This complaint is for Rustic Ridge which is not our property It was sold over years ago

I am responding to the complaint that has been filed on behalf of [redacted] I have read through the complaint and we are now researching the erroneous payment that he claims was deposited Once we confirm that the payment was indeed received and deposited, we will certainly issue a refund check in the fill amount of the original payment I cannot explain why this issue has not been addressed sooner, but now that I am aware of it, I can assure that we will do our best to have it resolved as quickly as possible [redacted] apologizes for the inconvenience and frustration this has caused [redacted] We look forward to resolving this issue as soon as possible

I am writing in regards to complaint id ***. Due to privacy I can not comment regarding
their specific application but I can explain our resident screening criteria
and process.
When
an application is submitted for residency, our
office staff members will process the application through our screening company
LeasingDesk. With the applicant provided
information a credit and criminal screening are completed. Based on the criteria set with LeasingDesk
our staff is given an approval or denial of the application. Once we receive the approval/denial we
contact the application with the results.
In this particular case the results were a denial. At this time we also send a letter to each
applicant stating the reason for the decision.
On this letter there is contact information for LeasingDesk if the
applicant needs to dispute the information that caused the denial. The application that is signed by each
applicant states that the application fee that is paid is a non-refundable
fee.

we NEVER received anything in writing stating why we were denied from this company. We made multiple attempts to gather more information on why we had been denied. The staff was either not in the office or Did not respond to calls. Finally my boyfriend had actually gone into the office and never was shown anything in writing of why we were denied. We had only been told over the phone about why we were denied. If it is non refundable the information for the application should be entered correctly. The person was very unprofessional by not being into the office at times I was told they would be. It is unacceptable that we were denied due to employee and not our actual background check, credit check etc.  I am still requesting a refund of $30.00.

All adverse action information is mailed to the address that
is listed on the rental application that is provided by the applicant.  As stated previously, we enter the applicant provided
information into a software system and are given an approval or denial.  An employee is not the one that makes the recommendation.  This is why we provide the adverse action letter
after the decision is made.  All
application fees are non-refundable.  Attached
is a copy of our application that states the information about application
fees.  Our office is staffed by one
person so we are at times not in the office or unavailable.  We certain try to be available at all times
to answer the telephones or help people in person.
