Complaint: [redacted] I am rejecting this response because: Are you telling me there is no record all of a sudden that I had a credit on my account in top of the security deposit?! I'm clearly not making up the fact that there was documentation of this and the fact that I was charged $on that document as well! Regards, [redacted]

As per conversation with *** ***, I have attached the resident's ledger. I can find no evidence of their being an additional $that is due the resident. I cannot issue a check to the resident for monies that are not owed

There is no documentation of another $anywhere. In the file or on your resident ledger. If you have something in writing whether it be a letter, a receipt or something else I would be more than happy to look into it but according to our records, we paid you all the monies that were owed on the account. We consider this matter closed unless you have said documentation. Thanks,

The complainant *** *** is not a resident of *** *** ***, only her mother currently resides at our managed communityWhen her mother *** *** moved into the apartment, she inspected it and agreed
with the unit being in good conditionsThe previous resident living in unit seemed to have smoked inside apartment, and upon ***'s request her apartment was repaintedIt must be noted the apartment had been painted before *** moved into the unitAgain, as a courtesy, we agreed to repaint unit because *** stated she did not smoke and she could still smell cigarette smoke in apartment even though this was not noticeableHer mother effective move in date was not March, but April 1, On June 6th she requested newer appliances and called *** ***, Regional Manager requesting a new stove and refrigeratorWe did replace them on June 20, However the apartment as all other apartments was clean when new residents move inMoreover, all of the appliances were in working order when they moved inUnfortunately, Ms*** insisted that a new resident should always receive brand new appliances and that was the reason why originated all complaintsOur onsite personnel always contacted our resident Ms*** and she was always happy with any resolution we found to any issue she may have hadIn addition, *** has recently made us aware that she was not creating any of these issues and complaints, but her daughter *** wasShe also stated that she was having issues with her daughter *** and her grandchildren and that she does not want them coming to her apartment, ***, anymore because of all the issues they createDue to privacy we cannot comment further on the dog Ms*** mentionsHowever, the dog barking issue was addressedIt should be noted that *** *** no longer works for our company because she is currently working for a different companyNeither the owners of the property, ***, nor the managing agent, Conifer Realty, are trying to force Ms*** out of her apartment and we would like her to be a long time resident of the communityLastly, Ms*** has always had a very aggressive behavior with our staff and has even made personal threatsShe has said that she would have her uncle and cousins teach us a lessonThe owners, ***, were made aware of these threats and they recommended looking into violations of lease against Ms*** due to one of her visitors creating disturbances at the community, or look for ways to *** no longer to visit the property

What does it say on the line regarding other fees?! Also, what is the total I had regarding rent credit?! You said to me only $was deducted but that is no correct at alldeductions came to a total of $495! So this matter isn't closed!

Fort Hill Apartments in Canandaigua, New York is so poorly managed. Do not even attempt to get anyone at there corporate office straight up to the CEO to help tenants. They do not care only after the money. Just boycott their property.

Ms. [redacted] was not charged $500.00.  Her deposit was $675 and she was refunded $509.50.  The difference of which is $165.50.  I am not sure where Ms. [redacted] thinks she was charged $500.00.

Why isn't this showing the credit I have of over $800 in which damage and trash removal was deducted from?! Why are you'll covering up the fact that his was owed in addition to the $675 security deposit?! It was clearly shown on the letter attached to the check that I receive and I don't appreciate being lied to as if I'm making stuff up.

In response to a complaint received from [redacted], Case # [redacted]. According to the lease signed by the resident, the lease was up on July 31, 2016 but the resident moved out on May 31, 2016 so in effect, she broke the lease 2 months early. A vacate notice was found in the file, but there was...

no specific vacate date on the notice. The resident had a security deposit in the amount of $675.00. There was a balance on the account of $165.50 at the time of move-out and a check for $509.50 was issued to the resident in June 2016. The bank shows that the check was cashed. There is no balance due left to the resident at this time. Please feel free to contact me at [redacted] if you have any questions or concerns.

My mom and I are moving into Blue Heron Trail , Ballston Spa and we couldn't be more impressed with Guy ( District Manager and Mike and the whole team. Their prompt responses and their willingness to help with whatever to make this our new home is deeply appreciated. We look forward to our new journey.

As a resident at East Court Apartments I would rated as a poorly managed building. I have resided in this building for the last 16 1/2 years and management's of this building has changed so many times that who ever is in the office is either rude or they just don't know how to do the recreatification. I keep owing more money because management doesn't know how to use the computer. I addressed this issue with Andrea Luse and she just treated me like I was rded. No one seems to care about the tenants in regards to monthly activities or what we need fixed in the apt. I am so frustrated with the temporary manager who is here only 3 days/week. Conifer is only concerned with a possible audit that is coming up. I personally feel now that I dealt with Andrea Luse I will need to go above her head and if I have to I will go above the chain of command and report this situation to the City Housing along with HUD and see if they can come in and change how this building is operating.

Review: My mother moved into one of Conifer Realty's rental site's [redacted] and the apartment was filthy, not clean, bathroom rusted and dirty, kitchen filthy, refrigerator, stove and cabniets full of dirt and human hair. The refrigerator smells of smoke and is of a brown color inside and out. Tried to clean by spraying a solution but a foul odor came out. Freezer full of hair which is stuck inside. Yellow substance in the lower part of refrig also containing hair.

Stove and oven full of hair, very dirty hasnt been cleaned from previous tenant.

We made compliants, took pictures, was promised 3 times that the appliances would be taken out and replaced with new appliances, to date since March 2014 no new appliances. My mother is disabled and has not and can not cook with this stove, can not put any food in the refrig or freezer, she travels to my home almost a half hour away to cook food. Compliants have been made to [redacted] Proerty manager and [redacted] and to [redacted] of [redacted] and nothing has been done. They avoid my mothers phone calls as well as my phone calls.

According to the lease there are not pets allowed unless for a medical reason, my mothers neighbor who lives directly down stairs has a dog that barks from the time the owner leaves in the morning and until she returns in the afternoon. So from 7am to 4pm my mother has to listen to a barking/crying dog who sits directly in the front window mon thru friday and sometimes on the weekends. My mother goes in her bedroom and closes her door. The management office knows of this and has not tried to assist with this problem.

The apartment smells of smoke from the previous tenants that lived there. My mother suffers from asthma. The smell also smells like a mildew smell. All of which [redacted] knows about. Again No help and I feel they are trying to get my mother so fed up she leaves. We would like the new appliances as promised.Desired Settlement: We would like for the new appliances as promised and as is more than needed.
