I lived in the inland empire. We had a major issues with roaches that was constantly reported to management. Management did very little to assist with getting rid of insects. We were also forced to move in the middle of our lease, resulting in charges and not getting our deposit back and actually owing. It was not our fault we were forced to move in the middle of our lease. There was a horrible leak with very bad mold. I honestly don't think they would have accommodated us if there wasn't another apartment available. They tried to move my 5 person family into a 1 bedroom apartment, which is completely illegal. It was about 1-2 months before they had an apartment ready for us.

Manager Luisa from the arbors apartments is rude, terrible, and does not care about her tenants. She will only take your money and not spend any on the complex even if its for your safety. A replacement need to be done.

Review: I lived at [redacted] in [redacted] since Jan 27 2012. Always paid my rent on time,never had and issue before April 13th, On April 13th I was coming into my house carrying about 14bags of groceries,when the lady [redacted].that lives downstairs from me came out her house got into my face yelling and screaming at me wanting to fight,Her father comes out saying he has a bullet with my name on it! So cops were called I went THAT DAY to tell the property manager my issue,and how I take pills for anxiety,and depression an have three kids and single,How I was scared for my life and my kids life and that I was moving cause I don't need this,She [redacted] then said "okay no problem". So I moved out and back in with my mother,I get a bill in the mail saying I owe them 484.00 and they taking my security deposit and then said I owe a remainder of 184.00!So I called [redacted] her([redacted])boss, she never called me back,then I called [redacted]s Boss [redacted] he never called me back,this letter said its going to a collection agent,Thats NOT fair to me nor my kids this is happening to us and the other lady still lives there without any repercussions for threatening my life and starting this.So I need help,they are trying to sue me for 484.00.I have video and pictures of this guy stalking outside my apartment waiting for me to come out,he's slashed my tires on my car called the cops about that too and told the property manager ([redacted])about that as well.But shes friends with the other girl so shes after me.This is so not fair.

Upon review of the charges against the resident’s deposit, the manager will waive the Insufficient Notice charge of $295. The remaining $189 will remain the responsibility of the former resident. A refund of $111 will be forthcoming.

Review: My name is [redacted] & I’m looking to file a complaint against one of your apartment complex “The Grove at Deerwood.” I recently moved in on September 5th 2014. Since I’ve moved in I’ve had nothing but issue with this apartment complex. I’m happy…I only signed a 7 month lease & may not be looking to renew my lease upon my lease ending. The first day I moved in the A/C did not work & the A/C control unit was so old in age I could not get it to work. I went into the office & made someone aware & they came to replace the A/C control but entered my apartment without leaving any type of notice saying they were there. I believe common courtesy for apartments when entering someone’s home, would be to leave some type of notice saying you were there. I ended up brushing that off & not saying anything because I figured it was a mistake. The following day I filled out my move-in check list & write down some things that would need to be corrected. One of the major things that were one my list was the toilet. I go to attempt to use the bathroom & discover the back toilet lid where the motor etc is located is too large for my toilet, & seems as though it was taken of a larger toilet & put onto mine. The lid caused my toilet seat not to stay up, therefore anytime I used the bathroom I had to hold the toilet seat up while using the bathroom. I’m sure you know I was not happy about that. I went into the office & told someone what was going on & was told it would be fixed the same day. I come back home after the office was close & discover it was not fixed, so I wait two days later then I go to the office again & say something about the toilet issue. I arrive to my home the following day & looked around my apartment & noticed someone has been in my apartment. I saw a few things from my move-in check list completed but not my toilet issue. I went to the office again & told them I was not happy with anyone entering my home without leaving a notice saying they were there.Desired Settlement: The next day I come home again & notice someone was in my apartment fixing something else from my move-in check list & again no notice left in my apartment. I call the office this time & request to speak with the manager of the apartment. I speak to her & express concerns about my toilet issue still not being fixed & me coming into the office about the notices not being left. I was told it was a management decision not to leave any notices & she will change that & have my toilet fixed the next day along with everything on my checklist then a notice will be left in my apartment. On September 12th the toilet was finally fixed & a notice was left at the door saying someone was there but my ice tray holder was still not installed in the freezer. I did not say anything because I figured maybe they had to order it. Now being told my september rent was lost. Review: I AM REACHING OUT DIRECTLY TO THE CORPORATE OFFICE OF CONAM TO DISCUSS TWO ISSUES I HAVE WITH A PROPERTY THEY MANAGE/ OWN, AND THE PROCESS OF HANDLING ISSUES WITH THE LEASING OFFICE AT RESORT AT THE LAKES [redacted] AVE LV, NV [redacted]. WHEN I MOVED OUT ON 08/2015. I LEFT ON GOOD TERMS, HOWEVER, WHEN I ATTEMPTED TO RENT A HOME IN THE LAS VEGAS AREA, MY ISSUES BEGAN. FIRSTLY, I CONTACTED THE OFFICE NUMEROUS TIMES TO REQUEST THAT THEY RESPOND TO "TOTAL REALTY" WHICH THEY FAILED TO DO ON NUMEROUS OCCASIONS, A WEEK LATER THEY FINALLY RESPONDED TO ME, IN WHICH THEY STILL FAILED TO RESPOND DIRECTLY TO TOTAL REALTY, WHO WOULD HAVE BEEN MY "NEW TENANTS". Review: I have been severely harassed by the Conam Management Corporation and The Conam Group,

the apartment located in [redacted], the rent is in writing Conam is trying to add additional charges that are not on the rental lease, Conam is trying to charge a additional $500 for my wife living with me, I am being harassed above measure consistenly knocking on my door every day, harassment day in and day out by Conam Management Corporation, I have sent official Complaints in writing to Arizona Department of Housing, I wrote a letter to [redacted], Senator [redacted] Governor [redacted], and to the Arizona Department of Real Estate, I am waiting on a response from all the government agencies,

I dipspute the Validity of the additional charges of $500 dollars that Conam Corporation is trying to charge me, I dispute the validity of this debt, I wrote to Federal Trade Commission, Consumer Financial Protection Bureau and I filed a complaint with Arizona Multi Housing Association. resides in the apartment home. In order to stay consistent we

use a third party company to run background and credit checks on all our

Review: I moved in on May 26th to Mandarina Apt to a very un-cleaned apartment.

- Trash area was not maintained well. Trash was constantly extending outside of the area, and my parking space is adjacent to this area which causes potential issues of damage to my vehicle. I have asked to change parking spaces and was told it was not possible.

- The hot water heater burst in my apartment, which lead to flooding of kitchen and bathroom. Although I am unable to verify, I do not feel that the hot water was checked prior to my move in as it was very old, and may have needed to be replaced years ago.

- Microwave – Handle was glued partially (opening at the bottom of the microwave), although the microwave seemed to work properly, I raised question of its repair and of potential radiation issues. My request was never address, so I eventually purchased a microwave.

- Washing Machine – The machine did not work, maintenance replaced the obviously old machine with another old machine. The machine was unacceptable.

- Dryer – The dryer did not heat properly.

- Carpet – The carpet was dirty and contained many stains. There was also flees in the apartment, and the exterminated sprayed the carpet during my first week. The carpet has not been cleaned since, as I thought I cleaning should have been scheduled after it was sprayed.

- Tub refinishing – The tub top coat peels as what seems to be regular paint. I requested refinishing and my request was unanswered.

I was given the lawyers contact information when I asked to be released from my lease. My issues were not handled properly and mgmt. should be aware. I understand that I signed a contract, but the company bears most of the responsibility in me leaving the complex. I noticed there has been several turn over in the office and maintenance crew which leads me to believe there were problems. I am asking the company to admit neglect and to not punish me with an early release fee when my apt was obviously not maintained properlyDesired Settlement: I wish to receive the amount that I paid for early termination fee, as I feel that the company failed there obligation to me as a tenant with was listed on my lease (p. 4 Section 30).

December 4, 2015Re: Complaint ID# [redacted]To Whom It May Concern,This letter is on response to Ms. [redacted]’s residency at [redacted] Apartments.In regards to the trash area, we offer valet trash service in which trash is disposed of by maintenance in the compactor area. This is completed on Mondays, Wednesdays and Fridays. Maintenance also cleans all areas of the property including the compactor areas 6 days a week to ensure cleanliness, if trash is ever extending out of dumpster area it would be taken care of promptly as it is located by a highly visible area next to our maintenance shop. We contacted Ms. [redacted] directly to let her know we wanted to install a post by the dumpster door so it did not harm her vehicle. We did this as a preventative measure. This initiated by management and not at Ms. [redacted]’s request.In regards to the water heater as part of the make ready process all appliances are inspected to ensure they work properly and there are no leaks. Unfortunately we are unable to know ahead of time when an appliance will fail and can only respond quickly to remedy the situation. Which was done in this case.The additional maintenance items listed were addressed also as they were brought to our attention. The microwave unfortunately we are unable to get replacement parts but was working properly and was of no fear of potential radiation, As she stated herself the washer was replaced this was swapped as it was the quickest way to get her a working washing machine to prevent further inconvenience to her, as there would have taken longer to order a new one. The dryer lines were cleaned out for proper flow and the dryer was working properly. Pest control completed a standard pest control service on 5/12/2015 prior to her move in, as is with any vacant apartment. Nothing was seen at that time. After it was brought to our attention that she saw small bugs in the kitchen drawers, pest control did treat her apartment on 6/2/15 at that time it is documented only 1 bug was seen. She made no additional requests for service after this time. As such our understanding is this item was resolved. Since the bugs were never found to be fleas the carpets would not be cleaned in follow up to pest control. The final issue listed is the bathtub, it would be standard for us to have the bathroom resurfaced this process does result in the resident being unable to use there tub for a minimum of 2 days. It is noted in the file that there was no response back to the request to schedule on Ms. [redacted] part as such I cannot elaborate more on why this was not completed. With any resident that moves out prior to the expiration of their lease agreement there is a lease break fee that is accessed. Though I see that Ms. [redacted] did submit requests for service, these items were taken care of timely and were in no way negligent on the part of [redacted]. I myself have had numerous conversations with Ms. [redacted] since September and at no time were any of these items brought up to me so that we could help her with anything she feels may have not been addressed by any member of our staff past or present. Our licensed pest control provider has notified us that there is no evidence of any cricket (or other insect) problem in this resident’s home. They sent out an exterminator 4 times to spray & I told them spray doesn't work I googled it crickets attract scorpions & snakes then I read that an exterminator can seal any holes & seal the foundation cause the crickets are getting into my home somehow this morning there were five in my bathroom something needs to be done before I take legal action

On January 12th 2016 at approximately 1320 hours our apartment was burglarized in Riverside CA. We stay at Tuscan townhomes on [redacted]. Our front door was kicked in during broad daylight and the suspects took what the insurance claimed us, to be over $15,000 worth of valuables from our home. The day it happened we had to inform our landlord that this took place and she was on this right away to replace the door frame and fix the immediate problem of not having a securable door. This was all that they have done for us though. They have yet to replace the paint around the door frame on the inside of our home & the shoe print on the door from the break in is still there which these are constant reminders of the traumatic incident that has taken place.

As a law enforcement officer this troubles me from a business standpoint, that management or corporate has yet to reach out to us to see what we need, make sure we are doing ok, or inform the community about our incident to allow others to know whats going on and to stay vigilant, especially since this is a small community we live in with only one entrance gate in and out. My wife no longer feels safe at night, our security in our home has been broken and we no longer feel comfortable living here. Our alertness and guard are continually up with the noises we hear as we do not know if the burglar's would happen to come back since the Police informed my wife that she most likely interrupted them as not all the potential items that could have been taken were stolen. Since then my wife has contacted the front office to ask if we could get out of our contract since this traumatic event happened as we do not feel safe any longer but we have yet to receive any word back to us. We need someone to contact us ASAP.
