I feel that there should not be a $200 fee for them to rent out the room.  The lease does not begin until August 15th.  They have time to rent out the room as they say they can do.  She has already paid the above amount once, which I can see that they can keep this.  Normally, in this situation, if a student is unable to rent out a place where they signed a lease, they loose their deposit, but with several months available to rent out, they are not required to do anything else.  The landlord simply rents out the place.  We would sign the paperwork they want us to sign if they remove the fee, and guarantee that she will not be responsible for the room not being rented out.  She told them a month ago that she would be unable to rent out the bedroom.  That is plenty of time.
