Worst company to live with/ work for
Worked and resided at Brittany Bay, Naples, FL; through Hurricane Irma.
Worked in property maintenance.
Moved out upon quitting; and had the company turn around and attempt to charge $1500. to my credit years after; citing that the apartment was unkempt? The walls were painted; down to the ceilings. New fixtures for sinks, bathroom, and even tubs, down to the drains. Even new 'globes' were installed for the lights. I should know, I put them all in, myself. Spent my last two weeks there painting, and making sure NOTHING got on the carpet.
Was charged for pet fees, and I don't even own and NEVER have; a pet.
It's been sitting on my credit since 2018; and they're not getting a dime of it. Worst company I've EVER worked for; and THE worst residence I've ever lived at; especially when it comes to nickle and diming your residents. Do better.
I'd give negative reviews, if it were doable.

Still waiting for my holding deposit
I put a deposit down in January for an apartment in Leesburg, FL. I never heard anything back. I’ve been calling since March to get my money back and be taken off the list. Finally in July I got ahold of someone. I called earlier this week, and was told my refund was processed on the 12th, yet I still don’t have my money back. This is beyond unprofessional.

I was told that my husband and I qualify for the apartments. He is the only one working and I lost my employment due to the pandemic. After we paid for the application fee ($160), and the Holding Fee($350). This company turns around and says that my husband makes too much? I don't know how? When he is the only one working to support a family of 4. And in less than 30 days we have to move out of our current rental. The leasing office doesn't want to give me the refund, all I am getting is the run around. I wish I read these reviews sooner. If you want to do business with these people, I wish you the best of luck.

At Lake Sumter Apartments we are able to offer affordable pricing on homes if your gross income falls into the state mandated parameters. Unfortunately once all sources of income, including unemployment, are calculated many applicants find themselves over those income limits. I am sorry this was the case in your scenario. We were more than happy to process a timely refund of the holding fee and it was credited back to your account on 10/2/2020, less than 48 hours after your application denial. If there is anything else we can assist you with, please contact the leasing office.

The 1 start rating i'm giving this company is overly generous but unfortunately is the lowest rating i'm able to provide here. Move in was extremely disorganized, walk through inspection we did upon moving in was done by someone on his fist day. He asked us more questions than we asked him. Clearly was new and not properly trained but still a very nice young man. We were assigned parking spots but never provided with parking decals. A few months went by, grounds littered with trash, exposed wiring in the grass, overflowing trash dumpsters, man hole covers open. Dangerous conditions. Vehicle was towed after being in my assigned spot (per lease agreement). Had to pay $400 cash to receive my properly parked vehicle. Went to consult with office who provided no solution other than that they misprinted the parking spot numbers. No refund, no apologies. They force you to pay for valet trash service who only comes occasionally. Trash overflows and raccoons tear it apart. Management sucks, not the office manager but upper management. They have no respect and care about nothing but your rent check. Moved out in June, we are now in September with no communication or deposit refund. I call and get hung up on even though the apartment was left in perfect condition and I even hired a professional cleaning compnay to do the move out cleaning because I knew management would do anything they can to not pay out. If you want consistently terrible service, by all means sign a lease with this company.

I am a current resident of Brittany Bay in Naples,FL. I am highly upset and disappointed with the response and services of "John " the maintenance employee. I called tonight around 8:30 pm in regards to my A/C unit not cooling my apartment. I received a call from John stating they would not be able to come look at it till tomorrow because of company policies " No calls after hours" and my A/C not working was not an emergency . I informed him that I have two children that also live here both my daughters ages 4 and 1 and at least needed someone to come and look at it. He instructed me to call the leasing office and discuss the matter with them . I have never heard of maintenance not being able to come look at the A/C unit after hours at this apartment complex or my previous residence. I had the same issue happen at my old residence and maintenance was there within 10 minutes multiple occasions at night just to try and give me and my one daughter at the time some relief to try and get it to cool. When asking when did this policy become into effect John responded it has always been this way I expressed to him that he has came over to look at my A/C unit before last year around this time and a few calls to maintenance were made at night and they came out he denied everything I was saying. It is now 10:35 pm my children and I have to sleep in my car just to get A/C and be cool while inside our home is 82 degrees. As a paying resident I felt like we were not made a priority especially while children were involved in the matter and the poor attitude an employee of this company. I have never had an issue with any staff here until now. After this year I am thinking whether or not to renew my lease if issues keep arising.

If I could leave 0 stars I would. Johnny (John ***) is a condescending ***. He would talk over us and not let us ask him questions. He would raise his voice and start yelling then blame us. That is unprofessional and tried threatening to end the call if we don't "listen to him". We have recording of the conversation with Johnny and management could care less and won't do anything to help. Do yourself a favor and don't rent from any concord management they are not helpful.

After contacting *** on April 8th,2020 and speaking with Gina several times regarding the approval process , Move In availability 5/1/2020 and items needed because of relocating to Florida February 26th,2020 . Gina advised that Concord rents would go off of the last 6 month pay history from my previous job.I explained due to Covid 19 I applied for unemployment and had no income besides gifts from my mother unfortunately that changed too because of Covid 19. I finalized my application on April 12th,2020 online and was charged $85. After this fee was paid another section appeared regarding the $350 holding fee there is an option to pay in person that was not working I waited till am and called regarding this issue and they stated I needed to pay by card. The $350 showed as pending on my bank portal then disappeared 2 days later it reappeared. and funds were debited.Additional information was requested and uploaded to there website. Over the next several weeks I had additional information requested and I completed and uploaded to there portal. Numerous emails and phone calls over time items requested seemed to be repetitive. The last email I received was May 21,2020. I have sent all information requested including notarized documents. My move in date of May 1,2020 has passed. I repeatedly keep sending the same information and call and leave messages. They have not reached out to me regarding messages I left .In the portal it states still pending. I'm requesting clarification regarding my application being in a pending status. If I've been declined kindly refund the $350 holding fee.

I applied to Central Landings in Palm Coast, I was told I qualified for the 60%. Did the application and all of a sudden say I qualify for 80%. They factored in income that I don't receive and they KNEW And can clearly see I don't receive that income. Why would you approve me for an 80% apartment based on income I don't receive? I wasn't interested in paying $1279 for a two bedroom apartment. Holly assured me I will receive my $350 deposit back. I double checked 3 times to make sure. She said the only way I wouldn't get my deposit back is if I chose to go through and be put on the waiting list. I gave it a week. I called the office today, 6 times since nobody can answer the phone the first time, just to be told that I "canceled" my application so I won't be receiving my deposit. This staff and company is horrible. They don't answer their phone. I couldn't even SPEAK to a person on the phone when I had questions about my application. And now after being told I will get my deposit back, I'm being told I can't. Sounds like a business that's only interested in scamming people.

Thank you, I'm glad someone was able to help and respond within a reasonable time. I was trying to get this resolved with the staff in the office, even contacted them again today and sent an email, and of course I still had no help from them. So thank you for resolving my issue. How long before I should see the deposit back on my card?

THIS PLACE HAS VERY POOR CUSTOMER SERVICE AND MANAGEMENT. MY MOM WAS DUE TO MOVE INTO A NEW FACILITY IN MAY 2020. 2 WEEKS PROIR WE FOUND OUT SHE HAD CANCER. DUE TO HER CONDITION SHE WAS UNABLE TO MOVE AT THAT TIME. THEY WOULD NOT RETURN HER DEPOSIT/HOLDING FEE. WE HAD A DOCTORS NOTE BUT THEY DIDNT CARE. IM THANKFUL SHES ONLY OUT OF $350 AND NOT STUCK IN A LEASE WITH THIS HORRIBLE COMPANY. I WISH WE READ THE REVIEWS BEFORE GETTING INVOLVED WITH THIS COMPANY. DO YOURSELF A FAVOR AN STAY AWAY FROM THEM.

Thank you for your response but I was told if there was a waiting list which there was if something came up I would get the holding fee back. I called the office in Orlando, emailed and also called many times to the local office. No one responded. I was told I will see what I can do and call you back. I understand your contract but this was clearly an unforeseen event. My mom has stage 4 cancer and is unable to move 3 hours away right now. Your company removed her login account from the portal. I asked if she could be put in a building that wasn't finished being built yet and I was told no. When we did her application we put the move in date for May/June. They said she had to move in Mid April and that's when we found out about my moms Diagnosis. Your company could have refunded the money. Compassion goes along way. Your company cares about greed.

I think Concord Rents/ Management are shady. They are thieves and don't care about the people which live there or the workers. This management company is abusive in everyway possible. I moved into Waterford East in 2002, 18 years living there. I moved into a 3 bedrm apt. When things got bad I downsized. My security deposit was $848., when you transfer from one apartment to another they charge you fees like crazy. Mine were waived, my security deposit went from $848. to $200. I was not present for the walk through when switching apartments, but they claimed the bathroom tiles were dirty. I had pictures to prove them otherwise, then when I moved into the other apartment I was the one that had to clean. I have emails from the last office manger which stated that & prove that also. So I live in the 2nd apartment for 10 years, I cleaned and have pictures of that also and when I ask about the initial deposit the office states they cannot print out the ledgers for me to call their attorney's office, So I do and the attorney's office state they have nothing to do with that; they only deal with evictions and when rent is late to go back to office. So I do, mind you this is still when I lived on the premises. Then the office puts in a request and I sent a formal request for it also. One girl told me that the ledgers from the 1st apartment were not in the system. So consulted with an attorney, they said send the letter certified return receipt requested. A supervisor by the name of Darin or Dereck can't remember but he had to do with finances. He states that maybe when I moved into the second apartment there was a special and that is why my Deposit went down to $200. or maybe there was damage done and it was deducted from the deposit. I requested the walk through sheet on the 1st apartment and the info on the second and that was never sent. Security deposit refund Florida law
Under Florida law, a landlord must return the tenant's security deposit within 15 to 60 days after the tenant has surrendered the rental property to the landlord (that is, returned the keys and vacated the property), depending on whether the tenant disputes any deductions taken out of the security deposit. Florida landlords must provide tenants advance notice of any deductions from the deposit. Concord states they provided me with a credit for the month of August and that my rent was only $379.32. That was prorated rent not a credit but this is what they say but there is still a discrepancy an the proof that I may be wrong is still not provided, nor the letter which by Florida law states there will be any deductions from the deposit .

So with all this said if you see WATERFORD EAST APARTMENTS, you will see they are nice, Somewhat kept well except that expect every weekend the pile of garbage and unhealthy issues because of it, expect your rent to go up and they used the HUD/LITCH excuse. I called Tallahassee office of HUD, They only do that 1 time a year, read your lease and you will find how they do not tell you about the rent increase issue.. CONCORD RENT/MANAGEMENT will lie to you & use you. I' m not giving them a star. I'm leaving the star only upon request of the Revdex.com

I first put in an application in April of 2018 to Palm Coast Landing. My $350 was kept only after I was told there was no openings there. I was told I would be on a waiting list, and I would hear from someone near the end of my current lease. I did not hear from anyone. When Denise finally contacted me she let me know I probably would not get housing at that facility, ok fine, but please let me know before the last minute to seek other options. I let her know I would like to get into the new complex being built in PC. She said applications would be taken in April, she would try to get my application transferred to the new complex. Did not hear from Denise. Went over to the office taking applications for Central Landing and they were in the process of filling April's leases, the senior section was just about filled. There are waiting lists on decent places and for someone who had an house for 30 years, you do not want to worry about were you are going to live. They do not realize they have people lives hanging by a string, it is hard to get housing, and you hope that they would help you, they would keep their word. I was very disappointed I did not get the new place in Central Landing, but looking at the reviews, I know this is the way they run this business. I will do better research and find some place that has higher standards when it comes to taking care of their customers.

I'm sorry to hear that you were disappointed by the waitlist time frame at this community and I understand this inconvenience. It is always difficult to forecast future availability at a community. We are very clear about the waitlist status and do our best to inform and accommodate applicants through the entire process. Our records show that your holding fee was refunded back to you since we were not able to provide an apartment for you at this time. It's always disappointing to hear when we missed the mark but I wish you luck in your housing search.

I moved in to a roach infested apartment with multiple issues. At first the staff was as helpful as they wanted to be but after I moved in and voiced my issues I do not feel comfortable addressing anything with them. I have five children after I moved in and started to unpack my daughter stated she saw roaches in one of the bedrooms. I went into the bedroom and noticed the same thing. I went through every room and they were everywhere. There were other issues as well broken doors, fridge leaking, dryer not drying etc. These issues were fixed or are being fixed including the roach problem. I have someone coming every Monday and I really haven't seen too many (but even one is too many). Now the apartment itself is nice sized and works for me. The area is nice. However because of my complaints the staff has sort of targeted me as a problem tenant. This is actually the opposite I am a good tenant that is why I want things fixed and taken care of. The garbage compactor is ridiculous tenants leave their garbage and you can't even get to it. I have cleaned this area up twice in the first two weeks of move in. Then I have to shower. Gross!! However I think when they charged me 185 before I moved in for NSF fees which was do to a problem on their computer end this was ridiculous. I paid it because I had no choice but to do so but now they block me from viewing any payments received and posted. So now I am looking into legal advice regarding this, Not to mention I am disabled and I am checking into the disability act to see if they are violating this. Truth is it does not matter if you had NSF fees your rights to be able to view your ledger is being violated.
