In response to the above referenced complaint regarding property located at [redacted] in Jefferson County, MO, Continental Title Company was contacted by Ms. [redacted] on 6/18/15 and she placed an order for an Informational Commitment. ...

This order was put into action and our commitment was issued on June 21, 2015. Continental Title Company was not contracted nor asked to do a real estate closing on this transaction. We were asked to prepare a General Warranty Deed, which we prepared and we also prepared a Full Deed of Release and forwarded it to the existing leader to help with her purchase, again, as a courtesy to our customer. We were in no way responsible for the disbursing of any funds in regard to her purchase of the property, nor responsible for the payoff and release. There were numerous conversations between our office and Ms. [redacted] during this time frame regarding this transaction. To the Office Manager's recollection, there were no messages un-returned.
Ms. [redacted] was charged for the Informational Commitment/Title Search and deeds that we prepared and for the recording fees which were paid directly to the Recorder of Deeds. Once she had all parties sign she brought the conveyance deed to our office for recording which was done on August 3, 2015. Continental Title was asked to run the title search, prepare a General Warranty Deed (as a courtesy), and record. I have enclosed a copy of the Full Deed of Release that we did as a courtesy for Ms. [redacted] and this indicates that the release was filed on August 25, 2015, which is when we received the document back from the payoff lender.
Our company stands behind all of the work that we do for our customers. We did everything asked of us for our customers. We did everything asked of us for Ms. [redacted] including continued conversations with the Lender on when they were sending back the release for recording. Accordingly, we feel that we complied with the requests asked of us and we do not feel that we should refund any fees associated with this file.
