Company said that they will proceed to pay him over the coming months

Although you request a truthful account of the experience on my perspective, the response from that contractor is far from accurate or truth fullBased upon his responses all I can say he has lied and stood in front of my face and expressed other thoughts that he is not stating completely differently I spent weeks trying to resolve this issue outside of your agency but received no call backs or legitimate efforts of contacts to resolve this, in the mean time my property is standing empty unable to rent or even show to potential tenantsI spent and hour typing out a response and I'm so upset that I decided to deleted itThis guy is a liar and a cheatI request the monies that was paid to him for services which he did not perform as agreed to nor in a workman like manner I request that the $for the repairs be returned and the $for his miss management of the property

resolve my complaint.  For your reference, details of the offer I reviewed appear below.
Attached is the management agreement between me and Conquer Property Management. The specific terms that have been violated are on the first page, paragraph 2, items b, c, & d.
Here's a timeline of what has transpired in my attempts to get Conquer Property Management to pay me the rent they collected on my property:
July 13th: My first request for my money via text (i.e. it was received immediately). At this time I was owed rent from April, May, & June. Gross rent is $1500/month, my management fee is $125/mo so I was owed $4125 ($1375/mo X 3 months). I'd like to point out that the terms of our agreement is for me to be paid on a MONTHLY basis. At this point in time the rent was 3 months late.
July 18th: Mr. [redacted] (the owner of Conquer Property Management) responded (5 days later - why so long?) and tells me that my money was mailed "last week". (This was a lie. When I finally received partial payment - $625 - from Mr. [redacted] on July 22, the envelope was postmarked July 18th at 4pm. The statement was also dated July 18th. He didn't mail anything "last week".)
July 22: I received $625 from Mr. [redacted]. At the time, he owed me $4125. There was no explanation as to why he only sent $625. After I complained to him about this huge discrepancy in payment he told me that he was "compiling a final statement to me". That was 12 days ago. To date (Aug 4) I have received NOTHING other than the $625. On this day I also told Mr. [redacted] I was terminating our agreement based on his failure to perform his duties and requested my $895 property reserve (this was a deposit I had on account to handle any required repairs to my property). This made the amount owed to me $4395. (The original $4125 + $895 = $5020 - $625 he paid me = $4395. I also requested the return of my tenants' deposits.
July 28: Another promise from Mr. [redacted] that my money will be forwarded "tomorrow". 7 days later and I STILL have not received payment.
Aug 2: Now, another month's rent is due making the total due me $5770 ($4395 + $1375 = $5770) I requested a status update from Mr. [redacted] and he told me that $5794 was sent out. He didn't say when it was sent. This is actually the correct amount he owes (my figure is $5770) but when I asked him where my tenants' deposits were he didn't respond.
In summary, I have been promised my money on 4 separate occasions and the only thing I received is a measly $625 which is only 10% of what he now owes me. I can't believe that all this is simply a misunderstanding. Mr. [redacted] is required to keep every dime he owes me in a trust account and is forbidden to spend it on anything else. The fact that there is such a delay in getting my money shows me in the clearest possible manner that this money has long since been spent.
After all these broken promises I have lost all faith in Mr. [redacted]'s intention to pay me.

To Whom it May Concern,
We did receive a check for $550 from [redacted], $500 owner deposit and $50 non-refundable set up fee for all property records. After speaking with [redacted] a meeting has been set for October 24th to give him his refund of $300. Attached please find the signed contract...

between [redacted] and Conquer Property Management, LLC. According to the section 1 of the signed contract if the agreement is terminated by owner withing the first 6 months a penalty fee of $200 shall be charged. We hope this resolves everything![redacted]

[redacted] is referring to the contract saying
            "If agreement is terminated by OWNER without cause, within the first 6 months", there is a $200 charge, additional $50 is non-refundable.
Conquer was contracted to manage the property and provide frequent responses on the status of the lease of the property. The $200 charges need to be refunded since the CAUSE of cancellation of contract and this Revdex.com complaint was an irresponsive property manager through Conquer and in [redacted] Ramirez. [redacted] has always shown a lack of integrity over the many calls, messages, and voice-messages we had made to him. 
I had to spend an additional $380 to do the things [redacted] and Conquer would have done, if he were responsive, and would do what he said he would.

[redacted] hired Conquer Property Management to manage his property which included finding and securing a new tenant for one of his vacant units and remodeling another one of his units. 
The remodel job:
I met with both [redacted]...

and the repair man, [redacted], who was going to complete the job at the unit in which needed to be remodeled. At the time of the walk through everyone was on the same page, and everyone knew exactly what needed to be completed. There was no actual set date in which the work needed to be completed but we assume within a timely fashion which in our policy is 1-2 weeks depending on the scale of work. The owner, [redacted], would got to the property periodically and meet with [redacted] while he was working and change things without me knowing, which in turn ended up costing more in materials and time than what we initially proposed to [redacted].  [redacted] completed the job within 4 days of the start date of 2/11/2015. We agree there were some minor flaws in [redacted]'s completed work, but due to unforeseen circumstances [redacted] could not fix the issue so we sent our other maintenance tech [redacted], to fix what [redacted] had done incorrectly. [redacted] arrived at the property on 3/18/2015 after we came to an agreement with [redacted] that we would fix what was not correct to fully satisfy our customer. Upon arrival to the property he seen the flooring, that was not completed correctly, had been torn up already. [redacted] was at the property and turned [redacted] away stating he was going to take care of it himself. Now hes stating we owe him $2745 for labor  alone which our original bid was $1500 which included labor and materials, this is almost double of what we received for this job! We agree, we should have to reimburse for the cost of materials in which [redacted] is stating cost him $456. 
The new tenant:
We took many applications and showed the vacant unit [redacted] had on numerous occasions. A couple applied and we ran their application as we do every tenant. We were able to approve them based off of our qualifications. No evictions in the past 2 years, no open bankruptcies, income must double the amount of rent, must be able to verify income and previous landlord information. After checking over both tenants applications and doing all of the necessary verification, we approved them. They came into our office and placed a security deposit to hold the unit they were going to move into April 1st. [redacted] met with [redacted] after the fallout over the remodel job on 3/27/2015  to deliver the monies collected from the new tenants and their rental applications as well as photocopy of State ID's. The tenants set up a time to meet with [redacted] to give him the rest of their money and sign the lease but after meeting with them, [redacted] gave them their money back because he was charging extra money for appliances in which was an additional charge from what [redacted] had explained to Conquer Property Management. The tenant's did not want to move into the property after speaking with [redacted], stating "He gave us very weird vibes like he didn't want us in his property to begin with." [redacted] returned the tenant's money and sent them on their way.
No follow-up calls:
[redacted] stated he called the office and left several messages, however office staff keeps track of every message that is on the answering machine. There has been No record of [redacted] leaving any message on the office phone. The office worker, [redacted], did speak with [redacted] about some of his concerns. She mainly handles tenant relations and accounts payable and receivable. Maintenance jobs such as remodeling she does not have any knowledge of details. So when [redacted] is asking her questions about the job, she truly doesn't know. [redacted] has stated she will follow up with [redacted] and scheduled the meeting with [redacted] on March 20 but [redacted] could not meet so we rescheduled for the 27th. She apologized to [redacted] for everything that was going on and asked him where exactly he would like this relationship with Conquer Property Management to go, [redacted] stated he just wanted the Security Deposit and application from the new tenants so we can sever ties. She stated she was sorry things ended so poorly and would let [redacted] know of the meeting and have everything ready for him and she contacted the tenants to also make them aware. There were several calls we got for his vacant unit after we were no longer managing the property and [redacted] gave them [redacted]'s information so they could set up a time to view a different vacant unit. 
All in all, I feel as though I did the best I could based off the circumstances. Yes, there were issues with some of the work that was done to [redacted]'s property, but while trying to get the situation rectified he turned away our maintenance tech [redacted], who was ready and able to fix everything that was wrong with in 2 days at 6 hours a day; not 60 hours of work which [redacted] is claiming it is taking him personally to repair. We secured a tenant in which was approved based off of our qualifications stated above. Conquer Property Management staff and I did speak with [redacted] to get situations handled best as possible yet he was still unsatisfied and threatened to contact the Revdex.com on March 27 in which I do feel the need to keep a very good standing with clients and property owners and satisfactory customer service to prevent complaints with the Revdex.com. I agree to pay the $456 for materials and an additional $468 for labor, which is 6 hours for 2 days at my rate of $39 an hour to [redacted] to correct the said issues from [redacted]'s work. 
I look forward to getting this situation resolved quickly.

As I have stated before, Conquer Property Management has not acted in a honest and truthful way to resolve this manner.
 As you may recall, they were hired to manage my building and do repairs to one of the units. During that short period of time, [redacted] would not respond to my call or texts messaging to address many issues at hand. The repairs performed at the unit were done improperly and not in a work man like manner. Any time that I would survey the progress of the work I found that the work was done incorrectly according to our agreement and requested that the work be corrected. [redacted] always blamed the issues on his worker [redacted] and that he would take care of it with out a problem. As the issues continued and the work was not corrected I asked [redacted] to remove [redacted] form the job and not have him return. At that time [redacted] assured me that he had another guy to finish up the work and that he would get everything resolved. We set a day and time for his guy along with myself to be at the site to get the project completed. the day and time came and went. I was there but no guy from John. I started and completed the work with out his guy. All that I was asking was to be compensated for my time and additional materials I had to re-purchase that were damaged by the first guy [redacted].
 Now that I have gotten your agency involved, Conquer agreed to pay an amount that I was willing to except just to resolve the matter. Since that agreement I have not heard from them (even after several calls and text messages from me) nor have I received any monies. At this point I am no longer willing to except anything but full payment from them immediately.
I would also urge your agency, or any other to seriously look at removing any and all licensing that he might hold. He is not qualified to call himself a property manager or a contractor of any kind.

response to complaint: Due to such a quick cancellation of the written agreement, a copy of agreement was sent with a check for $300 on 10/23 to Mr. [redacted] Kamath stating the reason for $250 with-held per signed agreement. Several showing attempts have been made to the property in-order to try to secure a possible tenant for this property. A list of names and phone numbers provided to Mr. [redacted] for his records was given at time of personally meeting with Mr. [redacted] and the returned check in the amount of $300.
I feel that as a property Management Co. posting a yard sign and up-dating multiple posting on varies web sites daily & receiving numerous phone calls regarding property, in-order to try to rent out property was due diligence on our part. although we did receive multiple calls from possible tenants with pets witch was not allowed as part of Mr. [redacted]s terms for renting this 4 bedroom, 3 bath beautiful property.

Review: Conquer manages two properties for me and has consistently ignored requests for information on tenant payments. Additionally, I have been provided with inconsistent information from the property manager and in essences lies. For example, recently, I was told that my tenant at one of my properties had paid August rent and funds would be deposited. After a week of funds not being deposited, I finally was told that they didn't pay anything. Prior to turning my one property over the Conquer I had zero collection problems. After Conquer taking over property they put in a tenant with poor credit history and are slow to pay along with other issues. They are now behind on rent not paying September rent and its been multiple weeks now with no response from Conquer on status.Desired Settlement: Release from any contract, remittance of all collected rents and return of any held tenant security deposits. Transition to new property manager effectively immediately.

I have been incontact with Mr [redacted] regarding status on his properties 9/23/13, todate he and I both agreed on measures needing to be taken regarding repaires to these properties regarding the amount to repair both interior and exterior. Issuse arise by owner being reluctant to pay for needed repairs to his properties and tenants calling the city of Milwaukee, resulting in cited orders on properties and deadlines to be met for said repairs. Mr. [redacted] has been made aware of all repairs needed and time frames for completion. Mr [redacted] has been my client since 8/15/11 with minor issues up to now. After speaking with him I assured him that I will keep him informed every step we take to rectify these issues.

Review: Conquer Property Management manages a duplex for me. As of today (Feb 4), I have not received rent for the months of Nov - Dec, 2015.

I contacted them via text on Jan 27, 2016 and was told, "all will be caught up by the end of the week". That was 8 days ago and I still haven't received the rent that is due me. I sent an e-mail on Feb 3 and followed this up with a voicemail and text on Feb 4. I still have received no response.Desired Settlement: I want all past due rent to be paid and I want Conquer to guarantee that they will be more punctual in getting my rent to me. (Being paid by the 20th of the month in which the rent is due would be satisfactory).

Review: Paid off security deposit for a place to rent, was supposed to meet in the office and sign the lease. They have stopped contacting me and will not return any of my phone calls. I have done as much as I can without getting law involved.Desired Settlement: I would at this point just like my security deposit back that I have paid in full.
