The letter is in response to complaint ID *** regarding a rental property that was shortly managed by Complete Property Management & Investment Realty, IncThe owner of the home had requested our services of management for a single family home that she recently vacated in November
Her request was for our company to advertise, show, lease, and furthermore manage the tenancy once occupiedOur company began advertising the home immediately and it drew in a lot of interest from potential applicantsThe home was left in decent condition but it needed attention in order to make it move in readyWe suggested the carpets be professionally cleaned in order to determine if they needed replacement due to pet damage and a strong urine odorThe owner ordered the cleaning quickly, there is documentation enclosed that states she knew there was pet odor upon vacating her homeUpon returning to the home various times after the cleaning was completed, our staff noted the home still smelled strongly of pet urine and stains were unfortunately still presentThis documented in multiple emails that have been enclosed, there is also an email regarding two separate prospective applicants that reiterates the smell of the homeComplete Property Management suggested the carpets be replaced and we offered a bid from our local contractor that we have had success withThe owner refused to make the repairs and the home sat empty as we could not find an applicant that was willing to occupy the home in its current stateIn addition, we were not able to get approval to lower the rents in order to compromise with applicantsIn addition, we were not given funds to run a vacant propertyThe owner did not start her rental account with any money to allow payments on vacant utilities or other necessary repairsBecause of this, keys were not sent out to her until we received verification that all utilities were switched back out of our name and into hers again after management was terminatedThis took place on March 3rd and keys were mailed to her new home

To Whom it may concern, This letter is in response to complaint ID #*** regarding a rental property managed by Complete Property Management and Investment RealtyThe tenant claims that the policies and practices enforced by Tricia C*** and her management company are unethical and
unresponsiveThe tenant resided in the unit for approximately two and a half years before deciding to voluntarily vacate the propertyIt is claimed that management and maintenance were unresponsive to multiple service requests to have a water heater repaired/ replacedFollowing the repair, the tenant placed a days' notice to vacate then soon rescinded and continued to reside in the property for another I monthsRegarding her complaint of unruly neighbors, it is management's policy to enforce proper behavior of tenants according to their lease but management does not become involved in matters of neighborly disputes, it is always suggested to tenants to contact local police in matters that they feel they are either unsafe or there is the possibility of illegal activitiesManagement is responsible for sending maintenance to units in order to rectify any maintenance or service requestsIn this case, a minimum of hour notice is given to the tenant by posting a notice of inspection on their door and a copy is also mailed to the tenantIn the event of an emergency repair such as water leak or fire, notice is not legally required to enterIf tenant's have concerns regarding who is to be entering their unit, they are welcome to contact management in order to re-schedule if possible or have an additional member of maintenance or management availableThe tenant's security deposit was retained by management following the tenant's move out due to rents remaining unpaid for the final month of tenancyIn addition to rents, there were legal fees charged to the tenant because an open eviction case against the tenantVarious move out expenses such as cleaning and repairs were also charged to the tenant in order to return the unit to move in condition for new residentsAccording to section of the tenant's signed lease agreement states "Upon vacating the property, the deposit will first be applied to damages and cleaning, then to unpaid late charges, and then to rent"Because there was a large balance remaining after using the security deposit funds, the tenant was sent to our collection company in an effort to regain funds for the owner of the propertyThere is no documented correspondence from the tenant regarding the final closing statement that included a break down of all chargesThe tenant may contact our office to dispute or gain any information regarding their deposit return and did not do so until filing a complaint against the companyRegards,
