*** *** got a purchase contract with a clause that the
seller would pay all of his closing costs, up to 5% of the loan amount.
This does not mean that he automatically receives 5% of the purchase price as
being his money, it means that his closing costs will all be paid by the
seller,
unless they come back higher than 5%. When the final numbers came
back, his total closing costs were $8800, which was more than the 5%.
It was explained prior to closing that
there was no mistake made, and that the credits actually were shaking out to be
more than 5%
*** *** then proceeded to close the loan, sign all the
paperwork, and then afterwards, and after the loan funded, he called in to
demand a payment from CREFCO for $2100, which is more than we even charged him
on the loan. It was explained to him that the loan had already closed and
funded, which was when he started saying that “we should have caught it
sooner”. The thing is that that there was nothing to catch. This
has been explained numerous times to him throughout the process, and during the
closing, and after the loan closed
TOTAL SELLER CREDITS:
$5363.72. This total IS MORE
than 5%. Again, this was explained to him and that we
could have had all those credits simply listed as seller concession, but they
were broken out to more specific credits which I
believe confused him
In response to him having been turned down, this part is correct. *** *** has a very tough credit
profile, but instead of turning him away, his Loan Officer went above and
beyond and went through multiple channels and multiple steps in order to get a
loan approval for *** *** (which was accomplished, and now he is the owner
of a new home)

I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below

They put it as the seller was paying closing cost but I did thats why I had to barrow an extra 5% on top of the purchesing price to cover closing cost but I didnt need that much to close so the seller got what was remaining even the sellers realitors said I would of haf a check coming for dollars but they put a cap at dollars is all I could get back so the seller got the remaining balance

USDA offers two loan programs.  They offer the direct loan, which is offered directly from their local offices and they offer the guaranteed loan which is administered through mortgage lenders such as ours.  They are very different loans.  The direct loans have tight income...

restrictions.
 
We have an A+ rating with the Revdex.com.  The rating system is based on the volume of loans that you do as a company.  We certainly try to make everyone happy and feel that we have done a good job of accomplishing that based on this rating.
 
You applied with our group yesterday and we have already taken steps to request your credit inquiry removal.  
 
Good luck to you and I hope you find someone that you feel comfortable with as the USDA Program has many good benefits to offer.
 
We will keep you updated on the inquiry removal as we get the information from our credit vendor.
