This complaint generated by [redacted], has no merit in our view.  Cook Realty Property Management handled the initial call by the complainant with fairness, and professionalism.  The complainant was rude, and used foul language with my staff, which is not appreciated.  ...

All of the allegations set forth by the complainant are handled contractually.  My staff was, and is, more than ready to discuss any differences with this complainant, but will not be able to do so if the complainant starts out each conversation with beratement, and abusive language and accusations. We consider this matter to be concluded, because any issues are handled with the written rental agreement, and the complainant has not been asked to alter any of the terms.  The terms remain the same as in writing, and will be handled accordingly.  If the complainant has any further issues, I suggest she call Cook Realty Property Management, and speak with Account Manager [redacted], and try to resolve any differences civilly, without the use of abusive or aggressive language.  The phone number is [redacted], or she can email to [redacted].  We are more than willing listen and hear any proposals to make changes to the written agreement, without any guarantees, as these decisions are left strictly up to the owner of the property, and should be made in writing and agreed to by all parties. Yours truly, [redacted]

Review: Cook Realty manages my rental home in Sacramento. There was a change in tenants in November 2014. I was charged a "Placement Fee" in November 2013, and again in November 2014. I was also charged a "Management Fee" in November 2014. However, the Property Management Agreement stipulates that only one "Placement Fee" will be charged in any 12 month period. The management agreement also states that no management fee will be charged during the initial month of a change in tenants. I have called the broker, Mr. [redacted] many times on his cell phone, and have left messages with his office...including emails...but he has not returned any of my calls.Desired Settlement: Immediate refund of the "Placement Fee" and the property management fee that was charged to my account in November 2014.
