Commonwealth Real Estate Services, at the direction of the ownership entity it represented, sub metered the property in
All residents were provided a detailed document identifying the pass through charges to the residents associated with the sub metering
Commonwealth Real estate Services also organized a question and answer forum at a local meeting hall to answer any questions that the residents had concerning the project
In short, all residents have a water meter installation charge that lasts for months, then goes away
Also, a monthly meter reading charge is also in place
Commonwealth Real Estate performed the sub metering according Oregon Real Estate Law and statute
The Oregon Public Utilities Board also signed off on the process and inquiry from this same resident
Additionally, Commonwealth Real Estate Services no longer manages Mountain Shadows
A letter was mailed to all residents about the ownership change at the beginning of March, 2017, prior to this complaint being filed

I am rejecting this response because: I want the TOTAL amount for the installation!!I was never given that amount in writing, only the monthly charge!  Also, I am aware that you have PURCHASED MOUNTAIN SHADOWS-don't lie to me!

Dear Ms. [redacted].Thank you for the notification. I see this is described as a second notice, and I want to let you know we have never received any notice from the Revdex.com prior to this.  This notice was found in our spam filter as it went to an old email address.  Please update your records...

to reflect the updated email address of [redacted]  Jim R[redacted] is the Regional Manager of this community and below is his response to the complaint.  In response to the complaint from resident [redacted], we did receive a certified letter, however, I, Jim R[redacted], was out of the office on vacation for two weeks an unable to respond.  During that period, resident [redacted] –[redacted] was in direct contact with the onsite property manager, multiple times, daily.We appreciate our residents providing their opinions and suggestions as to how to operate our communities and we are always willing to listen.Specifically, speed bumps are painted every other year or as necessary. This is a function of weather permitting.  The only street sign that is legal, is the address of the community. There is a 60 X60 sign at the entrance of the community with the address and a directional map to each residence. We are not able to install additional street signs other than traffic and speed.
The office hours are adequate. Office hours are three days a week for 5 hours a day and two days a week the Manager is on the property assisting with maintenance of the community.  His cell phone is posted on the front window of the office and is available at all times in case of emergencies.  The manager also lives on-site.
Finally, this is a manufactured home park. While we endeavor to encourage our residents to live within their home in a healthy manner, we cannot control the presence of roaches because we do not own the homes.  There is a home near resident [redacted]’s that is in abandonment, however, we are not able to work on the home until the abandonment expires. There is a legal process we need to go through in order to take possession of a home.  Certainly if there is an issue with pest control, it will be addressed immediately.All of these items are and have been on the list and budget for the coming year or sooner if our budget allows.I would also like to add that Mountain Shadows Manufactured Home Park was awarded “2015 Best Business in Sweet Home.” This speaks volumes for our community and its operations.We do not believe this to be a Revdex.com issue, yet rather a resident relations issue that we will continue to monitor and address as necessary.Best regards,
