CMG faced many scheduling issues with the two unit owners involved as well as coordinating with multiple contractors to research and resolve where the leak was coming from After investigating several possibilities, the leak to the unit below was discovered to be from the bathroom window area which was tucked behind a custom made Bath Fitters shower/tub Unfortunately, the unit owner where the leak was occurring had major back surgery and was unavailable for an extended period of time to allow anyone into the unit On October 9, 2015, the bathroom window was caulked with the hopes of resolving the leak issue Mr [redacted] ’s ceiling repairs began on October 9th with a scheduled foll visit on October 30th should complete the repairs Water leaks can be very difficult at times and we do apologize for the inconvenience this has caused Mr [redacted]
Ice damming effected approximately 25% of the units at [redacted] Condominium Association in February and March of The Unit Owner, [redacted] was among those affected Management sent out their own maintenance team to assess all units that had ice dam leaks and to develop a scope of work so that the Board of Directors of the Community would have a better understanding of the extent of the damage at the Association This process was started in late March once all of the snow had melted and there was a high degree of confidence there would be no other weather events that could cause more leakingDue to the extent of the damage and the potentially high cost to make repairs, Management was required by the Board of Directors to get three contractor bids The bidding process took longer than anticipated due to limited availability of qualified and competitive contractors and the complexity of getting access to unit owner’s homes by three different contractors was a very bad year for ice dam leaks throughout the Northeast The contractor selected to repair this particular unit owner’s home was severely backlogged with work, but has now scheduled the repairs for Monday, July The delay was not due to any mismanagement or lack of action on behalf of the Consolidated Management Group It was primarily the process that took time so that the Board could make an appropriate selection based on all the necessary information needed to make a decision [redacted] President Consolidated Management Group, Inc
