a disrespectful way.

I am a real estate appraiser. A lender hired me to appraise a property for [redacted]
The lender hired me to do the appraisal and they have paid me my fee. I have never done business with [redacted]
Mr. Cappetta  has paid me no money. My Client is the lender and the lender has no complaints.
I cannot talk to anyone about the appraisal except the lender who is my client. If an appraisal comes in
Lower than expected the home owner can’t demand a refund. If a refund is given it would violate
Federal Law because an appraisal can’t be performed on real estate with a pre-determined outcome.
